I am an owner in Jamaica Bay Fort Myers...Since Cove took over our community has taken a turn for the worse and that is an understatement. Management is not doing their job. After repeated attempts and nothing being done about it...our property values have taken a hit, and lot rents have escalated to an all-time high. Owners are abandoning their homes due to lot rents and not being able to sell. Cove Does Nothing. Our HOA is trying but with not being able to resolve these issues we are having to file a lawsuit against them. I would not recommend purchasing in this community. It is robbing all of us our initial investment and peace. What use to a pristine community is now looking more like a un kept trailer park. BUYER BEWARE of Cove Communities...

My parents bought at Jamaica Bay in 2024 after selling their condo due to loosing it during hurricane Ian. Well the person that sold them this place never once told them about the fee going up after that first year. Honestly they where paying $1100 when they first moved in and then after that year was up the fee went up to almost $1800 a month. Honestly I'm not sure how COVE can do this to retired people. They have no remorse on what they have done and making people walk away from what they used to call home. Some people are living week to week and wondering how they are going to purchase food or other items they need because they have to worry about making sure the fee is paid to keep their home. Its sickening that you have people walking away from a home they worked so hard for and now have nothing. My parents spent $120k then put money in to remodel and have tried selling but can't even get half of what was spent. You have people that have lived here for many many years and now they want them to pay to tear down a home. This is so unacceptable on how a company can treat their tenants. It makes me sick to my stomach.

Cove communities purchased jamaica bay in fort myers and everything spiraled downhill from the moment of that transaction. Rent fees doubled, perks that we had for years prior were taken away. We cannot sell our homes due to the extravagant rent ($1600 month for a 55 + mobile home park)...and they keep raising the rent. And if someone passes away, the family has to pay $10k to tear down the house if it doesn't sell. They are a disgusting breed of people, I and everyone i know will never stay at a cove community owned property. We just found out that someone who lived in Jamaica Bay paid cove 10k for demolition over a year ago, but cove decided to update the home for resale recently. How is that legal? They should be offering market value to those who want out of that community.

Jamacia Bay -Cove Community is not a desirable place to live. We bought our home here in 2020. The park was owned by a wonderful company called Uniprop! Since Uniprop sold our park has gone downhill. The new owners Cove Communities has raised our rent -7-8 % !!! Uniprop only raised 2-3 percent. Cove community is only concerned about their own profits! Many seniors are being driven out of their home due to cost of lot rent. This is a 55 and older community. Social Security doesn’t give 7-8% raises. The park manager is extremely lacking in people skills. She is downright nasty and degrading to residents. Shouldn’t our interactions with her be more pleasant. When addressing an issue she will not let you talk. Town meetings that we have she also will not allow us to speak. This to me is not appropriate. Cove community you need to do better. How can you expect to sell homes with a rating of 1 on trust pilot?

The management does not care about the residents. Trash piles up, repairs are not done in a timely manner, and the office is rude and unreliable. Tenants they try to illegally evict them.

I am an owner at Jamaica Bay Viilage in Fort Myers Florida. Since purchasing our home, Cove has done nothing more than increase lot fees and ruin what was once a beautiful sought after thriving community. Amenities are not maintained, the grounds are not cared for, and the Park Manager has imposed unnecessary and restrictive rules without even consulting with the owners who live here.. Cove apparently routinely buys manufactured home communities and then changes them from comfortable and thriving retirement communities to places where retirees cannot afford to live and cannot sell their homes because of the unreasonable lot fees. Home Owners at Jamaica Bay are now being forced to either walk away from them or give them away for far below their value. Cove has built new homes and offered much lower lot fees as an incentive for buyers just because they can, while existing owners can't afford to pay and are unable to sell. Owners at Jamaica Bay Village have retained a legal team that will fight against the destruction of our community. Corporate Greed like this must be exposed and stopped.

I have lived in Jamaica Bay in Fort Myers for 2 years. For the most part, it has been good. But had I known what Cove was going to do, I would not have purchased in it. The park Resident manager is absolutely a nightmare! She belongs as far away from any customer SERVICE job as possible. She is lacking communication skills, common sense, any management skills whatsoever! Her only style of management, is authoritative, rude, inflexible, and a bully! I've already written letters to the governor that these HOA fees need to be regulated.

After over 25 years in Jamaica Bay, I am physically ill over what Cove has done to that community. Jamaica Bay used to be one of the best communities around. The amenities are not well kept. And some amenities have been cut. More cuts to amenities are expected. There are over 50 vacant lots. If you cannot afford to live there and you can’t sell your home, you have two options, demolished or move it. People are literally giving away their homes. I had to. Lot rent used to be manageable for people on a fixed income. The expected lot rent going forward is going to be at least 1600, a month from what I understand. Many people are paying more than that already.People who have been there for 20 or 30 years or not gonna be able to withstand that kind of a hit. The former owners Uni Prop at least worked with people on the increasing lot rents. Cove does not care about human beings. We are just $$$$$$ signs. The current manager treats the residence like we are living in a juvenile detention system. We are all adults who have worked all of our lives looking forward to retirement in the paradise known as Florida. For so many this is turned into a nightmare. I would caution anyone to not purchase a home in a Cove Community.
