RUDE AND ZERO INTEGRITY!
These people deserve zero stars. Save your time and money. Do NOT work with JD Jarvis or On Q Property Management. Their lack of empathy and professionalism is incredibly poor, and I will do everything in my power to inform/protect as many people as I can to this fact.
My wife and I just had a baby 4 days ago which came 3-weeks early, and we needed to move out by the end of this month. We were the first people to reach out to this company regarding a house that just surfaced on the market, before it was even available to see...
Our Agent verified we were the first people to call, and the first to fill out an application. After my application was complete JD asked if my wife could also fill out an application (I expressed she just had a baby 4 days ago and was still recovering, plus the photos of the house were many years old), so I asked if we could see the house first and he said yes. That day we went to see the house (which looked worse than the pictures) and we saw an older couple go in right after us. Then we did my wife's application after already being first in line, and they (admittedly) gave the house away to the people after us.
I said this was not a very stand up thing to do, and requested our applications be refunded. JD Jarvis admitted they did nothing with me or my wife's application, but would only return 50%...what a scam!
JD Jarvis ignored our Real Estate Agent's emails and calls that morning, and made my wife and 4 day old baby drive down to a house and fill out an application for no reason. Don't expect integrity with these people.
I don't trust people or companies who operate like this, and you are risking your time and money by engaging with this short and rude representative. Zero apologies were given, zero empathy for my wife, definitely no congratulations, just cold-hearted humans who will take your money, drag you through the mud, be rude along the way, and give a house away you did everything you could to move into with your family, no matter your efforts or your legal place in line.

Withholding My Property for 30+ Days
On Q Property Management has been withholding my property from me for 35 days as of 8/24/17.
July 21: I email my property manager, Rebeccah Arnett asking if they changed the locks to the main storage unit door without notifying me.
Rebeccah confirms that they changed the locks and tells me she will mail me a new key.
July 25: I speak to Levi Hatch about scheduling my move out inspection for 2 pm on Friday, August 4.
July 31: I notify Rebeccah that I have not received the key in the mail.
August 1: Rebeccah tells me that she'll mail me "another copy".
August 4: I get the key in the mail, but it is the wrong key.
I notify Rebeccah and Levi that I will be at the apartment for the move out inspection at 2 pm.
In her response, Rebeccah tells me that the key she sent me is the only key they have on file for the main storage door and clarifies that the key to my personal storage unit is as the same key to my apartment.
I arrive at the apartment at 2 pm for the move out inspection and stay until 2:45 pm before returning to work. The inspector never shows.
August 7: I email Rebeccah asking her to please mail me the correct key ASAP.
Rebeccah promptly replies and schedules a new move out inspection for the next day with a new inspector.
August 8: The inspector brings THE SAME BAD KEY to the move out inspection. He calls Rebeccah, who tells him that she needs to get in touch with the locksmith to figure things out.
I turn over all of my keys but keep one apartment key, so I can get my stuff out of my personal storage unit. The inspector and I make sure that the key works in my apartment door.
August 14: I email Rebeccah asking if she has been able to get in touch with the locksmith.
She tells me that they have been "working on getting a key for the storage room" by "trying to get a copy from one of the resident's that does have a key."
August 15: Rebeccah emails me at 8:39 am to tell me that the tenant in unit 5 has the right key and he'll be around until 1 pm if I want to go get it from him.
I notify Rebeccah that I have a job, so I can't make it.
Rebeccah emails me and tells me, "We had a key left in a Home Depot bag under the steps." (In downtown Phoenix!)
August 16: I retrieve the key in the Home Depot bag. It works. But the key to my personal storage unit does not.
August 17: I notify Rebeccah.
August 18: Rebeccah suggests that I kept the wrong key and states that there are two separate keys for the apartment door and security door even though I lived there for seven months and only used one key to open both doors.
I suggest that they need a new locksmith, explain that I only kept one key on my key chain the entire time I lived there and that it opened both the apartment and security door but does not open the personal storage unit.
August 22: I email Rebeccah telling her that I'm getting worried and don't want to call a locksmith or my attorney.
That was two days ago.
No word from Rebeccah or On Q.
Also, they stacked the dryer on top of the washer without properly securing it and did not respond to multiple requests to fix it. I'm 5'3'', 110 lbs and do not want to go out in my closet via death by dryer.

