Ribbon offers a valuable service, with poor follow through when buying back the home. We wanted to close very quickly after they purchased the home, like the next week. They delayed and delayed getting the contract to us, so our closing was delayed for weeks. Then they force you to close with their notary, only on a Tuesday or Thursday. If you are not on a tight time line, Ribbon may be for you, but if you want to move quickly, look to use a different buying service.

While the product is great, and truly did help my client get under contract by being able to waive the appraisal contingency with an offer above list price, the communication has been slow with Ribbon representatives. For example, I sent a Purchase Agreement two days ago that was signed by both buyer and seller, and still haven't received the Ribbon Addendum signed by Ribbon. The seller wants the contract to be binding, and we are vulnerable to other offers still by not having this signed ASAP once the PSA is turned in. I worked so hard to "sell" the Ribbon option to the listing agent, and now they aren't happy with us and have stopped responding since it's taking so long to get that addendum back in order to bind the contract. I really hope you can get this process worked out quickly, as it's a great product for so many buyers in this market.

When it comes to real estate transactions, communication is VERY important. During our transaction we found that Ribbon did not communicate well at all. When we called, a lot of times our point of contact was unavailable. We would be directed to another person and we often got conflicting information. It felt like we spent the entire transaction chasing answers but never actually got the answers that we were looking for. The biggest issue we had was with the inspection. We had the home inspection done within a couple of days of going under contract and forwarded it to Ribbon immediately. We followed up daily because we wanted to get the list of Ribbon required repairs before the end of the due diligence period. Our point of contact was on vacation so we were directed to several other reps and each time we got nothing useful. We were told that we should already have it and that they would get it to us ASAP. We never did....until the day before due diligence ended. It took Ribbon 11 days to look at the inspection report and make a list of repairs. They then informed me that those repairs had to be agreed to that day and that we would need to have an HVAC inspection done that day. This was obviously not even possible. I jumped through hoops and got everything done by the following morning and everything worked out thankfully, but the lack of communication on Ribbon's part almost cost my buyer $15,000 in due diligence money and earnest money deposit. The worst part is that they didn't even really seem to care. They just said that this is the way they do business. With that being the case, I will never use Ribbon again and I could never recommend Ribbon to my clients. The service is too expensive to be this unprofessionally ran.
