Fraudulent execs, avoid. I note this company appears to have rebranded, which raises serious concerns about distancing itself from prior conduct. I am one of around 800 investors who fell victim to highly misleading property investment practices, where property values, returns, and investment security were significantly misrepresented through false claims, questionable valuations, and deceptive sales tactics. In my experience, a number of executives operating in this sector continue to use sophisticated sales strategies that can expose investors to substantial financial harm. A number of HCG executives & sales leads are ex Solomon Investment Partners, a notorious property investment fraudulent company. There is a CW who has defrauded 10s of investors at Solomon Investment Partners and has now moved to HCG to seemingly continue defrauding investors of their life savings. Unfortunately, many UK ‘property investment’ firms appear to operate as phoenix companies, with concerning patterns of rebranding and restructuring despite prior allegations of property investment fraud and failed ventures. The UK off-plan property investment market remains insufficiently regulated, and I strongly urge extreme caution. Do not invest in off-plan in the UK the market is full of sophisticated fraudsters. If you want to proceed, do not rely solely on online reviews, as they actively incentivise positive reviews while challenging or removing critical feedback. Instead, conduct robust due diligence: speak directly to at least 6–7 independent investors who have successfully completed transactions, verify actual rental yields or returns, and carefully scrutinise all valuations, developer stability, and mortgageability claims. For many investors, the reality only becomes clear when projects fail, developers collapse, or serious misrepresentations emerge too late. Protect yourself from severe financial loss by approaching these schemes with skepticism and thorough independent verification. I am in a group of 800 investors who have fallen prey to these guys, and each of them will tell you that they will never touch the UK off-plan marget ever again.

I have just exchanged on an apartment in city walk and I would like to thank Jake for giving me a tour of Liverpool and highlighting the aspects of the city that will add value to my investment. I look forward to construction updates as the development nears completion.

This was a whole new experience for me and I appreciate the time spent ensuring that I fully grasped all the information provided. I am very pleased that I finally become property investors.

Please refer to my previous Trustpilot verified review (September 2025) regarding the investment advice I received from Hartford Capital in relation to the 79th Group. In the last email I received from their associate director, he stated: “As part of the security of the investment that was discussed before investing, the security trustee will step in to ensure protection for loan note holders. Naturally, this takes some time, and they are now preparing to step in—demanding repayment and interest payments to all clients. It’s vital you work with us—as I said, we are all in the same boat.” It has now been over a year since I have received any communication from Hartford Capital (now rebranded as HCG) providing updates on what actions are being taken to recover my life savings. To date, I have received nothing. In light of this, the statement that “we are all in the same boat” appears to be yet another misleading claim.

Paul, Your review is both inaccurate and deliberately misleading. We have made repeated attempts to contact you to provide assistance and clarity on your position. You have refused every opportunity to engage via phone or screen share, which would allow us to properly support you and present the full facts. You continue to ignore that members of our own families have invested multiple hundreds of thousands of pounds into the same product. We have offered to evidence this with legal documentation, yet you have chosen not to review or acknowledge it. There have been formal developments involving the FCA and FSCS, and there are documented cases of investors receiving funds back. This is publicly available, including coverage in national media. Instead of engaging with these facts or pursuing recovery routes, you appear more focused on posting on Trustpilot. Your review also contains basic inaccuracies, including incorrect references to company names, branding, and abbreviations. Hartford Capital Group (HCG) is the correct entity, remains fully operational, has a live website, and maintains healthy accounts. Your statements do not reflect reality. It is also telling that you are the only client publicly presenting the situation in this way. We are actively assisting other clients, many of whom are now progressing toward the recovery of their funds. For absolute clarity, we act as an introducer. We are not the product issuer and are not required to be regulated for this role. All investment materials were provided by the source, which you have clearly misunderstood. Our legal position is strong. It is also our understanding that you reviewed the investment materials provided, assessed the opportunity, and self-certified as a sophisticated investor, confirming your understanding of the associated risks prior to proceeding. We will give you one final opportunity to engage with us constructively. Continued publication of inaccurate and damaging statements does not assist your position and may have further implications. Also to be extremely clear, clients working with us are now being paid back. If you wish to resolve this matter, we suggest you engage with us directly and professionally.

A very professional service and experience from start to finish. Daryl was quick to respond to my enquiry in the New Year but also allowed me to set my own pace. He only moved on when I was ready. This built trust and allowed me to absorb considerable information at my own pace. Top service. Thank you Daryl

We recently invested in City Walk, a Liverpool city centre devolopment. Liam talked us through a number of projects but this was the best one for us. He was very atttentive and good at communication.

I invested in an off-plan property Gibson Quay through Hartford Capital and unfortunately, the development later entered administration. At no point since then have I received an apology, or any meaningful support regarding my financial loss. Despite repeated communication, I’ve been met with defensiveness and, more recently, with legal threats — including being falsely accused of posting a separate Trustpilot review that I did not write. No formal complaint was issued to me, no process was followed, and no apology has been given for the accusation. It has added significant stress to an already damaging situation. The sale was presented in a way that strongly implied security and legal oversight. However, I now realize the deposit I paid was never protected. Like many other first-time or passive investors, I was not fully aware of the risks of unprotected deposits or the potential consequences if a developer becomes insolvent — something I now believe should be a basic part of agent disclosures. In my view, these deals are marketed with more focus on the upside than the risks. To date, there has been no recovery of funds and no progress communicated. Based on my experience, I would strongly advise others to seek truly independent legal advice before proceeding with any off-plan investment promoted by this company, and to question whether proper protections (such as deposit escrow) are in place. This review is based entirely on my personal experience and documented communications. I hope it helps others ask the right questions before committing to similar deals. Use your own independent solicitor, not one recommended by the agent. Ensure there is genuine deposit protection, such as escrow. Be very cautious of overly optimistic sales language or implied guarantees.
