umy excruciating experience of getting accurate closing cost led to the discovery equity settlement services delayed paying my prior mortgage from the disbursement date until 3 days later, pocketing the additional interest while i paid the interest for those days while paying daily interest on the new loan. . equity settlement services acquiesced and are sending me a check for the interest on the old loan. . also, don’t be fooled...cardinal “sells” your loan to dovenmuehle mortgage inc. i wasn’t able to get answers to major issues, so i filed a whistleblower tip with the sec. Looking into refinancing house. Told Cardinal that we didn't want to run hard credit hit until we decided if refinancing made sense. Was quoted 2.77% rate to consolidate 1st mortgage and HELOC (home equity line of credit), no buy down points, and total closing would be around $3,800. Based on this quote, filled out application. Cardinal did hard hit on credit. After 4 days Cardinal called and stated the interest rate would be 3.65% or we could buy down the interest after 4 points. Pure bait and switch scheme. Loan officer agreed that our credit was as I had previously advised him, but there was more that went into loan rates, but couldn't provide a reason why that rate was almost 1 point higher than previously quoted. Glad we found out now what kind of company we were dealing with. Just hate the fact that we have another hard hit on our credit.

This place has been consistent with one thing and one thing only.. OVER PROMISING & UNDER DELIVERING! We started the refinance process On 3/2/20 and then closed on 4/25/20 & were instructed not to make our mortgage payment as our funds would be available within 5-7 days. Long story, kinda short; as of today, still not funded! They dropped the ball, so we went ahead and paid our mortgage payment, which was late after their directive of not paying it when it was due. Now, Because we paid our payment they have said that we will have to do another closing. BUT our late payment may have an impact on getting us funded! How does this happen?! Again, we started this on 3/2/20 today is 6/2/20, we still have not been funded!! We don’t even know what is going on because they never return calls within the promised time frame! We have followed every directive they have given, we have submitted & we have completed everything they have asked of us with extreme promptness!! My patience is exhausted and I’m over it! They only received one star because zero wasn’t an option.

Refinance proposal was excellent as well were initial contacts. Now over two months later stuck in underwriting hell. Every week, they extend the closing date, ask for one more redundant documents and try to stick me with a lock-rate extension fees. Calls and emails returned with unacceptable delays if they reply at all. Was supposed to close on 3/30. It is now 5/12, and I am giving up on them and seeking out a local lender. Would never use Cardinal Financial again.

We re in process of refinancing and misrepresentations over and over. We were given a rate, and then when the disclosures appear, we're expected to pay over $2000 in points - that was a topic that never came up! We ask about it and no conversation at all, just revised paperwork with now a $1000 in points. Getting sick of this crap. Decided to sign disclosures to get it over with. Signed those along with an appraisal fee waiver form. Next day, all new paperwork to resign again, all the same, except this has a $600 appraisal fee. I'm starting to hate this company and seriously anxious to drop and RUN! Total Bait and Switch, as if I'm some stupid, uninformed homeowner. Can't believe this distrust! Totally frustrating!

If you have bad credit this is the company, but don't expect anything special at all. This is the the absolute worst experience I have ever had.

Beware of a low rate. A low rate is only good if they can close your loan. I honestly never leave bad reviews, but Cardinal Financial and its affiliate Sebonic Financial are absolutely the worst in every way possible. I only wish I would have researched this company more vigorously before being enticed by a low rate on a 15-year mortgage cash-out refinance. Every negative review I have read online about this company is true to my experience with them. In my opinion, they are as close as you can get to completely incompetent. I started my refinance with them back on February 10, 2020 after finding them on Bankrate.com. I supplied all the requested documentation roughly with-in 48 hours. I paid $450 for an appraisal and waited. They jammed my file up in underwriting for over a month. It was a constant chasing them down with calls and texts just trying to get them to respond. And when I finally got in touch with them…they asked for more documentation. I would provide… then silence…I would call…more documentation requested…repeat. Sometimes they even asked for the same thing again after I had provided it to them already. My original closing date passed without contact from Cardinal and as of 4/14/2020 they still would not provide me a clear to close. That’s when I finally told them to go kick rocks and had to pivot to a more reputable lender. What makes it worse, the money from my refinance was going to be used to offset the expenses my wife and I are incurring in our adoption of our son in May 1, 2020. I was clear about the timeline and was assured there would be no problems. Well, that turned out to be a lie. Two months should have been plenty of time to get a refinance complete, even in these challenging times, especially knowing the time crunch I was facing. The communication on this transaction was the worst I have ever experienced… and real estate is my profession. I put a lot of faith in this company and they let me down. If you are self-employed and have more than one source of income, I encourage you to go elsewhere. They have no idea what they are doing when it comes to borrowers like me. It will only leave you frustrated. I spent a lot of time over two months answering questions from an underwriter who had no understanding of LLC's, partnerships, or real estate. The loan originator, John Ruskin (Sebonic) was unable to help and the transaction coordinator with Cardinal was just about as lost as everybody else I spoke to. You can’t give 0 stars so 1 it is. It’s not the local Cardinal but when we underwrote just less that’s 5 years ago it was a terrible long drawn out head ache. (Our local guy was great but once the loan is signed they’re not who you have any contact or business with). Waited and waited and due to their issues not being timely paid multiple mortgages and had to postpone move and lose deposits and tie up cash that was unplanned. Then they sold my loan (to their partner) but all my loan info still goes through their website...should have known it would get worse as time goes on. Dovenmuehle is as bad and is their partner in the financial mistrust that grows. I pay this account out of an auto set up but they (Cardinal) have no record, take more than one payment in multiple months in the year, when you (finally) speak to someone on the phone what you show on their site isn’t what they see, want to help with or can find to help verify. They are also semi rude and condescending over the phone if your not trying to get more loans from them. I’m asking the consumers that look up reviews prior to be wary and aware that this Co is very problematic and inconsistent.
