The platform is okay
The platform is okay, for most landlords its overkill. They keep all the rent processing fees and than charge us the landlords a monthly fee, s they double dip. They also raise prices regularly without warning.

DoorLoop is agentic property management software for growth-focused property managers and owner-operators who need real accounting. Its AI agents work inside the same platform that holds your accounting, leases, and payments, so they act with the full context of your portfolio and within the rules you set. Most property management teams run their business across disconnected tools: one for the books, another for leasing, and a patchwork of emails, calls, and texts for everything else. DoorLoop brings it into one platform. Collect rent online by card, ACH, cash, or check with automated reminders and late fees. Keep your books current with real-time financial reporting, bank sync, and QuickBooks Online integration. Move from listing to screening to eSigned lease in one flow, and manage work orders, vendors, and vendor payments in one place. Customers using DoorLoop reclaim an average of 5.3 hours a week and see an 88% on-time payment rate.On top of that foundation, AI agents take on the operational work. They answer tenants across every channel, run maintenance from request to bill, and take renewals to signature, with new agents added to the platform as they ship. Every agent starts at full approval, and you decide how much each one handles. Every agent action is logged in plain language and attributed to the agent that took it. Your rules. Your record. Your AI.DoorLoop offers three plans. DoorLoop One gives you the complete platform with the AI Assistant, DoorLoop Connect adds the Receptionist Agent, and DoorLoop Multiply adds the Maintenance Ops Agent and Lease Renewal Agent. Every plan includes unlimited users, data migration, and support from real people who know property management. In G2’s Winter 2026 reports, DoorLoop earned Leader, Fastest Growing, Highest Satisfaction, Easiest to Use, and Most Likely to Recommend badges.

Ive been using doorloop for many months now, and im overall very dissatisfied with the customer support. I get the run around almost every time after long wait times to get in touch. Most agents goal is to basically get you off the phone it seems, they dont know the answer to most questions, which many of mine have been about holes in their systems.

Hi Liam, thanks for taking the time to share this, and we're genuinely sorry your experience with our support team hasn't met the bar we hold ourselves to. Long wait times and inconsistent answers are not acceptable, and we'd like to learn more. Please share contact info with our team or reach out to us directly at [email protected] and reference this review. We'll make sure the right person follows up with you.

The portal is very 'buggy'. One moment it may be an issue with how rent charges post (as in each notification reminder would continually add the rent amount in charges multiple times), or, weird nuances when accepting card payments vs ACH. Next, requests sent to the landlord tell me via notification they were sent successfully, but not showing in the actual portal. Working in IT I am convinced they have various back-end, API, and perhaps server storage anomalies, and/or systematic limitations that make the customer experience poor. Additionally, their customer service methods and availability are limited... even the newly set up AI Agent "Gary" is insufficient.

Hi, thank you for sharing this. We appreciate it and want to make sure your feedback is addressed properly. The duplicate rent charge notifications, the ACH vs. card payment inconsistencies, and requests that show as "sent" but don't appear in the portal sound like distinct issues worth investigating individually rather than one catch-all bug. We'd like to dig into each of them directly. We also hear you on the support experience, including with Gary. We want that to be a fast, reliable way to get real answers, and your feedback helps us make sure it is. We'd love to get in touch with you. We've requested your contact info, or if you prefer, you can reach out to [email protected] and reference this review, and we'll follow up with you directly. Looking forward to connecting soon. Gets a couple stars because they often do what they're supposed to do, which is relay my rent payment to my property manager. Loses three stars because: * Skipped an autopay payment without warning or explanation. My linked account was fine. Only notified because my landlord reached out three weeks after the scheduled payment. Autopay is a pretty important feature to execute on reliably. * Zero customer service. The phone number directs you to a chatbot on the web site. The chatbot does not work at all. There's literally no text input, and the multiple choice bubbles they offer you are a joke.

Thank you for sharing your experience. For any tenants requests, please contact your property manager who will assist. Please feel free to have them reach out to us, or share your contact info with us on TrustPilot and we would be more than happy to get in touch with them as well.

