HouseFlippingSpreadsheet.comReviews of houseflippingspreadsheet.com

I am new to the rehabbing/flipping business but not to the actual remodeling and renovation industry. I was looking for an easy to use all encompassing program that does the work for you! I tried several other programs and although they were strong on the real estate numbers side almost all were lacking or non-existent when it came to the project cost assemblies side. This program in my mind nails the estimating portion and is user friendly and customizable to boot.To top it off the support on the backend is ridiculous as Dave is extremely responsive and goes above and beyond to ensure your qusstions are answered and you are satisfied with the results of your inquiry. Great Program! Two thumbs up!

This program has a lot of great features and is easy to use. The costumer service is excellent.

HouseFlippingSpreadsheet.com is great.

This seemed like such a great idea - I was very excited about this product and paid for it immediately. That was a mistake. I would encourage you to take advantage of the free trial period. I found the UI consuming far too much real estate, was unable to minimize sections of the spreadsheet and unable to customize it by adding rows where I had items that were not covered by the spreadsheet. None of that was possible. Because I had asked my initial question past the 14 refund period (my error, I thought it was 30 days) - there was no refund. I understand that. UPDATE (2/24/2016 - same date as original posting): Although they didn't have to - Venture Sheets gave me a refund for the software. That was very kind of them, and they were genuinely upset that I had posted a negative review. They do seem to take these very much to heart and really do want to keep their customers happy. So - kudos for them.

This spreadsheet follows a logical process flow, easy to use, detailed. Compared to the cost and extras, HFS is the best tool for rental property analysis and fix&flips.

This software though is great, provided a little too much functions. If you only wanted a simple calculation you better off with your own spreadsheet. It is targeted for professional. Noted the name of the software is "House Flipping...", this means it was made with flipper in mind, so all you landlord or rental owners out there can still use it but will find this spreadsheet's functions aren't apply to your needs. Support was great! Dave response to inquiry or issue in quick turn around.

The spreadsheet makes evaluating properties easy.

I am just now looking into Fix and Flips in the Denver area and I haven't purchased any investment properties at the time of this writing. I am NOT an expert... just a normal guy doing his homework. I was referred to the "House Flipping Spreadsheet" by "Bigger Pockets" after reading a couple of their books and reading their blog. I started out using the "trial version" of the spreadsheet and after learning more about Fix and Flips and finding the "money" to finance deals it immediately became clear why I needed to buy the pro version. The trail version made me feel confident that this spreadsheet was worth the money I paid for it. Which, I feel the cost of the spreadsheet is vastly outweighed by the value of the spreadsheet. It is a very important tool for properly analyzing deals and it also outputs information about the deals in a perfect format for lenders to evaluate. If you are on the fence about purchasing the Pro version then I would seriously recommend that you at least try the trial version. I' am completely satisfied with the Pro spreadsheet. I've learned a lot just by playing with the numbers and running real market numbers through it. It's a real eye opener for me. Again, I haven't purchased any properties at the time of this writing but when I do, I know I will be much more confident in making offers.
