This management company is the worst I've worked with. I come from a mortgage background vice president and have worked with multiple personally as well as through clients. The company was completely disconnected from the property and the vendors it used to get any work done. Spent multiple months from day one just trying to fill the property because no advertising was done. After all that time they changed marketing companies they stated and within a week the place was rented. I was guaranteed that confirmation of a pool maintenance and landscaper would be mandatory from the tenant. After only a year using home365 I spent 1000s in repairs only to find that all of the work done was completed in the worst way possible causing me to now have to go spend that money again. Tiles were exchanged for ones that no where near match, piping fixed only to find trickling leaks still because flex seal was used rather then actually replacing what I was charged for. The entire backyard of plants are dead because a landscaper was never confirmed with 10,000 in damages that now need to be fixed. Then to top it off almost 60 days from the lease ending for them to complete the turnaround and post the property again. Then once I had enough I chose to let them go and they want me to pay the monthly fee for the rest of this year even though 0 work has been done by them this year...... There are so many other property management companies in Arizona that are actually local and not tech based I would suggest looking into anyone else but home365. I will be alerting all of my real estate network and I would suggest anyone reading this who is contemplating using the company to think twice.

There are mediocre property management companies, bad ones even, and then there is Home365. Not only are they horrible, they are intentionally dishonest and prey especially on out of town owners. Look up how many owners are suing them in court. Avoid these guys like the plague! Edit: Great job on the canned response. To everyone thinking about these guys - please do yourself a favor and check out their BBB profile. Check reddit, google, call around - anything you can do to get a glimpse of what other real investors have dealt with working with Home365.

Don’t know where to begin. But after handing over a large portfolio they screwed up and miss managed funds, tenants, work orders, they missed the mark so many times and I lost so many good tenants (tenants that I placed and were good people and good paying tenants also). It ended up separating and they still have not paid out over $4500 they owe me from deposits and rent. Stay away from these people. Ps I’ve been in RE for many years, so I’m speaking from experience.

Home365 sells you a dream then delivers a nightmare. I fired them after only one month of service. I have a two unit property with one unit vacant. I onobarded on October 24, 2024. However, four units were onboarded which increased the undisclosed fees which were not explained prior to onboarding. They guranteed me they would have the vacant unit rented in 30 days. By November 26, 2024, the available unit still had not even been listed. The November 1st rent was received on November 15th because they did not give my current tenant access to their portal. The portal would not save my banking information so I could not receive the November payout. Therefore, I had no choice but to terminate the contract with them. As of today, January 7, 2025, I have not received my November payout of $1300.00. I have contacted their General Counsel and VP of Special Operations with no response. They ignore my emails and just stole my money. Home365 is a scam and a criminal organization that needs to investigated and shut down.

If you are a landlord like me, NEVER use this company. Their service is non-existent. They will sweet talk you into a long contract, while other companies are month to month. But that's not the worse of it! They will only collect money from you and the tenant, while they do absolutely NOTHING! They are the absolute worst thing to ever happen to the property management industry!
