Communication is extremely poor after you pay, zero leads, absolutely do not spend your money on these guys and their false promises. They completely ghost you. EDIT: I paid for one lead as I was skeptical this was a scam before paying for their full package and I'm glad that I didn't sign up as after I paid for 1 lead they were super hard to get a hold of and then disappeared. They said "oh ya this will be quick, we will have leads real fast 2-3 days." Three weeks went by and nothing. Guy says his uncle died.

Hi Ashley, We take reviews and client feedback seriously, but after thoroughly reviewing our system records, we can confirm that you never signed up with us and that we have never worked with you. We have no client history or record of engagement with you. All of our active clients in Canada are very satisfied with our services and the verified leads we deliver. It is deeply concerning to our business that an unverified profile can leave a damaging rating without any past engagement or proof of service, especially after failing to provide the additional verification details requested by the platform admins. Because this profile has no record of doing business with us, we have flagged this review multiple times under Impersonation and Conflict of Interest for removal. If you are a legitimate client and believe there has been an account lookup error, please reach out directly to your assigned Account Executive or contact us at our official office number so we can immediately assist you. Best Regards, Team Dwelio

I tried giving these guys a chance buying leads from them. I spent $1400 gave them four months per their contract to send me leads. I received three leads two of them had no interest in buying or selling a home and the other one was already working with an agent. I was extremely flexible. Let them extend the period to try to get me more leads to no avail I’m now at four months trying to get my refund. I’m still going back back-and-forth every time I email they tell me they’re escalating it now. We finally reached an escalation to Senior leadership and I still have zero resolution. I’m an experienced agent with 12 years in the business and tried giving them a chance. My experience has been extremely poor in the Seattle area. Don’t waste your time or money.

Dear Jeff, Thank you for sharing your candid feedback. As an agent with 12 years of experience in the Seattle market, your time and trust are important to us and we apologize for the frustration caused by the delays in resolving your account. Our goal is always to support our partner realtors and find an amicable resolution. While market dynamics and lead engagement can vary significantly, even within the same region where other partners have seen success, we recognize that your experience did not meet your expectations. We strive to be fully transparent, but we acknowledge that the extended timeline for your refund request has been frustrating. Regarding your account status, our agreements include standard provisions where public reviews or chargebacks limit our ability to fulfill standard support obligations under the contract terms. However, we remain committed to resolving this situation fairly and professionally. If you are open to discussing an amicable solution directly, please reach out to our senior support team. A manager will review your file personally to work toward a final resolution. Best regards, Team Dwelio

My area is rural and I had concerns from the very beginning if leads would be sent, I expressed these concerns and was assured it was not an issue. They did send several leads, but they were either commercial properties, which I do not do, outside my MLS or when I spoke to the leads they were not actually interested in moving forward in any sort of real estate transaction. Dwelio said they would issue a refund (I months worth of texts and emails) and it would be received in 30 days. It has now been two plus months and every time I email I get an excuse of why they have not issued the refund and now I’m getting no replies! If they truly did their job for the other realtors and getting their percentage of commission then they should have plenty of money to issue my refund as they stated they would. I am beginning to think that the reviews on their website are fabricated.

I rarely leave negative reviews, but other real estate agents deserve to know about my experience with Dwelio. In January 2026, I paid Dwelio $699 after being promised a guaranteed minimum of 20 leads. After four months, I had received only two leads, neither of which was legitimate or usable. The first was a property that was already listed by another real estate agent. The second was someone who claimed to own a property that they did not actually own. I repeatedly called, texted, and attempted to contact both individuals. Neither ever responded, and neither resulted in any business. In April 2026, after acknowledging the lack of results, Dwelio agreed to issue me a full refund of $699. That should have been the end of the story. Instead, it is now August, and I still have not received my money. I've sent repeated emails and follow-ups. Each time I receive essentially the same response: "You'll receive your refund next week." Then another week passes. Then another. Nothing happens. At this point, the most frustrating part isn't even the poor-quality leads—it's that the company has repeatedly failed to honor its own promise to refund my money after agreeing to do so months ago. If Dwelio eventually sends my refund, I'll gladly update this review. Until then, I cannot recommend that any real estate professional risk their marketing dollars with a company that, in my experience, failed to deliver what was promised and has still not honored its written commitment to issue a refund. Update: As of the date of this review, I have been waiting approximately four months for a refund that Dwelio agreed to issue. If that changes, I will update this review immediately. Update – August 29, 2026 After posting my original review, I received a phone call from a Dwelio supervisor who told me my refund would be issued no later than August 26—but only if I removed my negative review. I declined. Consumers have the right to share honest, factual accounts of their experiences. As expected, the refund never arrived. After following up again by email, I received the following response: "Because you indicated that you will not be removing the review, your contract has been terminated. As a result of this termination, neither party remains bound to any further contractual obligations or services, and the refund is denied." Let that sink in. Dwelio agreed months ago to issue me a full refund after failing to deliver the guaranteed leads I paid for. Yet after I refused to remove my honest review, they denied the refund they had already promised. Based on my experience, this raises serious concerns about how customer complaints are handled. If your refund is conditioned on removing a negative review, other consumers deserve to know that before doing business with this company. I strongly encourage anyone considering Dwelio to do their homework, read reviews across multiple platforms, and proceed with caution. My experience has been extremely disappointing, and I regret trusting this company with my marketing dollars.

