You will hate all Brokers and Real Estate after having Tim Crofton selling your house.
Tim will say anything to be your Listing Agent and he will do the opposite. Do NOT use Tim if you do not want your life to be up side down. It will affect you physically and mentally. You will end up hating all Real Estate Agents/ Brokers. I do not want to revisit the horrific experience with Tim but here are some highlights.
1. His office staffs are always finger pointing and direct you to speak to Tim or they'd say "Tim did not inform me; I was not aware; please talk to Tim...."
2. You will be guaranteed to encountering issues that are not in the contract, Tim will commit and will NEVER deliver.
3. Tim will not disclose everything with the selling process and once you find out, they are your problems or too late. Tim will ignore your calls or emails.
4. Tim will pressure you to make decision. Tim will not advise or give suggestion. If he does, it will benefit Tim and NOT you.
5. Do NOT have him represent you as a seller or buyer.
6. Tim's movers hate working for Tim. They are stressed. Your furnitures are guaranteed to be damaged, broken and scratched.
7. Tim's staging furnitures and accessories are junk, broken, damaged.
Conclusion - STAY AWAY FROM TIM CROFTON!

Bought and Sold a house with Tim
We have bought a house in Fremont with Tim and sold our old house with Tim as well. I met Tim at one of his open house which I have purchased from him. One of Tim’s realtors was assigned to us as a buyer’s agent. Buying a house from Tim’s listing was straight forward. He told us what to offer and we got the house smoothly.
However, selling our house was smooth at first. He asked us to sign on the forms without any information filled. The only info listed on the form was my address, selling price, listing time-frame, and his signature. We signed it after Tim’s verbal brief explanations (e.g. listing for 3 months with no obligation, selling price lower to attract buyers, staging is completely free, free movers, etc., BIG MISTAKES).
Very excited at first, the worst experiences of my life I had to deal with Tim. I had sold 3 houses in Bay Area before. I have never met someone so unethical like Tim in my professional life. I can explain few pages here but I’ll just give you advice and that’s up to you (readers) whether you want to believe it or not. I am very sure that there are many unhappy clients from Tim. Some happy clients are there for sure as well. You’ll see what I mean at my explanations below, if you’re reading this far, you may want to know more about Tim.
--- Do not let Tim sell your house as dual agency meaning hiring Tim as a seller’s agent and let Tim assigns the realtors from Tim’s office as a buyer’s agent unless if situation is favor to your side (Just like hiring a lawyer to represent both defendant and prosecutor, only good for one, NOT BOTH). THIS PRACTICE IS ILLEGAL IN MANY STATES. Tim gives bias to the offers that are submitted by the realtors from Tim’s office. SIMPLE MATH (Tim IS BROKER SO HIS REALTORS HAVE TO GIVE Tim THE BROKERAGE FEES FROM THEIR COMMISSIONS, EITHER SELLING OR BUYING FEES). FOR EXAMPLE, LISTING FEE IS 5% OF SOLD PRICE, 2.5% FOR SELLER’S AGENT, 2.5% FOR BUYER’S AGENT, IF Tim IS REPRESENTING YOU AS A SELLER’S AGENT, THEN HE GETS FULL 2.5% PLUS IF HIS RELATOR REPRESENTS AS A BUYER’S AGENT THEN HE GETS BROKERAGE FEE FROM BUYER’S 2.5%, TYPICALLY 0.5% TO 1.25% OF 2.5% DEPENDS ON REALTOR’S YEAR OF EXPERIENCES, SO THAT HE GETS A TOTAL OF BETWEEN 3% TO 3.75% (JUST FOR Tim, 1 MILLION HOUS FEE IS $37,500 AND 2 MILLION HOUSE FEE IS $68,000).
--- Everything Tim said, make sure to have it on the writings (e.g. 1% credit back, or any promised $$ credit, or verbal agreement to fix the issues like leaking pipes / any damages / etc.)
--- For listing price, if you’re listing below the fair value price to attract buyers, make sure to have it in writing because Tim will use it against you when listing price is offered and you do not want to sell. After contracted date is over, your house is not sold for any reasons and you want to change to different brokerage like COLDWELL / REMAX / ETC., you will be responsible to pay him the fees or Tim will make sure you’ll pay the fees (if not listing fee 5%, he’ll charge you for staging fees, marketing fees, documentation fees, and etc.).
--- JUST BE CAREFUL (OR) DO YOUR OWN RESEARCH BEFORE YOU DECIDE TO LIST YOUR HOUSE WITH Tim OR BUY A HOUSE WITH Tim.
--- CHANCES ARE ONLY GOOD FOR EITHER BUYER OR SELLER (NOT BOTH) IF YOU ALLOW Tim TO DO THE DUAL AGENCY.
---MOST OF Tim’s’ LISTINGS ARE SOLD AS DUAL AGENCY. JUST DO YOUR RESEARCH, DO YOURSELF A FAVOR.

He's a taker, don't do business with him
He's breezy, bossy, insulting, and condescending, using whatever approach gets what he wants in a given situation.
i wouldn't do business with them again. Changing the terms of a deal after its been made is not cool. There are plenty of other realtors out there.
