BEWARE. Awful management that treat you like a dog. Basement floods. Continuous closing of amenities such as basketball court and pool that you pay to use. They care a lot about the outside of the building but do not care about the tenants or the inside. They go through managers like I go through underwear. If you would like to go to a place where you feel undervalued and everything goes wrong all the time I suggest living here.

Okay New Management is horrible Morgan properties they added extra charges for water sewer trash pickup pest control and a service fee which adds up to an extra $52 a month when I was paying $30 a month for my utilities I would pay the electric of course if anybody has a therapy dog forget moving here I have a doctor's notice for my disability and they don't honor it so I had to pay $200 deposit and an extra $30 a month for my little chihuahua yes the rent is cheap you get what you pay for they are upgrading the outside of the apartments to make it look quote good but once you go inside the apartment there are so many things wrong and they don't take care of them in a timely manner beware do not move here unless you get the complete cost and rules that they have

I lived in a nice apartment complex that was very peaceful. Morgan bought it. They started doing many needed renovations. Then they nearly doubled the rent in a year and started accepting section 8 to get a tax break. The complex filled up with baby mamas, crackpots, and unsupervised children. The cops were there all the time since and there was one neighbor conflict or disruption after the next and they refused to evict these people even with video of the behavior. Just disgusting to do that to long term residents. I get the price increase, but the section 8 nightmare is unforgivable. Residents deserve peace and safety.

Streets of St Charles - St Charles, MO Beware of Predatory management style! 3 month prior to lease end, we communicated to staff we are interested in extending 20 days. It was approved. Went to pay rent and the amount was higher than agreed upon. When questioned, manager claimed we did not give notice and tried to charge us for an additional 60 days. She then ‘changed’ her mind and claimed we owed 30 days. Which is it? We were immediately threatened with collection. Corporate office was called and copied on email exchange but appears not interested in resolving this conflict, and collecting their 20 days in rent owed. No response at all!! S*it obviously runs downhill with this organization. Forced to turn this matter over to our attorney. Be aware & stay away - Not worth the hassle and dealing with predators!

Never lived somewhere, where they are constantly doing "inspections/maintenance" and in your apartment but when something is actually broken and you call for assistance you get talked to like you live here for free!

We live in Hampton Greene Apartments in Columbia South Carolina. And I am about ready to speak to a lawyer. There has been nothing but issues ever since we moved in. We've been dealing with hot water issues and AC issues. We literally lived in our house with it being 90° last summer. We've had issues with our dishwasher. We have had issues with our washer and dryer. We have had issue after issue after issue with multiple things. And we've been patient and we've been kind as much as we can be and as much as deserved, but this is beyond unacceptable. We had an appointment scheduled for someone to come here at 4:15 and no one ever showed up. We wanted to go through our apartment and inspect everything to make sure everything is good because this is our home. This is our home and we have been so disrespected, disregarded, and truly feels like no one even cares. This is a horrible, horrible company. Absolutely horrible. I work in customer service and I have never in my life have ever been treated this badly and we live here. This is a place that we have to call home. Coming home after work, after a long day and worry about things constantly not working. Having a cold shower, having a 90° apartment. I am about ready to speak to a lawyer because on top of it, no one has done anything to make this better. We literally had an appointment scheduled and no one even showed up to that. No one even bothered to give us a courtesy call, let alone showing up. No one's offered any discount. Nothing. No one has done anything to make this better. We deserve a discount. We deserve better. And honestly we deserve to break our lease without any issues if we so please at this point. Do better.

This company deserves a zero. They charge for amenities that you can't use, either from being broken or closed. The indoor pool that's supposed to be open year round was only open for about a week or so. The outdoor pool that's supposed to open Memorial Day weekend is not going to be open because they having to wait on the permit. Not to mention last summer when the outdoor pool closed right after the 4th of July so they could install another fence (which should've been done before the summer). When it finally opened back up there was nails and screws all in the pool and around the pool deck for anyone to step on. This property management is all about money, not their tenants. So if you're looking to rent somewhere, I'd make sure it isn't under Morgan Properties.
