My ex husband and I had a house that we needed to sell ASAP. The house was in great need of repair and updating and James was very instrumental in helping us decide what HAD to be done and what would be nice to be done. He helped us decide how much to spend on projects so that we wouldn't be over improving and price ourselves out of the current market. And James suggested some improvements that would help the house sell very quickly once it was on the market. James kept in very close contact with us and was well prepared when the house was completed and had already had a "coming soon" sign in the yard. He designed flyers and listings so just pictures needed to be added when the house was staged. James arranged an open house the very first weekend the house was listed and it sold the first week. I am very grateful for James' assistance and expertise and I would recommend him to family or friend.

I have had interactions with many real estate agents during my time as a real estate investor and I can honestly say that James is the most knowledgeable and professional real estate agent that I have worked with. I actually met James when he was representing the buyer for a property I was selling. I was very impressed with the way he handled the transaction and his knowledge of the local market so I decided to stay in touch with him and use him to represent me while buying a home. We closed on my new home last year and James helped my get a great deal on a house in South Austin in exactly the location I was wanting for much less than I was expecting to pay. I was very busy with work at the time so it was reassuring to know that James was in charge of every step of the process and kept up with all the important dates so that I didn't have to worry about anything. I had a wonderful experience with James DeLoney. He was very professional but very personable. I am a brand new home buyer and considering the time constraint James I were working under, he kept his cool about everything and never stressed about not being able to find a home for me. We searched for homes for a little over a months time, and finally found the perfect one that I closed on recently. James paid close attention to my style, details, and price range. He never showed me anything that was over my budget. He was very honest about the properties and I felt very comfortable asking every possible question I had, even dumb questions! When the lenders would send me paper work to sign, James would run through it first and then explain all the information to me. Whenever we looked at a property together, he was very patient in allowing me to take my time walking around the home, and was very knowledgeable and prepared for questions about the property. He was NEVER aggressive or pushed me to like a particular home. He also worked with my parents and was very patient with their demands as well. During our last walk through with the builder, James carefully inspected the home for every little detail and used up more tape than I did! It was so helpful to have an extra set of keen eyes. As a first time home buyer, James really came through for me. I don't think I would have had such an amazing first experience if it had not been for James. I feel as though I have developed a friendship with James and hope to continue to work with him in the future. I would definitely, absolutely, positively recommend James to any of my friends or colleagues. He is patient, kind, honest, organized, detailed oriented, and fun!