Doorloop is a pretty interface which locks the conversation into a single focus, pay the bill, even if it is wrong. It does not itemize the charges for the tenant which leads to incredible confusion on why the amount shown in what is shown. It does not provide opportunity to pay a piece of the bill early, for instance to pay water this week, and rent next week, when neither is due for two more weeks. The help system is not a help system, it is a guided set of questions designed to look like help, without being anything more. All help is referred back to your property manager. If they are not up to speed, or paying attention, you are left with little to no information. In practice Doorloop is a clean interface designed to reduce the tenant interaction down to one figure, what is owed. When the property manager doesn't manage that well, the system becomes another broken tool making life harder for all involved. This review is based on having two commercial properties rented in a small warehouse park, to a management company that has expanded widely with dozens of facilities in the intermountain west (Utah, Idaho, etc). The integration of Doorloop has been a major step down. The values of rent are always out of date, multiple months are added together incorrectly, utilities handled by the property manager are never itemized. It is nothing more than a troublesome interface designed to reduce headcount in the management office. For a very simple single interaction of rent only, it could be a nice streamlined system. The moment anything more is added, the opacity turns it into a problem. A partial payment is not allowed. This is particularly a problems when the property manager makes an error in putting the rent into the Doorloop system. It creates an all or nothing scenario, based on errors made by the property manager.

Hi Matt, Thank you for taking the time to share such detailed feedback. I can see how confusing and frustrating this experience has been, especially when you’re simply trying to understand your charges and make payments in a way that works for you. Your concerns are completely valid, and I want you to know we hear you. I do want to clarify that DoorLoop is a platform your property manager uses to manage payments and communication. Because of that, details such as itemized charges, the ability to make partial payments, and updates to rent amounts are all managed directly by your property manager. If something looks off, or if you’d like to request partial payments or more transparency in billing, your property manager is the best person to address and adjust those settings. I’m truly sorry that the system feels limiting right now. DoorLoop is designed to simplify payments, but I understand how it can feel like the opposite when there are errors or missing details. I encourage you to reach out to your property manager directly or share their contact information with us and we can reach out to them. We value you sharing this feedback and hope this information helps. Warmly, DoorLoop
Eddie B.
I’ve been dealing with a vendor payment issue on DoorLoop for over two months. A payment didn’t process correctly, and there’s still no way to void or correct it manually. For a platform that handles property management and vendor payments, that’s unacceptable. I’ve contacted customer service multiple times, and while they keep saying it’s “being worked on,” nothing has been resolved. The system lacks basic functionality, and the follow-through from support has been extremely disappointing. They market themselves as having great customer service, but based on my experience, that couldn’t be further from the truth. If you’re managing multiple properties or vendors, I’d think twice before relying on DoorLoop.

I invested in this software for my property management division and feel that after nearly one year of use, it was not wise to do. I'm someone who loves technology, but learning this system has been extremely challenging. There's room for improvement with onboarding, live customer service, ease of navigating through the system, etc. Although I'm going to select the date for my most recent complaint, the issues have been ongoing.

Doorloop has the potential to be a 5 star software, but in my opinion right now it is a 2 star software for the following reasons: 1. The system does not calculate late fees correctly. I have gone back and forth with Doorloop for months and have been told this is not a high priority request and no idea when it will be fixed. Any system that has broken accounting automatically loses 2 stars to start with. The system is out of balance without manual adjustments every month. Today only 2 accounts out of 14 late fees were in balance. The other 12 had to be manually adjusted. 2. When renewing a lease you have to move a toggle switch to get the tenant’s name to appear on the renewal list. If you do not remember to move the toggle switch back, at the end of the lease the system will not bill the tenant a new monthly charge even if the tenant has not moved out. 3. Doorloop has partnered with a third party for templating forms. You cannot copy one template to another. For a lease you have to set up a lease for a new tenant, two new tenants, three new tenants, etc., and the same for existing tenants. If you need to make the slightest change to a lease you have to do six new templates which can take hours to do. There are better solutions. Doorloop has an amazing rental application module. The automatic payments go right to the bank. The reports are very detailed and thorough. All other features work as expected except the three listed above.

Hi Joe, We're happy to hear you love our rental application module, among other items. We've investigated your issues and found that late fees are indeed calculated correctly (otherwise it would affect all customers), however you are using them in a manner different from everyone else which makes it a bit trickier to calculate just for your use case. The toggle on the lease renewal screen is there for a reason because prior to this, customers were having issues when the toggle wasn't there. There will always be cases where one fix or toggle switch will benefit majority of customers, but may not be the best fit for a small group of people. We're constantly doing our best to improve and make the software perfect for everyone, although each person runs their business slightly different. Thank you again for all your feedback, we're still looking into everything you mentioned above to see if there's a better way that can work for you. Looking forward to connecting soon.
