Having Nic DeAngelo from Saint Investment on Forward Thinking Experts was one of those conversations I didn’t want to end. Nic has a rare gift for taking what can feel like an intimidating subject — real estate investing — and making it genuinely accessible without dumbing it down. He brought real data, honest perspective on today’s housing affordability crisis, and a mission-driven approach to his work that you don’t always hear from people in the investment world. My listeners walk away from episodes like this one actually feeling like they can do something with the information, and that’s entirely a credit to how Nic shows up. I’ll absolutely be having him back. Sher Downing, Ph.D., Host, Forward Thinking Experts Podcast

Beware - you may not get anything (interest or distribution - Zero) on your funds for possibly up to 30 days or MORE from the time you/they transfer the funds from your account. Then they will be elusive about it. Here is my experience: 3/13 After about a week they still showed my funds as "Processing". When I asked the excuse was "..well it takes time... the ACH will be submitted this week(after my funds had already been withdrawn)...". I sent copies of my bank statement showing where they had already pulled the funds from my account on 3/6. Then on 3/16 they made it a BIG Deal - Nic said they would mark the funds received from the date they were taken from my account. 3/19 Hi Tom. online still says "pending in progress". I'm not worried because the 1% interest started March 6th as you texted, correct? Notice in his reply how he doesn't just say "yes". 3/19 The investment start date is March 6th. (To me this implies I will get the 1% starting March 6th.) An email from our 3rd Party admin should have just gone out confirming receipt of funds and the start date as well. 4/13 I check online and it says "Fully Funded" BUT the effective date is 4/1. So I text "Tom, am I getting any interest for March 6th through Marck 31st? 4/13 Your funds were used with a purchase on 4/1. Your first distribution will be the first week of May for the whole month of April. There was no interest accrued in the month of March. I asked where it states that. He replied "It is disclosed that SIGICF has 30 days to place the funds after it is received. I think I could have wrote a more positive review IF they had just been more transparent from the first instead of elusive.

Real Estate (RE) investing can significantly impact medical cost planning in retirement due to the following reasons: * **Income Generation:** Rental properties can provide a steady income stream, which can be used to cover medical expenses, especially as traditional retirement income sources may become insufficient. * **Asset Appreciation:** RE investments often appreciate in value over time. This appreciation can be a valuable resource to draw upon for medical care or long-term care planning. * **Tax Benefits:** There are tax advantages to owning rental properties, which could free up additional capital for medical expenses. * **Control and Flexibility:** Owning properties allows for more control over living situations. This can be particularly important for individuals requiring specialized medical care or those who need adaptable living spaces. * **Reduced Reliance on Social Security/Pension:** Diversifying income through RE investments reduces reliance on government programs and private pensions, which may be subject to change or inflation.

Good information

very personable, but well researched. Love the Q&A interaction.

Working with the Saint team to complete my investment was great. Tom answered all my questions and made it easy to get help from my IRA custodian. I highly recommend Saint and I’m super happy with the returns in the income fund.

I love the group and the podcast Nic has. Very informative and a worthwhile listen.

Nic is a knowledgeable and thoughtful presenter, analyst and trustworthy investor. His funds are worthy of serious consideration for your own portfolio.
