I applied last week and they said that I needed an appraisal which would be set up yesterday. I have not heard back from the appraiser as I need to give him entry instructions. Please advise on how to proceed

Noah (formerly Patch Homes) is a modern finance company helping homeowners tap into their home value to meet their financial goals without incurring new monthly payments or interest. Founded in 2016 and headquartered in San Francisco, Noah’s innovative equity sharing model is a debt-free alternative to traditional home equity loans and HELOCs. By partnering with homeowners, Noah offers homeowners in select metro areas across the United States a one-time cash payment in exchange for a share in a percentage of their home’s future appreciation or depreciation.Get an estimateWant to learn more? I am 18 months into my agreement and am trying to refinance my pre-existing debt as clearly allowed under my Patch (now Noah) agreement which states: Owner rights: - Owner can refinance the Property's existing debt anytime, up to the Maximum Authorized Debt amount listed in the Option Agreement However, the Noah agent has taken a position that this only applies to a "rate-term refinance" (a term which appears nowhere in the Patch agreement) and that any refinance of the existing debt triggers the option - meaning that I would need to pay off Noah in order to refinance the existing debt. Further, the agreement states under “Allowed Loans” that at any time “Owner shall be permitted to obtain additional Approved Subsequent Loans”, which clearly are not limited to “rate-term refinance”. So now I need to take time off from work and get a lawyer involved. UPDATE: The Noah agent was willing to bring her manager into the loop, and after a couple of discussions it sounds like we are back on track. Not the simplest path, but they were responsive. We'll see.

Slow in responding to My mortgage broker on a subordination letter,But quick to charge Me $250 Dollars to respond slowly

Very slow response on the request for program details. Not transparent on the payoff plan depending on loan terms and amount.

Hi there, thanks again for getting an estimate from Noah! It looks like Sang was able to get in touch today with answers to your questions, but please give us a call at 415.578.6515 if there’s anything else we can help with!

I started the process, but there seemed to be now way to see the contract documents before completing the whole process.

Hi Neil, thanks for taking the time to leave a review! We aim to provide a comprehensive estimate of our financing terms as you start your application, but we wait to draw up final contract documents until underwriting is complete to allow applicants to adjust their final funding terms to fit their evolving needs. Now that you’ve started your application, please give us a call at 415.578.6515 and we’d be happy to answer any additional questions!

On paper and slick user friendly website, this looks great! Which non-traditional home owner wouldn't want to cash in on equity to eliminate high interest debt and have some left over? But when the 100+ page document arrives peppered with phrases like 'special power of attorney,' 'irrevokably granting power of sale,' and which gives them the right to purchase all or part of your house, and also reserve the right to market and sell your home, alarm bells went off for me. Please don't feel obligated to sign, as I did, because I was sipping ice tea outside with a notary in 90 degree heat. Tell them you need your lawyer to look it over. I signed after asking the notary if I had a 3 day right of recision, and was also told I did by the customer service rep. The next day I was told I do not so please heed my warning and tread carefully! This may work for some but be prepared to give up a lot for the money -- you cannot then do a traditional re-fi with cash out as you may not increase debt, can't rent your house or have a film shoot there, can't go on a year long sabbatical as it must be your primary residence, and so on and so on. Their contract is extremely restrictive and loooong and packed with legal language. No one at Noah could sufficiently explain to me why, when I agreed to sell a portion of my future equity, why then was there a 70 page Real Estate Purchase Option Agreement allowing them to purchase all or part of your home (real property) at any time through no fault of your own? I am now trying to get out of this and will never sign a document such as this without first having a lawyer review. Will update after I speak with them today if they are making this easy or hard. I went ahead and acted as I have a 3 day right even though they gave me conflicting information. Insist on a 7 day review period before you sign anything! Was really looking forward to eliminating credit card debt but I will have to carry that burden a little longer and do it the old fashioned way, which is to pay as much off as I can then go for a conventional re-fi with cash out. They seem like nice people at Noah, but they know most homeowners in my boat are over a barrel. Oh, and they kneecap you from the start by instantly devaluing your house anywhere from 16-24% - you can argue for the lower end like I did but I believe it gives them an unfair advantage. I don't quibble with them making their money; I do quibble with giving them an irrevokable right to purchase and sell my property, I agreed to share equity not sell my home.

The amount that was promised to be lent was not the actual amount lent.

Hi Elmer, thank you so much for your review. Our goal is to be upfront and transparent about our fees and all final funding terms, which are based on a third party appraisal among other factors. But sounds like we didn’t deliver on this during your funding process, and for that, we sincerely apologize. If there’s anything we can clarify for you now, please give us a call at 415.578.6515!
Brian, Seattle, W.
