Absolutely horrible experience with Evernest. They took over my lease from Renu prop. Management and it was a nightmare. Maintenance wouldn’t respond then would just show up at my home without confirmed appointments. They send anyone* who calls themselves a contractor to your home. I mean I’m pretty sure crackheads showed up to fix things. Smelling like week, brought their kids and their girlfriends to do the jobs. So incredibly unprofessional. Then they raised my rent at my lease renewal. I decided to not renew my lease & mysterious charges started showing up on my portal. Took weeks to gets those refunded & then when it came to giving me back my deposit after moving out they’re nickel and diming me for things like a unchanged filter that WAS changed the week I moved out and untrimmed shrubs.. when I don’t have shrubs. The home was left in better condition thst I got it in. This company does not deserve good renters & I can’t wait to see them in a lawsuit! Bc it’s definitely coming

I used to employ a property management company that was bought by Evernest. The previous company was unable to close my account before Evernest took over operations. Since Evernest has taken over, they have continued to charge me for services I have not agreed to (no property management agreement was signed nor was one transferred from the acquired company). They also are attempting to charge me "financing" fees for the alleged debt I owe them, thus increasing the alleged debt. When I ask for documentation, I get no response. However, they keep asking for money without justification. If I owe money, I'll pay. If I don't, please stop harassing me.

For the amount of fees charged- the lack of communication and accountability is unacceptable. Save yourself the heartburn and avoid Evernest

⭐ **1 Star** (I used co-pilot to take the bitterness and anger out my voice but this is real isht!) **Poor communication and lack of professionalism.** My experience with this leasing agent was extremely disappointing. The property I was interested in was rented out from under me due to a 24-hour response window that apparently started the moment an email was sent. Because my device only displayed a preview, I had no idea the countdown had already begun. I had to follow up myself just to confirm my application was received and to move the process forward. There was little to no proactive communication or effort from the agent. The two alternative properties offered were not actually available and were in undesirable areas, which only added to the frustration. While the property itself seemed decent, the overall experience was not. Even if another applicant had more urgent needs, that does not excuse the lack of responsiveness or basic professionalism. **Would not recommend based on this experience.**

If you plan to purchase a home or move properties, never rent through Evernest. Obviously, when you sign a lease, you are obligated to pay until the end of the lease. However, there are times you need to move early, and landlords are required make a good faith effort to rent the property and free you from that obligation. Several times before renting with Evernest, I have worked with landlords and property management companies when I’ve had to move out of a property early to list the unit to potentially take over my lease. It has never been an issue, and has always been successful. Not only would Evernest not list the property a mere six weeks prior to the end of our lease date, they told us if we attempted to move out before our lease end date that they would enforce the “early termination” policy and charge us three months of rent if we moved out a day before the end of our lease. This makes them the most exploitative and irrational company I’ve leased from across 10 years of renting. Please, never give them your time or money.

Property owners beware! Literally one of the worst and costly mistakes I’ve ever made. Multiple managers, no communication, home left and absolute wreck. I managed that property myself for 8 years before them and never had a problem finding a quality tenant. Evernest filled it with too many tenants with cats and the place was wrecked. Didn’t even get my security deposit back. Do not even consider them to manage your property.

We had nothing but problems with this property management team from the beginning, which would normally deter us from renting from such a company, but being in a desperate housing situation, we really had no other option. Now they are withholding our entire deposit and charging an additional fee for prior damage and disrepair that was obviously present before we even toured the townhome. The damage is even in the photos we viewed when presented with the rental, which we were assured all would be cleaned and handled, but was in fact not. We left the townhome in better and cleaner condition than was given to us and yet they still maintain that we owe for damage and beyond reasonable wear and tear. I couldn't leave this rental fast enough. the entire one year lease was utter torture and we were not happy in the least, there was undisclosed mold that made us ill, broken faucets, toilets, air conditioning, the list goes on and on. The unit was not cleaned before we moved in, as was promised. The cleaners had 5 days before we moved in to clean but came on the day we were to take possession and we were literally moving our belongings in and they proceeded to deny cleaning because they don't clean with residents present, mind you, we had no notice or forewarning of any of this, so it was confusing and frustrating to say the least. We have documented all damages but little good that does you in a state where your only protection as a renter is to take them to small claims court, which I'm sure they're very well aware of and are capitalizing upon. I highly recommend you do anything in your power to avoid this property management agency, they will straight up steal from you and ruin your credit profile.

Worst management property that I ever had to deal with, they steal your money, charge you late fees beacuse they'll process your rent late then charge you a late fee for them processing it late, no one is ever in the office so it's very difficult to get in contact with them, and lastly there very unreliable with everything exspecially when some in your home breaks down. My name is jnyah Arnold and I rented out a town house with them for a year 722* Wytheville circle and my experience with them was more then horriable and I would not advise anyone to work with these terrible people. (I didn't want to put my full address because I still live here and my lease ends next month)
