I was very disappointed in the…
I was very disappointed in the maintenance of the room we stayed. There was no lever to lock or unlock the balcony door. along with paint hanging off the wall. There was also a frame hanging on the wall that didn’t even have a picture in it. Communication was terrible and it took 2 days to finally have the issues fixed.

We stayed at Tidewater Beach Resort in…
We stayed at Tidewater Beach Resort in Panama City from September 6th through the 12th and rented two rooms: 602 and 1402.
In room 602, the air conditioning wasn’t working, and each bedroom had a box fan, which made it clear the resort knew about the issue in advance. We reached out for help and only received a lengthy troubleshooting email instead of immediate assistance. We also found dirty sheets and cockroaches, and the heat was very uncomfortable for my 82-year-old mother and myself, as I have sleep apnea.
We were moved to room 2402 the next day, which meant we had to repack all of our belongings and wait until 4:00 PM to switch rooms. While the new room was nicely decorated, the bed was smaller than expected and my husband's feet hung off the end.
A couple of days later, they changed the lock code on room 2402 without informing us, and we were locked out for 30 minutes at 10 o’clock at night.
In room 1402, where our children stayed, we didn’t encounter major issues beyond a water outage. Considering we paid over $4,000 for these accommodations, the only compensation offered was $100, and communication with the resort’s management was poor.
In summary, I would not recommend Tidewater Beach Resort or the group A-V-A-R-I. This was supposed to be a special family vacation, and the experience was extremely disappointing.

Paying roughly $10,000 + for a 5-day stay with 9 guests and receiving only a $250 refund for a non-working refrigerator and other broken appliances is a legitimate basis for public feedback, especially after Avari took over management and collected the remaining balance. They knew that the house was not in good condition. The breaker box in the basement kept popping when you’d use the microwave. The side fence had fallen down. They figured they’d put a dorm size refrigerator in the kitchen which was so small that would be enough. Ridiculous!

Condo uninhabitable, significant water damage and mold, refund or relocation refused
We booked unit A412 at the Waterscapes in Fort Walton Beach through Avari. Upon entering the condo I noticed a musty smell and the condo looked severely neglected- chipped paint throughout the corners and baseboards that looked like it needed to be touched up for multiple seasons, with significant water damage and mold/growth growing around the baseboards and drywall in the bathrooms. Upon brushing my teeth I noticed that the bathroom faucet was completely caked with black and green mold and we ended up using bottled water to brush our teeth. One of the showers wasn’t dispersing water properly and it was actually painful to shower because of how much pressure was coming out of the shower head (water was only coming out of half of it, so it was shooting out to the point I couldn’t shower my child because it was like pins and needles). Usually high water pressure is great but this was extreme and from obvious neglect. When we got into bed we noticed our sheets were stained throughout the middle of the bed. The condo was truly disgusting and I have ZERO idea how anyone thought it was OK to have guests in it at all.
We had to stay there one night because our flight got in super late (we arrived at the condo around 12:30 am) and I had my 3 year old with us so we ended up switching beds to one that looked cleaner and crashing for just the night hours (until around 8:30) before hauling out of there. I was in contact with customer service from about 1-2 am, but was told I would have to wait until the on site property management before I could be relocated or refunded. When I finally got a hold of the on site property manager (after calling multiple times from 8:30 am- 10:30 am) she told me I could not be relocated or refunded. It was after 11 am before I could see her in person though there were several urgent orders put in for her to contact me. We walked through the condo together and I pointed out all the issues above and told her the condo was uninhabitable and to ask again, and I was told the same again (no refund or relocation to a different condo). Apparently if the individual owner doesn’t want to refund you your money- it doesn’t matter if the place has obvious mold issues and unlivable! As a side note I woke up with a sore throat and itchy/runny sinuses that resolved after leaving, so I will be reporting this condo to the local health department.
I truly believe this place is a major health hazard and caution everyone to stay away from Avari- they obviously do not care about the health and safety of their customers.

Probably the worst experience ever!
Probably the worst experience I’ve ever had through a management company! We stay through them in Destin, and we had stayed at this resort multiple times and it’s been amazing! However never used Avari! Their condo was disgusting…. There was mold… broken furniture.. curtains hanging down! The list went on! We contacted them immediately after driving 12 hours and it being the evening, they did get someone out there to treat the mold- but had no other condo to put my family in! We had to find a hotel as we couldn’t stay in the condo for atleast 12-24 hours after remediation…. Refused to pay for the hotel and told us “good luck” …. They did return payment for one night of the condo which was half of what the hotel stay was lol which they said was “compensation for the troubles” …. We couldn’t use the condo … why would I have payed for it… that is not compensation! They’ve given me the rat race for months now with no help and a horrible experience! I would never ever book with this company unless you don’t mind a horrible experience and wasting money!

I rented an Ariel Dunes II condo 306 through Avari FL, and this was one of the worst vacation rental experiences I’ve had.
When we arrived, the unit had a strong fish and smoke odor. The carpet smelled terrible, the couch was dirty, and the beds had hair, used tissues, and food crumbs. The condition of the unit made it feel unclean and unsuitable for my family.
I contacted Avari immediately and asked to be moved to a clean unit. I was told someone would speak with the manager and get back to me, but no one ever followed up. I reached out again through chat and received the same generic responses that they would “look into it,” but nothing was actually done.
I paid for a clean vacation rental, not a unit with serious cleanliness and odor issues. What disappointed me the most was not only the condition of the property but also the lack of urgency and customer service.
I cannot recommend booking through Avari based on my experience. If something goes wrong with your stay, don’t expect timely or meaningful help.

Trashy "Dog Friendly Gem" in Florence, Oregon
Checked in around 4 p.m. on Sunday, 28 June 2026. The outside trash can was completely overfilled with food-related waste from previous guests, AS WELL AS INSIDE KITCHEN TRASH CONTAINING LIQUOR BOTTLES AND RANCID MEAT. DOG POOP wrapped in a paper towel and left on outside upper balcony that can only be accessed by going through the house. I immediately snapped photos of all this and sent to Avari via the app. Silence from Avari throughout the night. No word from Avari the next morning, so I called their main number; nice gentleman but very hard to understand through foreign accent. He said he was forwarding my pictures and previous day's texts to upper echelon. I heard from "upper Avari" and they asked me to resend the photos that I had already uploaded...I reloaded all photos twice; they then apologized "for the overflowing trash, kitchen garbage and feces on the upper deck." This was about 18 hours after my first text to Avari with photos. I then got a call from the local team; they were very helpful and we worked out a solution where I bagged up all the trash from inside (including the dog poop) and set it outside by the main garbage can. The local team then took the trash away in two trips. No offer of adjusting the bill by corporate Avari; I guess they felt saying "Whoops, sorry" was good enough. Seriously, the whole house needs a deep clean; dingy towels, dirty/greasy stove, cobwebs and dust bunnies. Key pad went low battery on us; local team promptly fixed.
