SLUMLORDS! Everything is broken and filthy on the first day of move in. Stove doesn’t work NO HOT WATER toilet seat broken Bathroom faucets broken in both bathrooms with no water in master Shower rod broken and not attached to wall Closet rod broken and not attached to wall unable to hang clothes Refrigerator condiment holder on door broken/missing Sliding door screen ripped Cobwebs everywhere in apt on light fixtures, all counters filthy, black smudges on walls The clothes washer doesn’t work.. doesn’t fill with water.. Clothes drier doesn’t work The hallways in the building smell like urine and there is trash throughout common areas and all over the grass. This was not move in ready yet we were charged $2200 full price even asked for the online discount advertised and they said no. This is the absolute worst place I have ever lived. It’s like staying at a youth hostel in a third world country. How they charge this high of rent and not even have HOT WATER is crazy. What’s even crazier is that they aren’t fixing ANY of these problems. Living here makes me cry it is so terrible. So I’m broke and living like a homeless person. I hope everyone learns about the scumbags who run this place and the liars who work here!

We currently live on one of Morgan Property complexes in Fayetteville,NC, since January 2026. If you are thinking about signing a lease, please read this before you make that decision. They present a beautiful package with all of these amenities. However, the beautiful pool that is presented is closed most of the times for maintenance. The equipment in the gym is old and some are not even useful. They are more concerned about the lawn and the appearance of the complex that what really matters to its tenants. We live on the ground floor, the terrance. Our upstairs neighbors are extremely noisy at all times of the day and night. We have reported this to the office numerous times. At one point we were told there is no noise policy. Oh, yes there is. Then, there is the smoking of Marijuana that penetrates to our apartment. The smell makes me sick. It was reported to the office and we were told to call the police. There is a no smoking policy as well. Work orders are marked as completed but were never completed. Our HVAC unit has this annoying consistent bubbling noise that maintenance said this happens when the AC i on during the summer, we would have to adapt to the noise. WOW!!!! The office staff gives false information to your neighbors and turn neighbors against each other. I can go on with my frustrations. Waiting for our lease to be up so we too can vacate the premises. Last mouth 2 families moved out from the unit where we live. Makes you wonder why.

Absolute trash. The property manager Desiree couldn't care less about my overall well being or the fact that the bathroom floods with sewage water 1-2 times a quarter. When I asked for restitution, she said "if you owned a home and this happened, you wouldn't go to a mortgage broker and ask for half off of your mortgage?" These are some of the rudest people I've ever dealt with. Completely disrespectful and unwilling to do anything about a complaint that is escalated. I would give 0 stars if I could.

Will harass you if you’re a day late on rent like they won’t give you a 10% late fee. maintenance told me they’d be back to fix my sink same day and then left me with no faucet for five days until I followed up repeatedly. Unprofessional. Wish I could give zero stars.

I want to share this story. Especially for golfers. I live in an apartment community called Canterbury Green in Fort Wayne, Indiana. It is the largest community in the state with 2000 units. The amenities are 3 pools, tennis courts and a gym that rivals membership gyms. But the most unique amenity is the golf course. An 18 hole executive course, 3s and 4s. Prefect for my level of play. It winds through the complex with beautiful trees making it a challenge. The course was built in 1969. The complex was built around the already existing course. It also has a bar and grill. It was a social hub, meeting friends and meeting new ones. I have lived in this apartment for 19 years. My ground floor 2 bedroom has 2 patios. The bedroom patio faces the first tee box. I could literally lay in bed and watch them tee off. Out the door, walk 20 feet and I'm teeing off. Most of my years I played for free. Last season I played 65 rounds. All that changed in January of this year. 12 years ago Canterbury was sold for 85 million. They were good owners. Everything was good. Then in January it was sold again. 207.7 million! A record for Indiana. They're first order of business was to CLOSE the golf course and the bar! Myself and many other golfers were crushed. They have not given a coherent answer as to why. They have no idea what they have done. Makes me want to write a letter to Eric Trump. Please bring back my golf course. Don't rent an apartment from Morgan properties.

Horrible staff and horrible properties. They had my car towed from a lot I pay to park in. They don’t take care of maintenance requests. They have the worst staff. Buildings and properties are disgusting. There’s someone who lives in the stairwell and leaves bottles of piss. But they tow residents cars. Ridiculous.

A Serious Warning to Prospective Residents This property is owned by Morgan Properties, and unfortunately, our experience has been extremely disappointing. Melissa, the property manager, has been made aware of numerous problems but, in our experience, has done very little to address or resolve them. We have also had concerns about the professionalism of the maintenance management. The grounds are not well maintained, and several amenities are either unavailable, not functioning properly, or come with additional charges. We have even tried contacting corporate for assistance, only to have our concerns forwarded right back to Melissa. This makes it extremely frustrating when you are trying to get legitimate issues addressed and feel like you are being sent in circles. I strongly recommend doing your own research and reading recent resident reviews before signing a lease. Based on our experience, I would encourage anyone considering this property to look elsewhere. We regret choosing to live here and would not make the same decision again

The worse ever employer. Crazy metrics and micro management. Not at all any resources for employees to complete their job but expectations are crazy. Employees are pressured to work beyond work hours without overtime compensation. Not just the employees there but also the tenants renting from Morgan properties with hidden fees and steep rent hikes. Absolutely disgusting practices and extreme greed from the top.
