Pulte HomesReviews of pulte.com

Do not buy here no matter what. Sales agent lied about quick move in. You are suppose to get a 30 day repair to things you find wrong with your new place. All you get is the runaround. Grass dying in backyard was told it would come back still no improvement. Was blamed on sprinklers not working which is covered under HOA. Plants in yard with fungus not replaced. Before we closed ask about molding on kitchen cabinet. Never fixed. Do not believe anything you are told by this company. WORTHLESS response for anything you ask. DO NOT BELIEVE WHEN IT HAS QUICK MOVE IN AVAILABLE. Does not know the meaning of the word truth.

Pulte is a mess. There selling practices are awful and they are one of the worst building contractors I have ever dealt with. It is hard to determine if they are unethical or just don't know what is going on. I bought a spec home that had numerous issues prior to closing to include significant safety issues of a finish nail in the dryer vent, electrical issues and a drawer that was not properly installed and landed on my wifes foot. The work quality was substandard and took multiple redos. Since I bought a spec home that was supposedly 90 percent complete, I only had one chance to meet with the construction superintendant. I later found out that the initial construction superintendant on this home had been either fired or quit early into the build. At that point, it appears that no one in Pulte took responsibility for the home. Pulte sold me this home knowing full well that they had construction issues. Two construction superintendents were at my final walkthrough prior to closing and assured me that everything was correct and all corrections were made from my inspectors report. I spent 5 hours doing this inspection and came up with multiple issues. Amazingly, a lot of work was done in a week and we felt better about closing. After closing we have identified major issues with the cabinets that the manufacturer has agreed to replace. Pulte never should have accepted them. After further investigation, we found that the majority of the walls were either not plumb, level or had significant waves. They are currently working on this and I am stuck in the middle of a construction process as the vendors are all wondering who is paying for it. None of the exterior doors works properly and my building inspector noted this on the inspection. They supposedly corrected this prior to closing, but after a week in the house significant gaps developed around each door allowing a variety of Texas pests access to my house. They have yet to come and try and fix these issues. We have identified significant issues with the siding that is warping. Also after walking on the luxury vynil flooring that Pulte charged $9600 for, we have identified many issues with low spots and have found that the floor was not installed according to the flooring manufacturer specifications. I'm at a loss for what Pulte construction superintendents do. All of these flaws were an easy catch if someone was doing there job. I have subsequently asked multiple Pulte representatives to include the national warranty people where the documentation is for the build on this house because my Pulte homeowner website shows all of the necessary inspections had been done and this house was ready to be sold. He informed me that there is no such thing and that the website is just to let the homeowner know where they are at in the process. We want to live in Sun City and were prepared for Pulte's substandard quality control, but in no way expected something this bad. Even when confronted with these issues there attitude is we are doing you a favor to fix it so stop complaining about having to live in a construction mess. I feel bad for the subcontractors. If Pulte would have done there job managing this project, none of this would have happened. People in the Trades make mistakes and no one is perfect, but it is Pulte's job to ensure there construction superintendents are trained and doing there job.

Pulte has come into our area (Ann Arbor) and built on what seems every square inch of open land they can without thought of impact to neighboring communities (one will have increased flooding based on study for a project they will soon start) or the environment (multiple issues with same project including potentially depleting well water sources by addition of nearly 200 mcmansions tapping into same water source as existing residents). The fact that project alone is moving forward knowing everything they now do about it says we need to know about this company. Absolutely disgusting. (And I am told by the attorneys that Pulte has come in using the name of another company as a front with Pulte the actual owner/builder of the project once you follow the trail - trying to make it look like they are not behind all the destruction around here?).

I was researching a new home in NC, and was looking a Pulte. I am so glad I found all these reviews warning everyone about this company. Consumer affairs, BBB, just negative reviews all over. Also court cases, resolved and pending against Pulte. Thanks to everyone who posted about their experience with this company, I am lucky to have found all these reviews before meeting any of their staff or exchanging money, I will NOT deal with this company..Period. Thank you to all the reviewers.

