Move away from emailing required documents especially near closing date, define who is the underwriter and clear communication that does not rely on text or email. That is positive communication via a phone call. I spent a day waiting for a notary when there was none. Stick with the core tool Kiavi uses to exchange documents- the brief explanation as to what is or is not right about a doc is helpful. The handoff with title company and their document review must be one and the same. Email is an unsecured exchange and opens up the threat of identity theft on a large scale.

Very simple process. Especially for investors. Just needed LLC paperwork, appraisal, executed lease and proof if first month payment from tenant.

I just completed a refinance for a 2 unit rental property. The loan process couldn't have started any better and then finished any worse. I am a well versed, experienced investor, having been in real estate for approximately 20 years. Ive completed flips, commercial development projects, and own a substantial portfolio of single and multi unit investment properties. My sales team member (Tyler Rodman) was very knowledgeable, efficient and professional. Clearly had a grasp of his role and responsibilities and was responsive and clear at every step throughout the process. 5 Stars for Tyler. One week out from the closing date, I was notified by the loan analyst (Zack Bailey) that repairs needed to be made to the property prior to closing. Without going into all of the back and forth emails, in sum and substance, Zack could not give me guidance, nor direction. I ended up replacing an entire front porch ($6k) and jumping through hoops only to find out that it was paint that was required to clear the inspection. Had this been explained to me upfront, I could have saved thousands of dollars, time and energy. Not only were numerous phone calls and emails not returned by Zack, when I finally did get a return email, it was a generic response that did not address any of the questions I had previously asked. Terrible customer service. This is my third loan through Kiavi and I will not be completing a fourth and taking all future business to a competitor. I do millions of dollars in loans each year and will not chance having to work with another Zack Bailey at the finish line again. Seemed like there was very little oversight. The recourse for the investor to get assistance and supervisory review of the situation was non existent.

Kiavi was so professional and easy to work with. They walked us through the whole process and did an amazing job closing on a very short time line. Tyler and Candice were so helpful. We will definitely use them again.

Hi, I want to make it clear that my experience with Kiavi has been nothing short of a nightmare. After many years in this business and working with numerous lenders, this ranks among the worst. I have repeatedly called and left messages for Jennifer, but she has failed to respond. I will be sharing this disappointing experience across my social media platforms to alert others to avoid wasting their time with Kiavi.

I've got my first flip property funded very fast. Clay Johnson helped me all the way. The rest of the team were also on point and kept moving things in a timely manner. The loan terms were great as well, better than I expected for a first time borrower. Will use them again for sure.
