I was sold a big bag of dog crap! These people can sell crap to the sewer company. They sold me that they have revised their system only to find out the same crap as every other online system. Phone no good 75% of those 25% left 50% weren't interested thats (12.5% overall) of the 12.5% left 90% were just browsing and of the last 1.2% left either weren't qualified or stopped answering their phone. They promise a refund or replacement lead for bad ones but who really has time for that? Just do what you say your going to do and give me people who are waiting for my call.

Out of 39 leads received and over…DO NOT WASTE YOUR MONEY!
Out of 39 leads received and over $1,000 paid, not one single lead materialized. A total scam. No wonder, Duh, prospective Buyers utilize site to see Foreclosures, so they want to spend $200,000 for a property in a County that does not even have Condos for less than $500,000.

Worthless leads
They sold us on real estate leads and told us that they were from regular buyers, but they were all looking for ridiculous bargains. Total waste of money and refused to reimburse us.

Just really sad and disappointed
Just really sad and disappointed. I was told that they verify correct phone numbers and of course the numbers of the “leads” are wrong… and the communication was GREAT before I paid but now that I’ve paid, they won’t return my emails. Be careful y’all. 😞

This has not been what was discussed
This has not been what was discussed. No communication. No leads. I’ve requested a refund. But the “extra” that was given as a thanks for full payment was what they took back. Very disappointed.

My experience thus far has not been…
My experience thus far has not been great. I only received 1 lead in 3 weeks and she was not a good one not the warm lead I was told I would get. Secondly they stated it will be only 1 agent per territory there are 3 in mine. I am not getting what I paid for. I called a few time and no answer no call back. I am not a happy camper. I would like a refund. I know how to follow up and convert online leads I actually teach a class on this. Dont waste your money.

What a waste of time and money
What a waste of time and money. I may as well have lit the money on fire. I signed on in June and I am stuck with these people until December, but I have already sent them an email stating I am not renewing. 99% of leads never respond. If they do respond they're mad because you called them, or they have no clue what you're talking about or they have an agent already. These leads were supposed to be vetted and exclusive. But they aren't. I think maybe at one this company may have been on the up and up with their leads but they aren't now. If you look at all the lender and agent reviews that are recent, they all read the same.

False Advertising/Scam business practices
I signed up & paid upfront for a 6 month order of internet mortgage leads with USHud.com. They offered a FREE website (through I-Buyer) for 90 days in addition to the leads I was purchasing and said I could cancel within 90days without any or further charges. Their Facebook advertisement and also thier sales reps told me over and over again the Ibuyer website was free for 90 days and I could cancel without charge, so I agreed to this add on.
Into the second month I knew the leads were low quality so I emailed them AND called to cancel well before the 90 days was up. I enrolled Jan 10, 2023 and cancelled March 21, 2023. I had already paid-up front for the leads for 6 months so I didn't complain about the leads or ask for a refund. I knew I had to take it as a loss. The gentleman I canceled with assured me there was nothing I had to do to cancel the IBuyer website since it's now in their system, he assured me I would not be charged anything else on my card. To my surprise it is now 5 months later they charged $299.00 on August 10th, 2023 on my credit card.
No one said it’s "free for 90 days then REGARDLESS or DESPITE cancelling you WILL still be charged $299.00 each month after". I would not have agreed to try the website because I really didn’t need a website and I don't market myself that way. I just wanted internet leads that they were supposed to provide to me from their main USHUD.com website.
Now today 8/10/23, on the call to their manager he made it seem like he was doing me a favor and he wouldn't charge me $299 for Sep & October but he wasn't going to refund me the August charge. Well, I shouldn’t have been charged anything at all since I cancelled within the time frame. He stated they were under an agreement with IBuyer and it cost them money to set up the website for me. That he was doing me a favor and saving me $600 for September and October charges. He referenced he had recordings of all their calls with me.
This charge now in August is not fair to me and not what I was told would happen. This is happening 5 months after I canceled so it is shocking to me. In fact, I was assured this wouldn’t happen and if they truly recorded all of their calls to me, it would have been heard several times my inquiries about 90 cancellation and also about not being charged anything after cancellation with the website. What also can be heard is the sales rep assuring me I wouldn't be charged anything after cancellation, and that I didn't need to make an extra call to IBuyer either. I feel their Facebook advertisement was fraud because they did not honor their 90 day cancellation agreement. They also used trickery verbiage to justify charging me until November. I have emails that show I cancelled, and I also CORRECTED the rep that I did not purchase a package from Jan to Nov but from Jan to June - 6mo only. They are saying I agreed to have it until Nov. Regardless of what they tricked me into saying, I was told I could cancel before 90 days and did so while being assured no further charges would be taken from my credit card during those supposedly recorded calls. I feel this is such bad business practice to swindle good people of their money. No one should have to experience cancelling within the time period given and then 5 mo later be charged out of nowhere for any reason. I'm also going through some personal finance issues and did not need this stress of paying for something I don't owe and having to fight for my money back.
