Ribbon backed out of buying my property AFTER everything was signed
Having my house on the market for nearly 3 months, I finally had a qualified buyer. The buying agent took this client, as well as 4 other buying clients and went with a new investment company in the State of Michigan, Ribbon. In my case, the final price and concessions were agreed upon, earnest monies were deposited, all contracts were signed/delivered and my house passed inspection and appraisal. We were simply waiting for the established closing date in approx. 3 weeks. Then, out of the clear, my selling agent receives an email from Ribbon that they are pulling out of the deal due to there being an HOA. Well, we got it cleared up that there is no HOA and hasn't been one in the 23 yrs I've owned the house or the 42 yrs I have lived on this street. Then next day, my agent received a call from the buying agent that Ribbon has back out of all 5 of her purchases that are under signed contract with them and refuse to give an explanation on why. I am now looking at having to relist my home at the beginning of the slowest home sales time of the year here Michigan. I am now having to make double mortgage payments (I've moved into my new home) and it now has to be explained why my house listing went from "pending" to "available" and yet no one knows why?

I knew it sounded too good to be true
I knew it sounded too good to be true. Everything was fine until we got to the part about having to pay $6,000 a month rent on top of the 3% fee. Which wasn't disclosed until just before the contract was to be signed. Needless to say the paperwork was never signed and the clients went elsewhere. My advice??? Read the fine print with a good, strong, magnifying glass. And then find another company to deal with.

🤦🏻♀️ Don’t waste your money!
We were supposed to close on a new construction home 2 days ago, on June 24th. We’ve already paid Ribbon $6,207 out of our pockets for their fees. And trust me, it’s ONLY their fees so you might as well look at it like money lost.
We found out TWO days prior to closing that Ribbon needed ANOTHER TWO WEEKS to close. The Ribbon employee was obviously not competent to complete this transaction. Then that same employee went on vacation for 10 days! P.S. His name is Nebu for future reference.
Trying to find housing for myself, husband, 19 year old son and an 11 year old boy PLUS 2 cats and a dog…well, it has been exhausting. Also, trying to rearrange the POD delivery, new appliance delivery, the AirBnb we’re renting (had to find another one QUICKLY so we weren’t homeless), the final walk through with their team… it has been SO STRESSFUL.
If we had to do this all over, I would NEVER use the Ribbon program.
I feel like we’ve thrown so much money away and their fees and the cost for an additional 2 weeks of housing is crazy.

Deceptive marketing
Deceptive marketing. Read the fine print. Ribbon doesn't step in to buy the home with cash if the closing date is delayed due to financing like MULTIPLE sales reps has personally told me and countless others. Will be letting everyone know about my experiece.

Hi Dusty, sorry for any inconvenience this has caused you. We are happy to see your client close on their home without the additional fees from the RibbonRescue program.

Repurchase is a mess
My clients haven’t finished the repurchase process yet because ribbon keeps delaying the paperwork. We stated December 8th way early in the process and it’s now December 14th. Furthermore the lender and closing attorney has called and gave recommendations and nothing has been approved. It’s an absolute mess.
Worse if all, ribbon said that they “dropped the ball” yet they will t take any responsibility. They won’t give concessions for rent paid or soon to be paid. Absolutely unprofessional.

Apologies for the issues you encountered with the repurchase process. Delays do happen, but they shouldn't create a frustrating experience for you and your client. It looks like everything is back on track, but please reach out to your Ribbon team if you have any questions.

Go to their competitors
Go to their competitors like: Divy or Home partners.
First they charge you 3 percent to do the deal which others charge 1 or 2 percent.Where do I begin, they sent me a quote for 2500 as far as the rent was concerned each month than literally 4 days prior to closing they say it's $3,275 and corner me to make a decision and said well" we want to work with you but this is the price so take it or leave it. I presented documentation that the initial rate was something different they did not honor it nor did they care.
After closing I didn't get the keys until three days later. They wanted the full amount of rent and I'm like I wasn't in the home for 3 days. So those they should be deducted. They never did that. I never spoke with the property manager until a week later.
They never went over anything with me in regards to program or anything.
Later on they tried to make me pay a closing admin fee , although it clears states they cover all closing cost. I told them I'm not paying it.. They still have it on my account. Crazy
Lastly when I needed an extension because of my taxes awaiting on the IRS they declined it. I told them well I am tenant so evict me. I will fight for a year to stay here . I'm not going to give up all my money that easy.
I'm telling you now just either wait on a purchase or go elsewhere it will cost you in the end..
Terrible company. They care about helping you get into a house. They will get as much out of you as possible.

If your rich uncle was also a monster
Ribbon bills itself as being like "your rich uncle" that helps you get in your home quickly and then you simply pay them back when you can. This would be true if your uncle, in addition to being rich, was also predatory, unresponsive, unfriendly, and carless.
Problems began early. My rep, Mark, was absolutely impossible to get a hold of. I maybe spoke to him twice in the whole process. Meanwhile, I'd get different people all the time, thus countless redundancies, until I finally found a good rep who could actually help me during one of Marks MANY excursions out of the office. After building rapport and some flow with my new rep, I was actually able to land a home. I was EXTREMELY dismayed to find out that Mark got the commission for my being a customer and when I let leadership at Ribbon know my feelings, I was summarily brushed off.
Beyond this, Ribbon nearly cost the deal by requiring additional inspections including proof that the seller had put a cover over an electrical outlet. In other words, I almost violated my purchase contract, thereby risking my deposit and earnest money because Ribbon HAD to know that a $0.89 piece of plastic had been screwed on nice and tight.
You'd think the problems would have ended upon moving in, but they didn't. We later discovered the 6-month clause stating that Ribbon will, effectively, kick you out of the house if you haven't paid them back yet. As our original home sale was moving slower than we had expected this caused us grave concern. The rep who I was assigned to work with to discuss this issue with was nice enough but never answered my questions or got back to me about key issues and concerns raised.
It goes on... We also had dead trees in the front yard that a certified arborist confirmed were posing "an immediate threat" to property and safety. Ribbon didn't care one bit. Not only did they claim that my concerns about the trees fell under "aesthetic landscaping" not safety, but that I would (a) have to pay to have the trees removed, (b) go through them to get approval, and (c) they would get HOA approval for the work. Why they need to approve things that they are forcing me to pay for is beyond me, but most frustratingly I only learned after buying the property back from Ribbon that the HOA had already granted permission for the tree removals, just nobody cared to ever let me know.
I can only be grateful to be done with Ribbon and will never use them, recommend them, or let anyone I know or care about use their services. A wonderful idea, well marketed on the front-end, with absolutely dreadful follow through.
In the unlikely event anyone from Ribbon management is reading this, I need you to recognize that you are playing with people's homes - it is where we LIVE. It may just be dollars and business to you, but you don't even do that part well and the repercussions to your customers are far greater than anyone in your organization seems to give any credence to.

I’ve had the same experience as the…
I’ve had the same experience as the other reviews as far of terrible lack of communication from “Senior” account manager and “Senior” transaction coordinator. They just flat out are not signing required documents from our builder. Builder has tried for 5 months to get these docs signed. 5 months! We’re now 3 weeks from closing and their representatives still haven’t signed and won’t answer my emails and have yet to return calls. We don’t need any added stress to the moving process.