Terrible, dishonest company
Please read my entire review, the most important is the last part of my review. They are a Terrible company all the way around. All they care about is $. Have a problem, send the work to the other company they own, then over charge and do shoddy work. As a landlord, I had 4 different property managers on my account in less than a year. Then the assistant property managers changed like musical chairs. No coordination and no follow through. I had to educate the property manager about landlord tenant law. Completely unknowledgeable. Save. your money and frustration and find a different company. They are just terrible. I had something go wrong every month this last year. Not one month did everything go smooth. They were completely unable to admit their problems and work towards being a better company. They are stuck in reverse. I was a fool and and idiot not to have fired them the first month I used them. They emailed me to get permission to replace my water heater. No questions, just wanted approval for a new water heater. What they didn't know and didn't ask, was that it was brand new, only 2 weeks old and never used. If I had gone along with them, I would have gotten another new water heater. They jumped right away to get their other company business to just put in a new water heater. They refused to make anything right that they screwed up. Terrible management and customer service, just terrible. If just one person stays away from On Q because of my review, I have done my job. I just hope you people reading this understand that I have never done a review on anything before. This was so bad that I felt I had to try to help people save their money, time and frustration. Let me list one more experience. They called me to tell me that the A/C unit was "dying and needs to be replaced". They sent their company out, who didn't give me a report, but charged me $87 to tell me that my entire system needed to be replaced, for a total of over $7000. I called another A/C company I just picked out of the phone book. They went out and reported back that the system is fully functional and working as it should and meets all Arizona codes. Lets see, their company charges for a proposal which should be free and my guy says everything is fine. I have had 3 inspections this last year and all say everything is fine. Why was the only company that said it all needed to be replaced their own company? They have hounded me and hounded me to "just replace everything". I finally fired them yesterday. I have had enough.
Here is an update, I sent them a bill for my time for teaching their property manager about Arizona landlord tenant law. One of the owners, Eric responded by offering to bribe me to take down my review. I have attached his email below. This is the most unethical company I have ever dealt with.
According to the BBB, the following is considered a bribe and illegal in Arizona.
Hi Jim,
I'm reaching out on behalf of On Q, as an owner and the Designated Broker.
Based on the e-mail communication alone, my understanding is that you are not satisfied with how things have gone recently. I'm sorry it has come to this... Contrary to what you probably believe, we take these types of situations very seriously. We've seen landlords get sued, lose thousands of dollars, lose in court, etc for this exact thing. Correct me if I'm wrong, but I don't believe we'll see eye-to-eye on what needs to happen with this air conditioner. That is why it is best we terminate our business relationship.
That said, I don't hold it against you that you disagree with what our stance is. That is totally fair, and you're going to either manage the property yourself or hire a different PM firm to handle things your way. Fair enough, and I do hope it works out for you in the future.
Frankly, I would like to end this on positive note, as best we all can.
You feel like we haven't held up our end of the deal and in turn, are now demanding $250. And if we don't pay, you'll sue us and write nasty reviews online. Well... nasty reviews have already been posted.
I propose that we figuratively *shake hands* and go our separate ways... you remove the reviews (Google, Yelp, etc), and I'll write you a check for $250. Simply, let's put this behind us.

Getting into the nitty gritty of responding to the reviews, fighting back and forth, and so on will not get us anywhere. I want to learn from this as a whole, and move forward. I'm sure you'd like to do the same.
Thanks for taking the time to understand my point of view. Look forward to hearing from you and putting this behind us.

I will never use them again and would discourage anyone else from using them.
I did not attend the final walk through at the time of my move out and was therefore, completely taken advantage of. The company utilized my deposit to do a total overhaul of the property, rather than address normal wear and tear. I was an excellent renter, took exceptional care of the house and left the house in great condition. I only received $89 of the $1150 deposit. That is taking advantage of the deposit, dishonest and completely inappropriate business practice. I would never recommend this company.

