This owner has a condo for rent at Heritage Landing in Punta Gorda. I sent him a security deposit on April 21,2024 for a fall 2024 rental. 3 days later I suffered a medical emergency, phoning him 5 days later to regretfully cancel giving him 26 weeks notice. I signed a short term rental agreement however the security deposit was to be used for damages incurred or missing items. It was not to be kept as holdback on cancellation. He will not return my security deposit. He does not answer phone calls or emails. Will not even respond or acknowledge my lawyer. He is a retired police lieutenant who thinks he is above the law. On his rental site, FloridaRentals.com, he states, he believes in treating people the way he'd like to be treated. SO NOT TRUE! He is a liar and a cheat. Do not rent from him!

We were not able to stay at Dunes of Seagrove-Unit A108 as we had hoped because the rates quoted on Floridarentals.com (#5366) are not representative of the actual cost in my opinion. We contacted the owner and requested the total costs to stay in Unit A108 from May 27-June 3, 2023 (7 nights). The 2023 rate chart indicates that the daily rate for the days of May 27, 28,29 & 30 is $438; and the daily rate for May 31, June 1 & 2 is $417. For a total of $3003. Tax of 11% is $330; plus the advertised $150 service fee; plus a cleaning fee not quoted but assume about $400. That is an approximate total of around $3900. The owner, Steve Reichenbach, emails me that the total will be $4797 due to “dynamic pricing” of his property manager-Vacasa, about a $1000 difference!! Floridarentals.com advertises no booking or service fees and connect directly with owners. We will not be staying at any Floridarentals.com listed properties.

This property was perfect for our longer term rental. Larry was quick to answer any questions and this unit is close to EVERYTHING! The condo is comfortable. Close to restaurants for breakfast, lunch and dinner! Beaches are ten to twenty minutes Vanderbilt Beach, Clam Pass and Barefoot Beach! Update 11/10/2022 While a great location Larry was not upfront about improvements that were happening in the complex during our stay. New roofs and sandblasting of the driveways. We also received a surprise up charge in the cleaning because the cleaning people did a deep clean without asking. Larry also mentioned it was due to inflation even though our signed lease stated a fee of $250. Make sure you ask every question possible before you sign.
