I’ve been a tenant for 8 months we have a pigeon infestation when I moved in they have yet to fix or address, many maintenance work orders ignored, bird feces outside my door I pay 2300 a month to live in a infested unit in Scottsdale and nothing has been done. They care only about landlord not the tenants be ware, you have been warned.

I hired OnQ Property Management to…
I hired OnQ Property Management to handle my rental property in Texas, and it turned out to be a nightmare from start to finish. The entire process was full of unexpected difficulties and poor management.
From the beginning, when I requested the property to be posted for rent before the tenants moved out (a process I had successfully done myself in the past), they advised against it, saying the home had to be "move-in ready" first. However, after the tenants moved out, no one from OnQ was present to receive the keys, leaving me to remind the tenant where to drop them off.
After that, it took them an unbelievable six weeks to get the home ready and listed online. Even when they finally posted it, the links on sites like Zillow and Redfin were broken, so no one could apply for the property. As a result, we had zero inquiries.
The contractors they hired took weeks to make minor repairs, and they painted the walls the wrong shade, further delaying the process. My property stood empty for two months, which had never happened in the six-plus years I managed the property myself.
Frustrated, I asked them to stop working on the property, hired my own agent and handyman, and it was rented within one week.
To make matters worse, OnQ then sent me multiple charges and late payment notifications after I had already paid for all services. They expect you to manage them at every step, while nickel and diming you for poorly rendered services.
I strongly recommend staying away from this company if you want to avoid losing thousands of dollars in lost rent and terrible maintenance services.

Stay away from this
Stay away from this, we got our rental house super dirty despite following all requirements. Dirty carpets, dirty kitchen and lots of maintenance issue, not working appliances and after reporting those issue to ONQ their response was the owner is not willing to take action as it is old appliances and no parts in market. The ceiling fan in master bedroom was turning on when we turn on light in highest speed and we can’t turn it off as all strings were missing which is very inconvenient. We reported those several time and there was no any action. Broken blinds were reported during move in inspection, and they want to charge us when we left. OnQ took monthly commission from us but they are always on landlords side and they don’t care about tenants. IT IS A NIGHTMARE STAY AWAY FROM THIS THEM

Intrusive, Unprofessional, Disorganized
Due to several people close to me using OnQ property management as both as homeowners and tenants I decided to pursue tenancy at an OnQ property. In the 3 years since moving into an OnQ managed property I have been appalled at the lack of attention to detail and poor communication in the company.
A few examples to the above accusation:
Upon move in the AC in the home wouldn't push temps lower than 78 degrees, I had an infant at the time and per their pediatricians' recommendations, had kept our previous home at 70 degrees as a way to combat SIDS. When I reached out to my property manager we were told that we should not keep the home below 78 degrees.
Another example, about 6 months into our first year of the lease I went into the office to inquire how I could manage payment through the online portal without needing to incur a monthly convenience fee. I was instructed that if I set up auto drafted payments instead of paying manually at the first of the month that the fee would be waived. So I did so, then three months after setting up auto drafts for the exact amount specified in our lease agreement I received a notice of intent to begin the eviction process (if I did not immediately pay upon receipt of the notice) over a balance of 15 dollars. This was due to the fact that there was in fact a convenience fee of 5 dollars applied to every month of online payment automated or not.
I cannot neglect to bring up the fact that all of OnQ's leases require a bi-annual home inspection to be done on your rental property. That is what all the reviews above me are mentioning about their inspection process with Russel. While yes, he is a kind and courteous employee; the notion that I need to be monitored twice a year and have my home intruded upon (in order to send the landlord photos of my home and my things) is absolutely unnecessary and uncomfortable for all parties involved.
These are just a few examples of the issues I have dealt with in my time as a tenant with OnQ and would greatly advise anyone renting in Phoenix metro to look elsewhere. It's simply not worth the headache or hassle to shell out 2,000 + dollars a month to be treated this way.

They throw your things away right before Christmas
We lived in a rental home through OnQPM for 4 years. We purchased a home and moved out 11/30/2023 after 4 years of being exceptional tenants and paying rent on time every time or early. The day after our lease ended we were told by Elissa Krause, they picked up a package that had accidentally been sent to the house and that I needed to come get it from their office. That’s was all I was told. With moving and it being the holidays it slipped my mind until 12/20. I reached out to let them know I was coming to get it and they told me they threw the package away. Without any warning or giving me a date I needed to come and get it, they threw my package away. I didn’t realize it was an important package (thats my fault), I thought it was going to my address and had been delayed with holiday mail. It was worth $150. All they told me was I had a package and I should come pick it up. I was never told a date to get it by or a warning they would just throw it away.

