Terrible service. Can’t get help on our septic smelling pond. No one every gets back to you or calls back

A horrible run company! Accounting department can't get a payment posted through their own payment portal correct! Customer service? A week to get back and I had to get all documents. Instead of them looking up a date and certain payment amount on that day. Property management is laughable. Would not recommend EVER!

They rip you off!! They over charged the HOA fees and was told because they helped me get back MY money they took with out permission, they charged me $50!!!

Worst HOA management company. I have lived in my house 16 years and have my yard cut every two weeks and now this company wants to tell me I should have my lawn cut every week because it may rain during one of those weeks and the grass may be two high for a few days in their opinion. I would not recommend this harassment company

Unprofessional and completely unresponsive. I’ve reached out multiple times about our lawn maintenance and have been totally ghosted. They take your money but won't return a phone call. Avoid this company.

Do not rent from Westward they lack communication unless its to email over amd over asking for Christmas bonus monies. They will charge you a fee for every little thing but never fulfill what the charge is for such as filters. They bury fees by bundling and when you ask for a break down 11 emails later its basically to state they will continue to charge fees for service not provided or for merchandise they refuse to deliver. I rarely use this word but I HATE Westward.

Absolutely horrific and immoral company. They flagrantly ignore and violate the law. They charge fees that they bury in their contracts and even if you read closely, they refuse to answer clarifying questions about. It's impossible to actually get in touch with a property manager. Instead, you either get auto-responses from chatbots or talk to customer agents in the Philippines who have no idea what's going on, are unfamiliar with the local laws and requirements, and not authorized to do anything to solve your problem. No shade to the people in the Philippines but the business model is nonsensical since property management should inherently be a local, on-the-ground service. If you're a landlord, an HOA board, or a prospective tenant, STAY AWAY! If you're an HOA and your property management company is acquired by Westward, fire and replace them immediately! Don't make the mistake of waiting to see how it works out.

PEARL VISTA HOMEOWNERS ASSOCIATION. Westwood360 does not respond to requests, verbal nor written requests for information. They list a local phone number to call: 636-441-9200 But, when called it goes directly to the Phillippines. The people in the Phillippines do NOT and cannot provide even the basic common information as to provide who the Board of Directors are. Westwood360 listed Jessica Goodman as the Senior Community Association Manager at 5988 Mid Rivers Mall Drive. Suite 228, St. Charles MO 63304. I went to that location to speack with her and the office is a dummy office. It is merely an address that they use. So a person CANNOT go physically to see her. A person CANNOT call her to talk to her because the number goes directly to the Phillippines. An email address is listed as: pearlvista@westward360. When emails are sent to this email address they are rarely responded to. This company is a TOTAL SHAM in every way. Unfortunately Paris Dukes and Stacey Ficken the known board of directors hide behind this company. I WOULD NOT RECOMMEND THIS COMPANY EVER NEVER ! ! !
