I've helped several sellers utilize the ease of selling to a cash buyer and chose to accept the Offerpad offer over what they would likely see with an offer on the open market. The ease and flexible timing of a cash offer, was a good fit for them. I will continue to give my sellers all selling options, so they can make the best decision for them, when they need to sell their home. First time using an iBuyer and we were very skeptical from the beginning. Our Offerpad representative was Jalynn Manser and she was great at explaining the process and was very transparent throughout. She was available to answer all questions at anytime. Jalynn is extremely professional as well as being very nice! Once our sale was turned over to the closing team, Antonio Zapeda was extremely helpful and clear as well. Offerpad used Stewart Title and their title officer Tiffany Allen was exceptional! Everything went smoothly all the way through funding. We highly recommend Offerpad for anyone in a situation where the numbers will work for them.

This was my first time using Offerpad for my seller. He was taking a job out of the country and needed to move quickly. I contacted Offerpad and spoke withPaul Sterkowitz. He was wonderful to explain the process and help us through it the whole way. Paul helped resolve issues when they arose and made us feel confident in using Offerpad. The entire process of selling the house was simple. Offerpad came promptly and did everything. They guided me along the way and made the best outcome. Am glad the new owners are enjoying their home. If I could give Offerpad zero stars, I absolutely would. My experience with this company was extremely disappointing and frustrating. Initially, Offerpad presented what appeared to be an offer nearly $100,000 over the value of my home. However, once I began moving forward with the process—submitting photos and completing the requested steps—I was contacted by their realtor and informed that the original offer would be reduced significantly. I was told the final number would actually come in around $100,000 below the initial figure due to so-called “fees” and “renovation costs.” This was both misleading and unacceptable. My home is only three years old and in immaculate condition, with no damage and no need for renovations. To suggest otherwise as justification for such a drastic reduction is unreasonable. At the end of the day, accepting their revised terms would have cost my family approximately $30,000 just to move out of our own home. That is not transparency—that is a bait-and-switch experience. I strongly encourage anyone considering working with Offerpad to proceed with caution and ensure you fully understand how their pricing structure works before committing to anything

Offerpad is a devious trap for sellers. They start by providing a healthy offer. Over time, it is death by a thousand nicks. Their inspector proceeds to rip apart the house (in his report) and they use that to cut the offer price by 35%. They take advantage of having wasted the seller's time and leverage that desperation. I pulled the plug and restarted the selling process. These vultures did not get me. "Caveat venditor!!!" - Let the Seller Beware!!!!!

Represented a buyer on a home that Offerpad was selling. The whole process with them was horrendous. Their communication is severely lacking. You get rotated among many of their customer service people throughout the process. They add addendums to the contract that are only in their favor. The home we were under contract for was a hot mess under the hood. They basically put lipstick on it to sell but it needed way too much and we had to terminate. On the sell side, you are going to get the lowest offer for your home. You are better off getting a local agent to put it on the MLS and get the highest exposure and hopefully highest price for your home.
