Joined Flock Homes a couple of years ago. The returns haven't been great so far, but I'm in the Black and I don't miss the Landording responsibilities. Hopefully the returns will increase in the next few years.

I'm one year into my contract with Flock Homes and feel I'm ready to give feedback on my experience thus far. First the positive. The process from start to finish was handled very professionally by Flock staff. The offer made on my property was good and the transaction went very smooth. All interaction with the staff has been excellent. On the less than positive side, you are locked into a minimum 3 year contract with them and returns are paid at approximately 3 percent of a value they control. The website boast of a 5-9 percent appreciation, again information they control. I would encourage all potential investors to read all reviews and documents thoroughly. This concept has value to the right people since you no longer have to deal with tenants and maintenance cost. But you will permanently lose control of your asset.

Very good overall experience. Everything went smoothly and was well explained. I got my first distribution check and feel very happy that I no longer have to deal with managing my property. I’ve discovered the benefits of being part of a diversified portfolio where I still receive income even thou my home may be vacant. The only negative was at closing I felt I had no clear ownership in the LLC for a time. Thanks

These are honest people, innovative energetic and also willing to share the accomplishments and challenges of their progress. They've earned my trust, requested my participation - and I am watching results closely. So far so good!
