Hi there, to clarify, that 6% early cash out fee only applies if you withdraw in your first year, it’s waived after that. For your investment, while returns are based on how the fund performs, your return is based on how much you have invested. Since we target returns of 12-15% annually, it really takes time to see growth, which is why we encourage investors to hold for at least a year.

The 6% penalty is applied over your own…
The 6% penalty is applied over your own money.
What is standard in the market is for the penalty to be applied over the returns/gains only not overall. With this in mind, if you apply 10 K and withdrawal six months later, they are the ones who make profit, which is insane.

Hi Augusto,Thank you for taking the time to leave us feedback, it is important to us. We tried to give you a call but didn’t get through. First off, we understand where you are coming from, and are so sorry to hear that you left with a negative experience. We always do our best to keep fees low and to make real estate investing as accessible, and liquid as possible to everybody within our ecosystem. We also pride ourselves on being 100% transparent up front so that there are no surprises or hidden fees throughout your investment journey. Unfortunately, as much as we aim to make this as frictionless as possible, real estate isn’t an asset or investment type where it’s easy to move cash in and out of. To be clear, the 6% you are referencing is not a penalty, and is only applicable if you withdraw your investment within the first 12 months. After a year, there are no fees whatsoever to take your money out. In general, real estate investments are excellent long term investment options, which also include favorable tax treatment for holding periods > 1 year - and are not generally as attractive for short term investment/savings strategies. As a very low-fee & investor friendly REIT compared to others in the market, we do incur high administrative and platform fees to support our entire community, which is where that money goes towards. Please don’t hesitate to call or email us if you have any questions or would like to discuss further. Again, we appreciate your candid feedback and hope you have a great day.

Don't Waste Your Time
Been invested a few months and I am looking forward to withdrawing my investment after the 1 year mark so I won't have to pay solid 6% early withdrawal fee (hundreds of dollars for me). Earning are annualized 12-16% (less than $40 per quarter for me) so the fee would take hudreds more than you can earn. Company is disorganized and makes it difficult to get monthly dividend earnings and it was advertised for its dividend income. Busy business owners definitely shouldn't waste their time when there are other REIT investments that pay the same or higher dividends distributed monthly with no issues. Seems that Roots is only worth it if you're a renter in one of their units getting rental payment discounts. Website navigation is also sorely lacking. Roots charges a $5 fee for every contribution, which is average as some REITs charge more but a few don't charge at all.
