Flock HomesReviews of flockhomes.com

I will have to give high marks to the acquisition process of Flock Homes. The people I met during the entire process are very professional. I just hope that the portfolio of those homes will also be managed as professionally as the aboarding process so that the owners as well as the talented people of the firm will be nicely rewarded.

The on-boarding process with Flock was very smooth; we had a couple of issues that were quickly resolved. Everyone we had contact at Flock from Ari, the CEO to Danielle our Owner Advisor acted in a professional and transparent manner. In short they did what they said they would do. Our quarterly income is actually slightly higher than what was projected. I highly recommend Flock to owners that want to retire from property management while still maintaining a real estate investment.

The 721 Exchange program offered an easy way to exit my “mom and pop” real estate rental business . The personnel I have worked with have been responsive, educated and helpful in making the transition. In my working ,non-real estate life , I owned a software firm and from what I’ve seen and used on Flocks’ portal, they are implementing quite an extensive array of software tools to help analyze and follow the business model Flock has stated. The offer given for my portfolio was fair and based on the latest market statistics. The offer did reflect the estimated scope of work necessary to bring the properties up to Flocks’ standards which is what I want to see in all their inventory of homes! If you are looking for an exit from being a landlord, seriously consider Flock.

Flock is a great way to stop managing out-of-town properties but still stay in the SFR asset class. We haven’t been building enough SFR in this country for like 30 years, so bullish on this asset class. Flock also provides instant diversification so any local market downturns are set off by higher-appreciation markets. Highly recommend Flock to anyone who wants their passive investments to stay passive!

I initially transferred 2 Houston homes to Flock two years ago. After very good and seamless transactions, this summer I also transferred a Phoenix home to Flock. I have only had positive experiences communicating with Danielle, Ari, Chad and others. All are very knowledgeable and helpful. If you no longer want the job, expense and headaches of being a landlord but still want to defer taxes on your properties and continue to receive returns, Flock is an excellent way to go !!

Flock checked all the boxes for me personally. Move on from active landlord duties, defer taxes on my heavily deferred equity, and stay invested in an asset class I still believe in. Not straddle my beneficiaries with something they can’t handle and give them an easier, more controlled exit. But probably the biggest thing was not having to remove my tenants and the things that go into selling a property. I have been invested for almost 3 years, and as a fairly early contributor, I was a little nervous. There were a few minor bumps at the beginning, but the Flock team was great at listening to my concerns and were quick to adjust the process for future contributors. Since then, they have delivered on everything they promised and more. Anyone considering contributing If it checks all of these boxes for you or even just many, I would strongly consider joining the Flock. Flock has been an amazing strategy for exiting my rental business.

Flock was an excellent strategy for relieving myself from management and maintenance responsibilities, while maintaining tax favored income and not causing a taxable event. The Flock team made solid offers and took care of everything to acquire my properties and takeover management on day one.

Having done many 506c investments and given the post-COVID strains on real estate projects, you come to cherish conservatism and transparency, both of which Flock excels at. Their 30% loan-to-value allowed them to keep their sacred promise of never missing a quarterly distribution through the toughest of times. And you know just where their operations stands as they communicate regularly and often.
