The more I use the service the more I trust and like it. I had a prospective tenant that I was thinking I was going to approve that turned out to have had two past evictions recently. The other screening services I have used did not search for evictions.

screening is great. Getting there has some issues. 1) invalid emails of tenants - some are hard to read the handwriting or are complicated. A mistake delays the entire process. Suggestion. - Verify the email submitted is valid. if invalid, this will give an opportunity to immediately correct it before continuing the process. 2) adjusting the application. I had a potential tenant balk when they saw it included a criminal screening due to his history. After the explanation, I tried to resubmit without the criminal background check, but could not change it. Suggestion - make it possible to change the checks requested after the initial submission. 3) Old, or irrelevant checks cannot be deleted. Suggestion - Add this feature. I would like to get rid of the old ones.

Is the rental number given supposed to be their credit score or what is the scale for 'your' rental score?

It gave me the opportunity to look into a potential renter. It was not as user friendly as I would have expected but worked for what I needed

It doesn’t appear the income was verified. Also, I used the pulldown menu to determine the cost in advance to charge the potential tenants, but when I actually purchased the report I learned you charged $5 more for additional information in the report. It was too late to charge the tenant for this. This need to be fixed.

Hi, John! I do show that income verification was sent through on your most recent orders on October 23. If you did not receive those emails, please check your spam for emails coming from [email protected] The $5 charge would be Income Insights, which is not income verification. Your income verification came with the reference checks that you ordered. The $5 charge for Income Insights is noted at the checkbox when you choose to add it (the charge amount shows if the box is checked or not) and it would also show on the confirmation page with the total. Hi, Abe! We do send out email notifications for finished screenings, submitted rent payments, etc etc.... Please make sure to check your spam folder and that you whitelist [email protected] to avoid it being filtered in the future. If you do that and still do not receive those emails for any reason, please let us know!

It took quite a while to get a response back from customer service regarding several questions I had. I submitted questions on February 17 and didn't receive a returned response until March 29. That is an unrealistic timeframe when I'm working to verify potential tenants. With that being said, as I was working to create a specific report, an agent contacted me to chat about that and I used that opportunity to get my questions answered. Otherwise, it's been years since I have needed to verify tenants, so I do enjoy the all of the new changes.