My wife and I bought a home from Pulte homes in May of 2023. We asked for 14-day clothes (cash buyers) which did not happen. It was 30 plus days. Disappointed! But it got worse after we moved into the home and figured out the quality of the build was mediocre.p when we painted the home in the satin paint you can see two by fours sticking out through multiple rooms in the house and ceiling. (Which is interesting because one of their managers Jen told us not to paint the house ( she knew it would show all the flaws) during our walkthrough Jen insisted we had to give her and her team a 9 or 10 review like she was a Mafia Boss. We made an offer in April. We wanted a 14-day close...turned into 30 plus days. Once we gave Pulte Homes a $30,000 deposit their people didn't answer any of our emails or phone calls / text. We paid cash for this home and they closed it before they even made all the repairs . Two months later and they're still not done you're in the walkthrough the walls and ceiling were painted flat white paint on ceilings walls. We've painted the walls satin pain since we moved in and 2x4s are protruding through walls in multiple rooms and ceilings. They install a water heater That's rated from a two bedroom house in a warm climate. But yet they install the walk in the shower in the master bedroom with two shower heads. God forbid in the winter somebody takes a shower in the two different bathrooms and needs hot water in the kitchen sink. The only reason I know this is I ask two different plumbing/ natural gas companies that come out to run an extra natural gas line to the stove. Both professional plumber/gas company said the water heater so in a house was insufficient. My wife and I have bought three new homes in our lifetimes this is the most disappointing experience we've ever had with a home builder. David Smith

Finishes are builder grade at best. Warranty is not honored in most cases. Their default position is to try to blame the homeowner.

My mistake was to trust but not verify. I thought Pulte was a reliable firm that would stand by their verbal and written commitments regard the property, and not resort to a Buyer Beware mentality. Deceptive Sales Practices: 1. During the sale in July 2022 Pulte’s Sales Agent said the backyard extended to Pritcher Point Road, a dirt road that borders the property. 2. At the final inspection in December 2022 Pulte’s construction manager commented on the nice size backyard and confirmed to us it extended to Pritcher Point Road. 3. After moving in we notified Pulte’s HOA about a large dead Pine tree that bordered Pritcher Point Road, They wrote to us (email – Feb. 15, 2023) that the tree was on our property and therefore our problem. When we requested permission to put up a fence; suddenly Pulte is pointing to a Plot (poorly drawn diagram) saying we were lied to by their agents and the property line is actually 13 feet from Pritcher Point Road. Pulte’s ascertain is forget what you were told you should have been able to interpret the map Pulte provided. Selective enforcement The most annoying part is the HOA has granted variances to other homeowners to construct their fences either bordering Pritcher Point Road or very close to the road. For whatever reason the HOA is telling us previous correspondence that the property extended to the road is incorrect and that they have now designated it ‘Common Area’. They also said that we are now under surveillance by the HOA. This was to be our retirement home. Pulte sent notices that they were inspecting homes on Monday, so I mowed my lawn Sunday. After mowing I jokingly told me wife we would get a violation anyway. Sure enough we received a violation notice Monday that it was not property mowed or edged. Now when I see the Community Manager driving around taking pictures, I tell my wife we are going to receive another violation. My wife and I have seriously discussed moving due to what we feel are the lies and harassment by Pulte. The problem is that home values in this community have actually declined. A home across the street from us originally sold in Oct 2022 for $582,000, now it’s listed at $550,000.

We love our new home in Rancho Mirage, but have a horrible HOA , we submitted all the landscape documents and they turned it down, we did the exact same plants, rocks, trees as many of our neighbors have. This is what I do for a living. Feeling very disappointed in Del Web Rancho mirage. We were told one thing and it was all untrue. Be careful when dealing with Del Web Rancho Mirage power hungry HOA. And we have spent well over a million on the property.