This property management company is…
This property management company is TERRIBLE and the WORSE company I have ever dealt with in Arizona!!! PLEASE stay far away!!! It really took me some time to gather my thoughts and write a honest and fair review. Staff and management are careless and the company is money hungry!!!! Starting with the leasing agent I worked with, JD Jarvis; he's rude and inpatient!!!! Seems to be bothered every time you have a question or concern. You're in the wrong field if helping others isn't your thing. Next would be property manager Colin Laskowski; he's a flat out liar and unprofessional. He makes OnQPM look very bad, and if I was you Alyssa Eddy, I would make him go through another training or fire him!!!! So before the move in process; I've given he company a "retainer fee" which includes security deposit and other fees to take house off market, after voicing many concerns to staff; will this broken window be fixed, will items left in the property be removed, will it be cleaned etc. I was able to view house in person. The response I got back were all yes. So I proceeded with the process and signed a 18 month lease with the owner of the property saying thats fine. Days later after giving my retainer fee and SIGNING lease; I get a email saying the owners no longer want to do an 18 month lease, will you be willing to change to 12 months. This is 4-5 days before the official move in date. I informed Colin Laskowski of my concerns and how I don't want to proceed with this property because it seems that I'm not wanted. I didn't feel comfortable living in someone else house for 18 months knowing I'm not wanted. Rather than being happy spending all this money moving, I felt trapped. I was told by the property manager Colin that he would handled it ; and I guess handle mean pressure the owners to abiding by their commitment from the signed lease. A few days before move in, the owner stated 18 months is fine. So move in day, which was on a Friday, the remainder of September rent, plus first month rent was due. So over $4000 in a 7-10 window was giving to OnQPM. I get the keys and head over to the home, starting with the broken kitchen window, which was promised to be fixed before move in was not fixed at all. The floors and walls were dirty. The kitchen cabinets, drawers, all had grease on it , bathroom sinks, showers were FILTHY and grime all over, items were left in cabinets and the garage. Shower curtain and pictures were still left hanging up and drapes in every room. Not even a welcome basket or greeting card was given. I left a beautiful home in Eastmark where my property manager was very pleasant. So I reach out to Colin multiple times, before he finally given me a call. He stated, "the house was CLEANED and no other CLEANING would be done. If you would like to clean or hire cleaners that would be up to you". These are his exact words. I have messages to prove. He also stated, " the owner said it would be ok to remove the shower curtain and any pictures that are left hanging". After I sent him over 10-12 photos of the property not being up to par. I'm extremely frustrated and overwhelmed at this point. After the owner telling me that he no longer wants to do an 18 month lease, the property being Filthy not suitable living conditions, dealing with rude and careless leasing agent and property management, I told OnQPM that I would like to move out the next day which was a Saturday. That Monday after being offered cleaners 3 days later and already living in the filth; I informed Alyssa Eddy that the offer of cleaners and me staying is out the window and I moved out that Tuesday. She admitted that Colin was wrong about cleaners coming out to the unit before move in, the property wasn't cleaned for over a month. The entire process was unprofessional. So now I'm forced to forfeit all the hard earned money I just given them $4000, AN ADDITIONAL $1000 - MOVE OUT FEE- AND I'M RESPONSIBLE FOR TWO MORE MONTH OF RENT. THIS IS NOW A LEGAL MATTER that I'm pursing and also THE HOUSING AUTHORITY WILL BE INVOLVED AS WELL.

Bad overall experience
Bad overall experience - not responsive to maintenance request on AC during worst heatwave in AZ for years and had to go to Airbnb to sleep. They say you can pay 1,000 to break lease however they won't market property until you're vacated so you run the risk of double rents and of course they fail to mention that along with the fact if you choose to pay deposit monthly it's really not a "deposit" but an increase in rent as they won't return those funds. House was also filthy when we moved in. Would not recommend using this company or signing one of their contracts not to mention the attitude/response around maintenance requests.

Unprofessional Company
This company really took me out of my comfort zone. Rep Jill is so unprofessional I wouldn't recommend this company to anyone. If you want unprofessional service and delayed response sign up with them, you are not able to ask questions and only hear from property management when money is late or you have received an HOA violation. We were not even provided a 30-day notice of renewal. The worst renting company I have ever been in contact with. This is a honest tenant review and I would not recommend.
