I have refinanced nearly 10 investment properties through this company, so this review comes from someone with extensive firsthand experience—not a one-time customer. Unfortunately, after this experience, I will not be doing business with them again. The process started with an appraisal that cost me $750, which I had no issue paying. However, I found the appraiser's conduct to be unprofessional. Instead of focusing solely on the appraisal, he spent time having unrelated conversations with my tenants while I was occupied elsewhere. During the appraisal, the appraiser noted water in the basement. The cause turned out to be a disconnected pipe from sumppump that was allowing water to discharge into the basement rather than outside. It was a minor issue that was repaired the very next day. I immediately hired a handyman, fixed the problem, paid the invoice, took timestamped photos showing the repair was completed and the basement was completely dry, and sent all of this documentation to the lender. Despite providing invoices and multiple timestamped photos clearly showing the issue had been resolved, I was told I would have to pay for another inspection to verify the repair. No one from the company contacted me to discuss the situation or consider the evidence I had already provided. Emails often took three to four days to receive a response, and I was repeatedly told that requests had been sent to underwriting and that I would have to wait another week. Eventually, I had to reach out to Joel directly and request a phone conversation because communication had become so frustrating. Even then, I was simply told that I would need to pay for a reinspection, despite the extensive documentation I had already submitted. What disappointed me most was not the underwriting requirement itself, but the lack of communication, responsiveness, and willingness to work with a long-time client. After closing nearly 10 loans with this company, I expected a much higher level of customer service and professionalism. Based on my experience, I cannot recommend this lender. There are many financing options available, and I believe clients deserve responsive communication, practical problem-solving, and to be treated as valued customers rather than just another file.

This company loves to have their cake and eat it too. You sent them docs week in advance, then the day before closing they come back with a bunch of arbitrary requests, many of which could have been easily handled earlier in the process with proper screening. Stay away!

I wish I could give them less. Zero communication from beginning to end. Worked with Will Hays and Alex Marshall. They will NEVER answer the phone or call you back. Sent them a prime client for their fix and flip loan. After sending the same documents multiple times to them, and 6 weeks of frustration, we finally got a clear to close. Problem is they cleared it to close 62k short with the borrower only verifying 27k. The entire time their underwriting team said 27k to close. There is no portal or no way to check their work like a normal wholesale/broker relationship. Told them the borrower couldnt bring that, but they could bring the amount that their final term sheet showed. Will said he would get an exception, but only after we verified the additional funds. What? It's already clear to close! And when the loan falls apart? They say " take it somewhere else". Now our borrower is losing their Earnest money deposit and most likely getting sued by the seller. There was absolutely no accountability. You can't get a manager and there is no oversight, you can only call the main number and 1 time out of 10 get an individual to answer. From there, they just forward you to a voicemail. There are way to many DSCR lenders in this space to deal with such poor client and customer service. Do yourself a favor, Call Kiavi.

Proceed with caution. Five weeks of lead time was not enough for this lender to get their act together. Six days before settlement, a flood of new requests came in — including rejecting a funding source they had previously accepted without issue. The deal collapsed, causing serious financial damage on my end. No accountability, no apology, nothing. If you're working with tight timelines or high-stakes transactions, look elsewhere.

I engaged Lima One Capital for a DSCR refinance on an investment property in middle GA. I confirmed their $125,000 minimum loan amount upfront and proceeded with a target value of $140,000, supported by a Zillow estimate of $154,300. After a month-long process requiring extensive documentation, insurance modifications, and fees, their appraiser produced a $120,000 valuation using a C4 distressed property as a comparable with 48.6% gross adjustments — nearly double the industry standard of 25%. I submitted a formal Reconsideration of Value with five superior comparable sales ranging from $135,000-$214,000 in the same market. It was denied. Lima One then declined the loan citing their own $125,000 minimum floor — a gap their own appraiser created with a flawed report. They made me submit a ROV form and took over a week to tell me no change to value.

Do not ever trust Lima One. They tried to charge me $12,960 in cross-collateralization fees on the pay-off of a whole loan this month. Charging ~$13,000 in cross collateral fees, on an original loan of $86,400, is pure theft.

This company was set to do 9 quad plexes for us. But, took the appraisal money for 2 and did nothing. We are still out some of the money and they blocked us from contacting them. Stay away.

Never get a rental property loan from this company. The servicing of the loan is kept by Lima One Capital and though the folks are nice the policies are bad for you the investor. Escrow was wrong multiple times and they didn’t pay the property taxes or insurance on time. Weird fees show up on the statement so you have to go over your statement carefully. BTW. They don't send you a statement unless you request EVERY SINGLE MONTH! Yep, you heard right. In addition, the statement isn't really a statement. It's just a running ledger. So say the loan is 4 years old. You ask for your monthly statement. You get this long ledger of every single payment. It takes forever for the loan to close and on the day of closing it'll take several hours. Yes, they put the closing attorney/title company through heck. Will never use this company again.
