Horrible Property Manager
Horrible Property Manager I have lived at Kahlcrest Condominiums in NJ since 2001. When I bought my condo Community Management was our management company. They were a great company and our property looked great. After 3 management companies, we returned to now Associa Community Management. I had high hopes, but our community has been let down. Our site manager Candice Sanders has been horrible. Unit owners have stated that she doesn’t return calls or emails. When they do speak to her she has been rude and dismissive. She has been rude during meetings to unit owners who have asked questions about finances. Under the guidance of our Board president, Sanders had not adequately shared financial information with the unit owners until a strong request was made by unit owners at one of our budget meetings. We had to have a second meeting because the budget that Sanders had shared only had 2027 projected numbers and didn’t have what was spent during 2026. A property manager should know what an adequate budget looks like. It was also stated during that meeting that Sanders was not sharing all financial information with one of the board members which is against state law. Regardless of the board president, our property manager should be sharing all financial material and property information with all board members. We currently have a board with only 4 members. In April, Sanders stated on TownSquare that she would reach out to other members about the board opening. To date that hasn’t happened and we have not elected a 5th board member. I filed a complaint with our state Department of Community Affairs (DCA) due to Sanders not providing us with a timely budget and not posting open meeting minutes. I put in a request for both. Although the budget was shared 3 months after my initial request, the meeting minutes have been voted on but not posted. At one point, Sanders closed the request, and then I had to reopen a new request with a screenshot stating that I was surprised it was closed since the minutes were not posted. To date we are missing 4 open meeting minutes. As for our property, I am currently sitting in my unit without heat (2 days). Ms. Sanders has brought in all of her own contractors. There was at least 10 plumbing projects done on our property where the contractors did not pull permits from the town. Sanders had to go back months later and pull the permits. This opened our property up to possible fines from the town inspector. This speaks to the quality of contractors Sanders has brought to our property and to her lack of experience as a property manager. Our boiler was worked on in August to repair any possible leaks. The contractor had to come back multiple times and put in parts that were missed during the first session. Now it’s not working because it’s leaking. It will hopefully be fixed tomorrow (Monday). We have a parking lot light that is still out nine months after multiple attempts were made by her contractors to fix it. A unit owner asked about fixing the light due to safety concerns. Ms. Sanders dismissed her concerns without providing a date for the light to be fixed. I have also filed a complaint with the Better Business Bureau in reference to Ms. Sanders. Right now there is no transparency about how our money is being spent. We don’t know about projects until after they happen. I expected better of Associa this time around. I feel that Candice Sanders will lead our homeowners association into bankruptcy based on her lack of transparency about our finances, her choice of contractors, and her attitude about communicating with unit owners. We need a new property manager at Kahlcrest Condominiums.
