The problem I'm seeing is that all too often a property rated "B" has no "Skin in the game". That was not so in the past and I am leery of it.

Received good return for my note investment on time everytime. LRO investment return turn into extention and made me wait longer than expected. Also like to see " Financial Condition" of the company (Groundfloor) on first sceen appears upon log in.

I would like to see more/timely actions against borrowers who have consistently missed not only original note due dates but fail to meet very generous extended dates. Also, tired of seeing the delay tactic of "refinance in progress" for months on end.

Good overall. Needs a lot of improvements to make it better. More updates on investments that are in a Default state are needed. The auto investment tool needs to have a lot of features, including the ability to decide the LTV ratio for each tier that you want to target. How to prioritize among tiers where available funds are less.

I have been investing with GF for about 2 years now. I started out investing in the higher interest LROs, but found that many of them fall to "default" status. Now that I invest mostly in the 10% LROs, I am having much better success with the loans paying off timely. At a 10% return, it is a much better return than savings accounts or CDs.

Groundfloor is a good investment option. It needs more options with its auto invest feature though. Right now if you choose type C and Type B investments to invest in, it puts both kinds into a pool and then randomly pics the number you can afford. There is no option to prioritize C's over B's for better return or to pick the higher return loans inside the C's. This would make it so people could maximize thier returns. That's what needs to change to get 5 stars. More options to the auto-invest feature.

Too many loans are made to credit questionable contractors run into default on their loans.

The app has been buggy since its launch. I have multiple loans and when I try to leave page 1 to go to page 2 the app looks like it has taken to me to last page (page 4), but it really is page 2. Also, the number of loans I have that have passed their maturity date without a meaningful update from Groudfloor is concerning.