Rude, unprofessional, inconsiderate
Our daughter worked with Trevor( Property Manager) to rent a townhouse. Already paid $800 deposit and we met him there so he could give her the key to move in. He stood there, did not introduce himself...odd. Our daughters roommate was almost here from Tucson with first months rent. Trevor told us he had an appt. and had to leave. We had already moved things in when he informed us we couldn't move anymore things into the apt. until he got his $. He locked up the apt. and left us standing in the hot July sun for 2 hours.
Trevor and Eric ( his Broker) decided we weren't credible enough to leave the key so we could at least move her stuff in before it got hotter.
My husband called Eric at On Q Property and he treated him with the same unprofessional, disdain that Trevor did! I know were a black family and I try very hard not to play the RACE card in my dealings but, I wonder if because we're black if race played a part on the decision to lock the doors and leave us waiting outside in the hot July sun.
Trevor is unprofessional. rude and has horrible communication skills...Black lives Matter Eric and Trevor, You could have given us the benefit of the doubt.
Response from On Q Property ManagementJul 1, 2016
Hi Leanne,
I, Eric, am the one who talked to your husband. We both acknowledged and understood each of our sides. On Q, as the broker representing the owner, can not release access to the property without the full move-in funds. The appointment was for 9:30AM. In good faith, Trevor opened the property and allowed you to begin moving in prior to your daughter coming with the move-in funds. Once 10:30AM rolled around, Trevor was needing to leave to another lease signing appointment. The check still wasn't there and Trevor called me to figure out what to do. I instructed him to lock up the property and schedule a time/place to meet your daughter to exchange the keys for the cashiers check. Unfortunately, this left you without access to the property AND us without the move-in funds. Within an hour, your daughter met up with Trevor and got the keys. I do understand your frustration... you ran into weather issues driving up from Tucson and were late to the appointment. We understand, but we still can't bend the rules and give access to a property without property move-in money. This decision to uphold the agreement had NOTHING to do with race. Simply put, the tenant didn't have the move-in funds at the time of the appointment... we waited over an hour... and the tenant was late because of an unpredictable storm.

Unacceptable filth and dishonesty
We moved in three weeks ago to a home we were told was "move in ready". The spare room and master bedroom carpets are filthy and urine soaked! Their maintenance company is, in fact, part of OnQ so the receipts they provided for the cleaning were, in my opinion, bogus and proves nothing. The first day I arrived, I spent THREE HOURS, clearing the back yard of cigarette butts (every few inches all over the yard), petrified dog feces EVERYWHERE, broken glass and plastic, hair ties, foil wrappings...debris and trash everywhere. All of the windows, which were supposedly clean, were so filthy you could write on them. The screens were caked with mud and dirt. So, been cleaning Windows and screens as we try to move in. Had to steam clean the tile and wood flooring which were filthy. The smell in this house is ghastly and nothing I do helps. These people do NOT clean the houses prior to renting...I know because I'm a landlord myself and I know what clean is. I have emailed my " property manager" to see what they will do about these carpets. Someone has allowed an animal to urinate everywhere and if I don't get a fair and reasonable answer, I will go to a supervisor and up from there. However, I believe they're all saying their cleaning the properties, doing the bare minimum, and presenting the bills to the owner. A win win for OnQ. Also, we had the same situation with the leasing agent when we wanted to see the house. We were pressured into handing over the deposit checks to hold the property prior to seeing it. My husband let me know it was dirty (since we moved from another city and I was unable to inspect the property first) but we were ASSURED that all would be clean upon move in. This is not a professional management company and I wonder how many property owning clients know that their tenants are being treated like this. I won't stand for it and they're messing with the wrong person...I will get results, no matter how higj I have to go...right up to the owner. When I mentioned all the negative reviews to the leasing agent prior to moving in to this disgusting house, he attributed it to "disgruntled people who didn't get their deposits back that left their rentals filthy". That's rich.... I will never do business with OnQ again and we are property owners that leave every house we've ever lived in cleaner than when we moved in.

would never work with again
Can't wait for our lease to be done with. We've learned allot since working with this company. We will be very prepared when we move next time. Lack of communication is the biggest issue witty them. Apparently when your call goes to their voicemail they don't receive it even though its in your call log. When you do get ahold of them good luck hearing back in a timely manner. Never got a swimming pool key even though the ad states there's a pool. Were given a garage door opener with a battery that lasted a week. The apartment was so disgusting that a cleaning crew needed to be called in due too a health hazard before we could move in. We were told when we looked at that place that if need be the owner would repaint some walls if we didn't like it, asked if it could be repainted and was told that it was too close to move in, a week away, that they wouldn't ask the owner. These are just an over view of SOME of the issues we've had working with OnQ.
