I am a property owner and we trusted them to manage our apartment complex. Staff changes constantly, missing keys and documentation at transition to a new company and inaccurate billing. Avoid at all costs.

They have high fees left and right compared to other property management companies. It's ridiculous. You're basically employing them and paying their hourly wages. Take your home elsewhere to be managed and rent elsewhere.

I was ecstatic when I found OnQ property management and the whole move in experience was great. An online scam affected me and my budget negatively and what I had originally set aside was no longer going to take me as far. OnQ Did very little to make sure that tenants would be able to succeed while using their service. They are using their technology to employ authorities to do their bidding by communicating fake walk through appointments . While touring my next property they self-help themselves to a lock out of the property where my pets were locked inside and they file complaints to the humane society. They charge for rent without prorate for time at property after they self serve. Property cleaning fees are in the order of thousands of dollars where the cost should be in the hundreds and they could not provide itemize details of cost because the work was never done only charged to tenant. They will send false walk through inspection communications in hopes that they will lure the tenant back to the property just to catch you in trespass. If there’s a modern day “slum lord” this would be the epitome of my understanding and belief coming from this property management team. The disgruntled team is letting it slip into unprecedented unlawful territory. I will never recommend such a company to any individual or family due to the issues discussed.

We have submitted 2 work orders with no response from Onq. In addition, I texted them and still no response. We pay a lot of money to rent the home. All we want is what is far. Once again, the property management company has fallen short.

Horrible company. There are so many "fine print" things in contract they dont want you to notice till its too late. Ive had nothing but trouble. Anytime anything matience wise happens dont expect help. You may as well buy a house because you will be paying just as much in repairs and hidden fees. My neighbor was looking for a manager for her property and she wouldnt use ON Q Due to all of the issues ive had in the short 2 years of being here . This company has been really sloppy. There are a few nice employees but the standard of living here is not worth it. Go to a nice apartment or something like mark Taylor instead

After a week of waiting after finding out the company stole money from my rent to pay for unauthorized repairs they are still leaving me in the dark and delaying doing the right thing. If you work with these guys keep an eye on your owner statements as money may go missing. I Even sent emails of all the written proof still silence. Thats bad business especially when its a non emergent repair. This is over 400$

Caution to applicants: I applied for 225 drumcliffe drive and paid the $65 per applicant application fee. Shortly after, I received a generic rejection text stating another applicant was chosen, yet the house remains listed for rent on multiple sites. This appears to be a pattern of collecting application fees without actually filling the vacancy.

I wouldn’t recommend. They are always hard to get in touch with and do very little to help the owner. I paid for what was supposed to be eviction protection in case the tenants started paying late however once the renters paid late or even excessively late, On Q takes the late fees and/or doesn’t collect them at all. You may as well manage the property yourself.
