**Extremely Unprofessional Experience** Very disappointing experience with Elite 1 Financial Services. In my opinion, the entire transaction was handled unprofessionally. They were involved in placing my commercial refinance with the lender. From the beginning, they had the leases, rent roll, occupancy information, financials, and other important details needed to determine whether the deal worked. Despite that, I went through months of paperwork, an appraisal, insurance changes, a new LLC, additional fees, and countless underwriting requests. I was eventually told the file was **good to close**, only for the deal to fall apart over an occupancy issue that had been disclosed from the beginning. If Elite 1 understood the lender's requirements, this should have been identified before I spent thousands of dollars and months of my time. What was most frustrating was the lack of accountability after the deal failed. Instead of recognizing how poorly the process was handled, the explanation was essentially that the occupancy requirement wasn't met. That's exactly the type of issue a professional commercial finance broker should identify **before** putting a client through the entire process. Extremely unprofessional experience, poor communication, and a complete waste of my time and money. Based on my experience, I would not work with Elite 1 Financial Services again.

Based on my experience, this company withheld critical information that should have been disclosed immediately after the appraisal—information that would have saved us significant time and money. What was later presented to us was not only misleading but contradicted earlier communications. The situation has led to avoidable financial loss, and our request for a full refund of $5,900 remains unresolved. Their actions raise serious concerns about transparency, accountability, and business ethics. This experience felt deceptive and damaging, and in my opinion, borders on fraudulent behavior.
