Hi Robert!
Thank you so much for your interest in 1315 Midway Center Rd, Livingston, TX 77351! A formal offer does need to be submitted through the online auction on our website in order to be considered. The Seller will pay delinquent property taxes and delinquent HOA dues. It is the buyers responsibility to pay all closing costs. We would be happy to answer any additional questions, please feel free to reach out to us at 866-539-4173.

they manipulate zillow with "time on the market" a lot of these homes have sat on market for a long time..but it says only 44 days or so, but most the time you can't see the home, cant do much with it, cant turn on electric, you pay buyers premium fee, plus you pay for title insurance etc etc etc, and then they set the reserve at what it would cost if you paid full price, seems to me if your the one going out on a limb with your money, you should at least get a discount....not sure how they set prices but I do know the home I was bidding on just couldn't make the reserve, when I looked at market value for homes around it, they were lower then the price of home, we looked through window, but that was about all we could do, I am not paying more then the neighbors that have a much nicer home so I gave up, Good luck people oh I gave them a star because they were not rude.... I think just office is 100's miles away and doesnt realize their property values etc

Good afternoon Estelle,
We appreciate your feedback and are sorry to hear that you are frustrated with the auction process. I do want to note that we are not affiliated with the information that is provided to you on Zillow as they are a separate entity. Any information that was provided to us directly from the seller will be visible to you through our website. It appears that you were interested in 4348 Mayes Dr. As every property is different, the seller-specific information is provided on each individual property detail page. This particular property does not have a buyer’s premium and you have an option to obtain a special warranty deed if you so choose. If you do choose to obtain a special warranty deed, title insurance is required. This is only to provide you with additional protection during the sale of the property. We always suggest that an interested buyer does their own due diligence on a property by pulling public records as well as a title report, this is to not only ensure that a buyer understands what they are purchasing, but also provides them with a guideline to gauge what the properties worth may be. Based on this information, a buyer can submit their highest and best with confidence. It is common auction practice to not reveal the reserve. Having a reserve on our properties prevents the auction from being won by a bidder who offers a price lower than what the seller is willing to accept. In some cases, if the reserve price is not met, the seller may consider the highest offer received. We would be happy to answer any additional questions, please feel free to reach out to us at 866-539-4173.

I completed my purchase process because …
I completed my purchase process because the deal was too good to pass up, but they are shady so pay close attention and read every word of their documents. The people I talked to generally seemed helpful in attitude but my primary contact misled me on more than one occasion and I only realized it because his story changed on each call. Also they charged their commission based on the amount the seller asked for the property instead of the price I paid, I argued it but they wrote the contract to show the asking price as the purchase price and then showed the difference between that and my actual buying price as a refund... Shady.

I had always heard bad things about Servicelink and now I know why.
Servicelink does not have a personal touch when it comes to their title service and closing process. On top of this, the wrong wire instructions were in the closing documents which caused a delay because they had to be re-wired after closing per Servicelink. They stated the correct one was emailed to me beforehand, but regardless it should be Servicelinks job to make sure it was actually in the closing documents when the signing took place. That's what they get paid to do. Lastly, Servicelink recorded the ownership wrong and now another headache to get corrected with the county. Somehow when they went to record the ownership the Hard Money lenders name was entered as owner.
