Flex seal is the best we did our roof and when our neighbors home burnt our home down guess what the flex seal roof was still standing its very good stuff and you have to coat it a couple times but it works well

My Review of flex seal spray and flexseal Can. I own a machine shop machineandtoolservices.com I bought a small cnc mill, but it needed coolant, the coolant tank was leaking in many places, I applied both, can of seal and spray seal, (a must let it sit and cure between layers, i used 3 layers) after a few days i put water in it and tested it for 5 hours, and no leak. My band saw needed a coolant tank too, so i made a wooden box 1/2"thick wood 3ft x 2ft x 4inch wall height, then applied flex seal, both spray and brush on, focusing on the most likely leak areas, with thicker coat, and again no leaks. Do not brush over large gaps and holes, cover first with fibre glass mesh or thin wood then brush on Flex seal. It's a no brainer Flex Seal works, if you do it right. I will be posting some youtube videos of my CNC Mill and Band Saw running flood coolant. Ps, Be patient let it cure and dry for 3days or more, give the rubber a chance to expand into the grooves and small crevices. Any questions just text me Machineandtoolservices web site.

Ok, lets get real this product does work, but you may have to do a little extra on your part depending on what your using if for. I could not not afford to water proof my basement at the cost of 40.000 with the company I will not mention, not trying to take business away or put them in a bad light but I use Flex Seal to do my whole basement yes it was time consuming but I put a little more work into it before using Flex Seal I sanded and cement the walls first, than a week later I use the all white Flex Seal to paint over the cement I rolled it on thick the first and only time so I would have a nice thick layer and it may have taken me 2 months to finish but it looks good. I love my concrete walls and now there white and rubbery nice to the touch, its one year now and no leaks. So people before you trash a product be mindful on how you use it and the steps you take before use. This product does work!

I'm going to be 100% up front here. The only reason why I even bothered with this product was because I was very desperate. There was a massive storm coming in and the last time we had rain our roof had a massive leak in it. We were able to tarp it but wanted to get it properly fixed. Unfortunately we discovered we couldn't finance a new roof and didn't have the money or know how to get it done on my own. So the day before the massive storm was going to hit us. I went to the local ACE and bought 2 cans of Flex seal. Never in my life have I felt so desperate. I didn't believe in it and thought it was a complete waist of time. When I went to bed that night I set up the buckets and had the tarp ready as I full expected to have to put it back on in the morning. Because there is no way this is going to work. The cheapest est I got from a local roofing company to patch it was $2,500.00 usd. There is no way $30 worth of TV snake oil was going to get the job done. I used both cans applying it to the seams of each tile in the effected area. I didn't have enough to give it a second coat. I did the best I could with what little product I had. Again completely believing that this is not going to work. But I had to try something. Well, It worked! I woke up the next morning to a dry home. Although the storm isn't over I have no reason to believe that it's not going to last. This stuff is amazing and I'm completely blown away by it's ease of use and effectiveness. It's worth trying out!

MY NEWEST EDITED REVIEW OF FLEX SEAL PRODUCT ( THIS has been edited by myself 04/14/2021 ) I 1hammer1 am changing my negitive review of FLEX SEAL Liquid 128-fl oz Gray Dip Rubberized Coating. The day that I published my negitive review of this product THE FLEX SEAL COMPANY called me at home and offered a solution to my problem with the grey color WOW they wasted no time they have made me more then happy ( WHAT A GREAT COMPANY ) I have always liked their products the FLEX SEAL Liquid 128-fl oz Gray Dip Rubberized Coating is a great water proofer we have had water in our basement when it rained hard. We have done our whole basement walls and floors with this product this product will and does stand up to hydrostaic water pressure if it is appied in 2 to 3 coats we were told it probably would not stand up to normal foot traffic in our basement (NOT TRUE) we have scooted and pushed and walked all over the floor no problem unless you really scape hard on the floor but you have to apply this product properly clean the surface have no loose stuff and dry and apply 2 to 3 coats let dry well 2 to 3 days between coats also venilate the area well. We had basement waterproofing estimates between $30,000.00 and $42,000.00 this product cost near $100.00 per gallon and we purchased 29 gallons from 1 source and 8 gallons from another sourse total =37 gallons est. cost $3,700.00 ( WOW BIG DIFFERANCE ) My wife and I are 80 years old and we did all the work by our selfs we just took our time also after the 1st coat you do not have to wait till it is not raining because it stops the water from coming in apply more coats for stronger protection and longevity I truly do recommend this product and truly recommend the FLEX SEAL COMPANY and special thanks to Ashanti McKissic Customer Care ManagerSwift Response, LLC for their super fast responce to our grey color problem again thank you FLEX SEAL P.S. There are several other companys out there that could take some honesty lessons from FLEX SEAL ( THIS following review has been edited by myself Harold Watkins ) 04/14/2021 I am responding as you ask me to do. We have purchased 29 gallons of FLEX SEAL liquid 128-fl oz grey dip rubberized coating (2-pack ) and single gallon purchases from Lowes and 8 gallons from home depot for our basement floor and basement walls, your product required 2 to 3 coats to stop leaks after I had already sealed floor and wall cracks with another self-leveling crack sealer product. The problem that we are having that is upsetting us is the floor has 3 different shades of grey everywhere all over the floor where 1 can left off and we started a new can ( all gallons cans is all we have ever purchased ) also it is the same thing on our basement walls if they had been one color everything would have been fine but that is not the case. Wow after spending almost a $100.00 per gallon and to end up looking like this with all that work and hard work it is. your product per gallon does NOT go very far. why can't you make only one shade of grey is our question, once we started this project we had to finish it even with the different shades of grey. We are so disappointed with your product we wish we would have not trusted you and your product, if is applied the proper way I believe your product will stand up to hydrostatic water pressure but it has to LOOK GOOD ALSO for that kind of money . We are now sorry that we purchased your product we will never purchase any more of it or any of your products, and we will never recommend any of your products. Lowes and home depot have all of our purchases of your product I paid for your product with my Lowes and home depot credit card, after reading your blank Incident Report form you want me to fill out ( OUR FAMILY, FRIENDS , NEIGHBORS, ALL LAUGHED ) And we all said never again. WHAT ( B-S ) Wow what customer service you have good luck with that, and now after reviewing your product we are hearing from others with all kinds of complaints about your product from others we never heard of wow. only been sent to our email so far. ( IS FLEX SEAL SOME KIND OF SCAM ) We purchased your product in good faith only to get a bunch of excuses and I know you know that you have a grey color problem. ( if you cheat me the 1st time it is your fault but if you cheat me the second time it is my fault. ( And all we wanted was to know was how to fix the color problem we have tried to fix it with more grey @ $100.00 a gallon but even the same (batches of gallon cans) are all different grey colors LIGHT, MEDIUM, DARK GREY ) Have a great day Harold Watkins PS THE PROOF IS IN THE PUDDING. Thank you Harold Watkins
