A great option to keep shared ownership of your property and great benefits as well.
If you are looking for a way to diversify your risk in rental real estate and also get rid of the day to day problems of either managing your property or paying to have it managed, this is the way to go. Your able to keep the property in your estate but now have it comingled with others. This also defers the gains so you keep the government from taking taxes, this way more of your money continues to work for you because of the 1031 format. The best part is if you have a few beneficiaries, instead of selling one property after an inheritance, each person can decide what they want to do with their 'shares'. No one is forced to sell and they get a step up cost basis. Flock does a great job of making this transition smooth and the management from Ari down to the property managers are all focused on the same thing, a great investment for shareholders and doing the right thing for people who rent out our properties.

A very solid company
Flock Homes is a very legitimate option for owners of rental property that want to retire or simply relieve themselves of management. The leadership and employees are very transparent, honest, and responsive. Their digitized portal is state-of-the-art, and they also really listen to how their clients experience their investment reporting. 5 stars!

Flock Homes Several Years In
We have been clients of Flock Homes for several years now. I have taken a while to write this review. Initially I wanted to give it some time to see how this investment played out. Later, I just kept putting it off, not because of any dissatisfaction more because everything was playing out just as advertised, The exchange with Flock was seamless and quick. Their offer was quite comparable to the sales prices of other homes in the neighborhood.
We waited patiently for our first distribution, we received that distribution on schedule no issues and quite pleased with the amount distributed. While I do not often participate in the client services available (monthly calls, client updates, client council, etc) I eagerly consume all of the information received. Flock Homes does an excellent job of allowing their clients to be involved in the growth and direction of the company.
The only difficulty I have had with this exchange is tax filing. I do my own taxes and the first couple of years I had a time figuring out how to file the necessary forms. Using Turbo Tax, I also found out Turbo Tax does not have a lot of expertise in that area. I would recommend using a tax accountant or preparation service.
I would gladly exchange my next rental for an additional slice of Flock Homes

Early Adopters
We had owned a rental property for about 10 years which had appreciated in value. As we were easing into retirement, we really wanted to eliminate the management and maintenance it involved (we did most repairs ourselves). But we didn't want to trigger the large income and attendant capital gains tax that a sale would have trigger (all in one tax year). We had read about flock in the local paper, as they are based near us. They had been in business about a year when we responded to a flier in the mail. We were getting information, thinking maybe of acting within a year. But they encouraged us and supported us very well, even making the CEO available to us. We're glad to no longer have the responsibility of the property and still have some retirement income from having owned it. Our plan was to withdraw our equity over several years, but so far (over two years in), just getting quarterly dividends has worked well for us. The equity has gone down a little, due to fluctuations in the housing market, but that is expected of any investment.

After going from a bad to worse…
After going from a bad to worse property management company, I decided to sell my rental portfolio. I am glad that Flock Homes exist. They were able to provide an outstanding support throughout the process... dealing with the property manager, tenants, issues with the city housing department, etc. The company is fair and transparent. Ari and the Flock team exceeded my expectation. I highly recommend Flock Homes.

Very Positive Experience
The Team is very knowledgable and efficient with my time. They know what they need and describe it in detail, which saved me time. Always timily in responding to my questions. The platform they use ( portal) is really good for me as an investor. I can see very timily where they are moving with acquisitions The value they placed on my property was right inline with my independent appraisal. I'm very pleased to be invested in Flock

My Story with Flock Homes
My story: I had a nothing-fancy, well-kept, simple-to-maintain, easy-to-rent brick duplex in a very convenient in town Atlanta location. I had had it for nearly 30 years and was ready (if reluctantly) to let it go. After difficulty in getting a solid credit-worthy tenant (for the first time ever: scammers!), run-arounds with tire-kickers and developers wanting to buy, I decided to pursue the Flock option. This capable, young, bright, accessible, energetic and financially astute team made it easy. Given the market in early 2023, I probably didn't get as much as I would have if I had had a realtor sell it. But, then you never know unless you put it out there and are willing to wait and negotiate. The upside in Flock not overpaying is that since you are partnering with them, you don't want them to. That would be bad business. You want them to be fair to you (and others) and not lose money on their purchases. They have a formula you can respect and you want that formula to keep working. Nope, I am not netting as much a year as I was, but I also am not managing it, paying and appealing high taxes, meeting with various contractors/handymen, overseeing the work, or worrying any longer about marketing, move-outs and move-ins, the age of the water heater or the roof. I've happily done my share of 1031s in the past, but this time I wanted to try a different approach. I had an opportunity to speak with the founder and CEO (AR/Stanford Business) and with other investors. Every encounter has been so positive. All questions have been welcomed and answered promptly and thoroughly with interest, care, and straight-forward integrity. How rare! Once I made the decision, things moved along at a fast clip. The process was virtually seamless and when there was a hiccup, there was always (and still is) one great person or two on the other end of the line to walk me or talk me through it. You can feel the pride the Flock team takes in what it does and is building. And, you are as much a part of it as you want to be. Transparency. Integrity. Humanity. When you are ready to let go, maybe let go with Flock where you still have a piece of the action, yet complete peace of mind. It's been a win-win for me.
