I tried Calling Service link auction at the number the provided me in a previous response at 866-539-4173. I wanted to discuss why they falsely put my fathers house on their auction website. I spoke with Josias who seemed helpful, but when he transferred me to his manager Giovanni, there was no one on the line and they hung up.
EDIT: They called back and are looking into the issue - I appreciate this help.

AFTER MULTIPLE PHONE CALLS AND EMAILS...
It took me multiple phone calls and emails to get our property removed from the auction site, as Servicelink pointed to Lender - Servicer, Village Capital & Investment attorney Brigham Lundberg, at Halliday, Watkins and Mann (Utah) and Lundberg pointed back to Servicelink. I emailed VA on it too.
Our situation is different than most, as it deals with mortgage Lender - Servicer fraud. Lundberg and Village knew this but did not care that the property was never in any true, legitimate foreclosure. Village got caught in a county Instrument Records fraud that was perpetrated by the Lender (Low VA Rates). Village knew the paperwork they were receiving from Low VA was counterfeited. We have been diligently trying to address this mess since we discovered it in 2020. Low VA Rates ALTERED the county Instrument Record to conceal a prior ALTERED Instrument. Village knew this and still took the fraud account from Low VA Rates. They just wanted profit and it did NOT matter to either of them that the veteran owner was trying to address the problem, not bury it for convenience. The Sellers, Lenders and Servicers did NOT care; after all, the fraud didn't matter to them although it DESTROYS a purchaser and legal value equity.
Low VA Rates is now out of business, and we hope to see Village Capital out of business next.
Federal and state agencies are investigating.
We ceased payment to force this issue into the light. It was NOT an easy decision for my disabled veteran husband and me to make. It was, and will always be right to expose fraud, even in it causing discomfort. This was more than that; it was painful.
BEWARE of fraudulent and counterfeit documents in your County Records. Unethical Lenders and Servicers do NOT care about you - Only your $$$$.
It is my hope that DOGE or VA shuts down mortgage fraud thieves and they have to pay back what they steal. Village REFUSED our multiple mitigating offers and they REFUSED to address at all the fraud. Their staff (including Rebecca Fischer) admitted the fraud in the Record but said she didn't know what to do either. This was PRIOR to Village taking the account from Low VA Rates.
I am glad that our hard work has at least helped to remove Low VA Rates (now out of business). I told Lundberg that his client, Village Capital & Investments, mortgage fraud and finance thieves is next on my list.
There is NO place for finance fraud. People work too hard to have their homes stolen by mortgage fraud.

Hi Rose,
We understand how frustrating this must have been for you. As the auction platform assigned by the seller, we can only list the information provided to us, and we always encourage buyers to conduct due diligence on a property prior to bidding.
For this property, we escalated your concern, confirmed its removal from auction, and followed up with you as soon as we received notice.
We appreciate you bringing this to our attention and remain committed to addressing concerns promptly. Our customer service team is always available should you need further assistance in the future.
Best regards,

Former customer but doubtful I’ll do business again
I have bought many homes from Hudson and Marshall as well as Auction.com and Hubzu, but had the worst experience ever with H&M on the last one. I was requested to pay the seller’s overdue bills (utilities and lease) prior to closing. This wasn’t a problem initially, but then covid stopped all progress. My closing agent, Jeff, who I’d worked with before left and things went downhill. Two weeks & an expired contract & they finally assigned Karen W-what a nightmare! Wouldn’t respond, wouldn’t complete extensions, screamed at me twice to the point that I had to tell her to lower her voice or we were done discussing. Finally had to engage her boss Sara D, who was just as unresponsive and uncooperative. Ended up spending over $1000 prior to closing to pay the seller’s bills so we could make it to closing, and H&M kept calling with last minute requests. The last one required me to drive 2 hours to pay the last of the seller’s bills with only a few hours noticed. They did end up reimbursing me at closing but H&M resisted confirming in writing that I would be reimbursed regardless of closing. (They repeatedly let contracts expire despite warnings, wouldn’t respond.) This story went on and on but we finally closed...The seller initially did not fulfill one of their obligations and now H&M or Servicelink won’t answer, so we’ll likely be taking legal action against the seller directly. I had great experiences with Shawn A on the sales side and Jeff K on the closing side for all my previous purchases but this one was horrible. I don’t recommend this company anymore.

Mandy answered several questions I had…
Mandy answered several questions I had very promptly; however, I wanted her to extend to the Seller my availability and willingness to negotiate but that was never done. (The trailer had been bid on twice unsuccessfully because the Reserve was not met. The trailer had been destroyed and I imagine the Seller does not know its condition.) Also, I was told it would be auctioned again July 16 but it is not showing up on the site. I don't know if it was sold "behind the scenes" or if Seller went to another auction company. I wish the Chat People had more information than just the standardized responses....

Thank you for your feedback Kathy and for reaching out to our customer service team! It is subject to the sellers approval to place a property back into an auction if the property doesn't sell in the previous one. This is what occurred with your property of interest, If you have any further questions or concerns, you are always welcome to reach back out to our customer service team at 866-539-4173.

Viewings on Vacant Properties with Licensed Agents
Amanda answered. How do you expect to sell these properties if they cannot be accessed for showings even though they are vacant? Sight unseen bidding is lower to anticipate repairs by investors, who buy these homes. Buyers assume the property is a total gut if they cannot be given access with their licensed real estate agent to evaluate. Work together with agents to get higher bids by allowing showings when properties are vacant. Agents are in the middle and most walk away because of the issues.

Hi Kathleen,
Thank you for expressing your concerns. Every property is different, and some do not have interior access available due to occupancy, a property condition that prevents access, as well as the sellers choice to simply provide access or not. We provide a filter feature on our website that can allow you to search for properties that fit your specific qualifications or needs. Our customer service team is here to provide any assistance that you may need to help you use our website to its full potential. Please do not hesitate to reach out to us in the future.