Continues to reach out to me even after I’ve requested them to stop. I receive countless texts asking if I’d like to try their lead generation software. I do not, and yet I’m continually spammed by their company.

Hi Zachary, We understand your concern and take feedback regarding communication very seriously. However, we have thoroughly checked our internal system records, and they indicate that our team has only reached out to you a single time. Following your request to stop, no further texts or communications have been sent from Dwelio. Because we strictly honor opt-out requests, we want to ensure there isn't a technical error or another entity reaching out under our name. We kindly request that you contact the Dwelio Support Team directly at [email protected] so we can investigate this further, verify your contact details, and fully address your concerns. Best regards, Team Dwelio

I signed up for their lead generation service and after receiving several leads where the person wasn't interested, I decided to cancel my agreement. It is stated in writing, as well as during the sales discussion that if you don't receive any quality leads then you can request a refund. IN WRITING, Dwelio agreed to refund me the money within 30-60 days. We are passed the 90 day mark and they have still yet to send the refund. Now reading these reviews it is blatantly clear that they will never refund the money. Roughly 30 days after signing up, I received a call saying they will drop the commission of the first deal from 10% to 8% if I write a 5-star TRUST PILOT review. It is now obvious that they only have 5-star reviews because they've paid for them. TRUST PILOT has done nothing to mitigate this, as this was reported to TRUST PILOT yet these reviews still stand. Dwelio continually makes excuses and claims that they are a reputable and ethical company, however, they don't deliver the leads as promised, and paid for. They do not refund the money, as they stated in writing. They don't even respond to BBB complaints. Subsequently, I have filed a complaint with the state of Georgia, Arizona, and the FTC. Next step will be lawsuit and from reading other reviews, it is looking like a class action lawsuit. SAVE YOUR MONEY, save the headache and save your time. STAY AWAY FROM DWELIO, a subsidiary of Bristol Listings LLC in Hoschton, GA. January 28: Thank you for completing the form. We have received it, and your refund will be processed within 30 to 60 days. Your account cancellation has been finalized as of January 28, 2026. Once again, we appreciate your patience and understanding. Thank you for your services. April 3rd: After checking with our team, we can confirm that your refund is scheduled to be credited to your account next week. As soon as the funds have been fully processed from our end, we will provide you with a final update. April 8th: Your refund is scheduled for this Friday or Monday. Once it has been processed from our end, it typically takes 2 to 7 business days to be credited to your account, depending on the bank's processing timeline. April 15th: We are currently checking with our Finance department regarding your refund status. As soon as we receive an update, we will notify you accordingly. As of today, May 14th there is no refund. They also make you wait to request a refund until after the 4 months because then you cannot request a credit card charge back. They know exactly what they are doing and how to screw over hard working people.

Hey Anne, Thank you for your feedback. We sincerely apologize for the frustration this situation has caused, and we appreciate the opportunity to clarify the details regarding your account timeline and our refund policy. To ensure complete transparency, we want to review the timeline of the services provided: Onboarding: Your account was fully onboarded on September 8, 2025. Lead Delivery: Our records show consistent lead activity starting September 22, 2025, followed by a connected lead on September 30, 2025 (noted as expanding to the pre-approval phase with a lender). Connected leads and live transfers continued to be delivered monthly through January 2026. The Agreement: Per the terms of the signed agreement, refund eligibility applies only if a client does not receive connected leads within a consecutive four-month period following the onboarding call. Because active connections were successfully delivered, a standard refund was initially ineligible. Regarding the refund updates: In an effort to resolve your concerns internally and maintain a positive relationship, our senior management team stepped in to approve an exceptional, partial refund outside of the standard contract terms. However, once a matter is escalated to external regulatory bodies and legal channels, our standard internal processing must pause so that our legal team can review the file. Regarding our reviews: We take pride in the genuine success stories, listings, and signed buyer agreements achieved by realtors using our platform. Reviews on platforms like Trustpilot represent the real, verified experiences of our active partners and cannot be forced or artificially incentivized. Our Success Team remains fully open to resolving this matter directly with you. If you would like to discuss a mutual resolution, please reach out to us at [email protected]. We appreciate your time and understanding. Best regards, Team Dwelio

Do not believe their refund policy!!!! I was promised a refund on October 2 2025, it is now Feb 6 2026. They keep telling me it is processing but nothing, for MONTHS they have not been honest and strung me along. Email after email from them saying it is on its way and they have failed repeatedly to live up to their word that they did put in writing. Why did I cancel? After months of terrible leads I realized that this was not a reputable lead source and a waste of my marketing dollars.
