DO NOT TRUST THEM. Really needed to sell a property,Agreed to buy my house and put down a “deposit” only to withdraw their offer a day after the deposit would be due to me without calling or anything just a sketchy email. BE CAREFUL OF ANYONE NAMED TYLER, GREG OR MATT. They are full of bs and will say anything to get your house under contract so they can assign the contract. They aren’t actual cash buyers just a team of wholesalers trying to make a quick buck. Their sales team then asking me for my social security number filled out on a form with my personal information to send to the title company? Then for you to terminate the contract after I give you my personal information. Sketchy glad I had my lawyer look at everything.

A “Greg Yuter” owns this “company” that “buys houses in the Greater Philadelphia area and surrounding counties” their website states. The physical address they list is for a UPS store. The employees are all virtual, not even in the U.S., and probably using fake names. The emails and phone calls I got were from “Joseph Rogen”, “Kevin Abriam” and “Carlyne Du”. The good reviews online are fake. This company is not BBB Accredited. I contacted them for an offer on my move-in condition, two-bedroom house and from May 2019 through October 2019, this company made 4 written offers and I accepted each offer. Greg and I signed a final Agreement of Sale via DocuSign on October 31, 2019 for $60,000.00 and then five days later Carly Du emailed me that they “cannot move forward”. After all those months of Home Cash Guys wasting my time, I sold my house through a local realtor in June 2020 for $41,000.00. They cannot be a real company because if they could have, they would have.

My property was not listed for sale when these guys reach out cold and made a generous offer that we accepted. Turns out their game is simple: 1) make you an offer with contingencies abound; 2) list the property on MLS for a quick-flip markup price in "As Is" condition for the to-be buyer; and 3) pull the offer if they don't get any bites within their contractual due diligence period. (note: the posting had over 500 views and over 20 saves on Zillow within about a week, so their was interest...my opinion: these guys just didn't want to deal with a buyer's potential contingencies) Their team also had me scrambling daily AFTER the SIGNED offer to dig up years-old paperwork, but they did little, if any, "due diligence" on their own and were obviously totally risk adverse...quick buck or walk-away mindset. The total opposite of what one would expect in a real estate professional. Hence, I hope this review saves one person the grief...if you want to sell, work with a true professional, not these guys.

I am an investor and these Home Cash Guys are not businessmen, but Liars. They agreed upon a price for a property and said they would finalize the documents the same day. I received an assignment from them, completed it and asked them where to wire the money. They then disappeared for 3 days, only to later surface saying they sold it to someone else. STAY AWAY FROM THEM!

Their initial offer for my home was low but considered by my family. Then THEY texted me several weeks later and lowered their offer by $10,000. When I replied “lower than last time” their agent replied with a rudely worded text. Especially considering that my family and I are already facing foreclosure. Would NOT recommend them. Their entire approach seems predatory- as if they’re doing us a favor. THEY are the ones who stand to profit upon resale.

I looked at a property they had for sale in Pottstown, and agreed to their asking price. They had me sign their assignment agreement with a non refundable deposit, and no inspection contingency allowed. I then was asked to sign their agreement of sale(not a PAR agreement) which stated that the property was being sold as is, and owner would make no repairs. It stated that is WAS contingent upon inspections, which was already waived in the assignment. Upon settlement, 2 independent septic inspections were performed and the system needs to be replaced at a cost of about $30,000. I asked Carlyne(the owner's admin assistant located in the Phillipines) to have Greg Yuter(Founder, Home Cash Guys) give me a call and was told that she would be the one to answer all questions. I asked a second time, and was told that he was not going to be reaching out to me. I would have thought the $27,000 wholesale fee that they charged me would have covered a phone call. The seller lied on his seller disclosure, as 2 neighbor's confirmed that the seller was dealing with septic issues for years. The assignment contract and agreement of sale give you absolutely no recourse. Please insist of using standard PA Association of Realtors forms, should you choose to deal with this company. I would highly recommend you to look elsewhere to sell or buy your property.

As usual I got the old postcard in the mail as countless others. I got contacted by Tyler via the phone. I usually stay far away from these so called "cash buyers" but since being in the city on that particular day I did meet with him and let him see my commercial property. Tyler came with his contractor and as always he started telling me all the negatives of my property and why it's hardly worth investing in Philadelphia due to the difficulties from the city''s bureaucracy. Then why be in the flipping business? I do want to add that Tyler was respectful but with 100 million dollars of construction going on around me they knew this was a million dollar project. They told me they'd make me an offer but as I contacted them they said they wouldn't make me an offer. At least they didn't low ball me. I will now only deal with builders from NYC, North Jersey, Washington DC, Boston because they know what it costs to aquire prime real estate.
