As a person who is a certified private money broker this has been very helpful in showing me easy processes to use in order to find land/properties that I can buy with private money and be able to flip to buyers in order to make money being a dirt flipper. This will help me in my real estate business greatly and I am very grateful to Joe and his friend who offered such a great challenge with infinite information on this whole process to make this simple and easy to follow. The value of this event is priceless and anyone in the real estate business would benefit from this five day challenge.

I apreciate that the program gives us all a clear direction, we get access to free software and resources; it encourages us to implemment immediately what we learned. I am in the residential home investing for alnors 25 years and I know that results depend on our own effort, consistency and ability to apply the lessons. Wrapping up the 5-Day Flip Dirt Challenge and wanted to say something about the class itself, not the homework. I've sat through a lot of training. Seventeen years in refinery safety means I've taught it, audited it, and been on the receiving end of the kind that exists to check a box. This wasn't that. Every day ended with a task you could finish that night, and each day's task built on the last one. Pick a state. Pick counties off real sales data. Message a listing agent. Run the offer formula. Find a buyer and a realtor. By Friday I had a working pipeline and I hadn't spent a dollar on marketing. Two things stood out. First, Joe and Gavin teach the mechanics and the psychology in the same breath. The "steps 7 and 8" talk on Day 3, about people freezing on funding and closing so they never do marketing and offers, described exactly what I would have done. Second, they were honest about the numbers. Thirty offers per deal. Seventy-five to ninety percent of deals from follow-up. Nobody promised me a check. I haven't closed a land deal yet. I have five agents contacted, five offers calculated on real comps, a buyer list started, and four written offers scheduled for next week. That's what a good class is supposed to produce. I think what was very helpful was not only listening to the training, but seeing the organizational structure using the Mind Mapping. It was helpful to see where all the details fit into the big picture of wholesaling. Another very positive aspect of this challenge with the bite-sized action steps that were required after each days' teaching. They certainly were not overwhelming, but enough to apply what was taught. And thank you for recording the sessions for those of us who weren't able to make it for every session. This challenge was great, not only for new beginners, but also for those of us who have had previous course knowledge, but just needed that extra guidance to start working through the process.

Joe’s Dirt Flippers program is like no other I have experienced. He is giving us all the tools, coaching and one on one attention needed so we have success. I have been in other programs that take your money and give you coaching for 90 days then it’s gone or they don’t help after a few days. I’m very excited to be a part of Dirt Flippers.
