Horrible do not use they do not know what the are doing. They will under Appraise your home. All of the lenders need to remove them from the list.

Class Appraisals used to provide good service but the ownership has changed a couple of times over the years and it is horrible now. In NJ, the average turn time from order to completion is 7 days. Class is more than double that. They are happy to improve turn times if you pay more money. They refer to it as a "rush" fee. It's complete malarkey. How about you do your job? The appraisal fees are out of control to begin with. Appraisals were $275 a few years ago. now they are more than double that and close to $900 if you want a "rush" fee. I can't wait until business slows down and they are begging for my appraisal orders....It's right around the corner

Danny the appraiser had no respect for customer. On the day he came to appraised my house, He said two times that the report will be done in 2-3 days. Nothing happened on 2-3 day. I waited for 7 days, my husband texted him. He texted back 'I will have it in for you today'. Nothing happened. The next day I texted him, reminded him his promise to my husband. He texted back that he did not promised. Then I took a picture of his text. That when he said sorry and promised will get it done a few days later. I contact the company Class Valuation. So far not thing happen. Nobody gives me solid answer when the report will be done. Bad service

I ordered my client's appraisal through Class Valuation with an expected value of 670-680k. The appraisal report came back at a surprisingly low 580k. the appraiser in this hot market used comps that were sales from 2020 and neglected to use a home that was .4 miles from the subject property that sold for 800k on the same day he did his inspection that was also a log cabin and very similar in size and lot size. I sent in a request to review value and provided the come he neglected to use. Class Valuations appraiser stood behind his value maintaining the 580k. I, knowing he was wrong with the 580k value and knowing he provided a very poor appraisal report utilizing old comps and overlooking one that sold the same day of the inspection I pulled the loan from the lender and had the appraisal ordered from another company, Appraisal Nation. Appraisal Nation had the new appraisal completed very quickly, used the new sale as the #1 comp, and came back with a value of $700k I reached back out to Class Valuation in an effort to have my client's funds refunded for the inaccurate appraisal report provided. They said they do not do that and that an appraisal completed 2 weeks after their report could have this large of a value difference. This is a 21% difference! They actually said this after giving me their resume that the individual I was speaking to has been doing this for 20 years. Anyone in the appraisal business knows that this is a ridiculous statement. I continued to attempt to have my clients funds refunded and addressed the comp I provided the recent sale .4 miles away from the subject now listed as comp 6 on their report. I was told, “Comp 6 has been considered, and after adjustments, it supports the appraiser’s opinion of value of $580,000. While the 21% discrepancy is something we could take a look at if the second report was completed by Class, we will not review a report that we did not complete. At this time, we do consider this matter closed unless you have other items in the report you’d like us to take a look at.” I know that appraiser will come to different values but one should be concerned with a value discrepancy of 21%. I would also be concerned with an appraiser who neglects to include the most recent comparable sale in proximity to the subject, as it shows, little to no due diligence was done. With the result being the production of a rushed appraisal report. The appraiser told me how many inspections he had the day of the inspection and stated he is very busy. Moving forward I will never use Class Valuation and I encourage you to do your due diligence on them as well.

They charged me $665 hadn’t even called me or set up the time for the appraisal and then charged another $60 without my permission because my credit card was on their file. When I called they said my lender approved the charge, but that was not true. My lender did not approve this charge. The bottom line is they stole money from me and blamed someone else. Basically told me there was nothing to be done.

this is the worst of any appraisal AMC i ever had to deal with . they have appraisal report that always require review and they take for ever to do those review . they have cost my buyer 2 weeks of waiting on them in the meantime i have an angry seller who put a 15,000 EMD who cant settle until this loan close and when e call them on day 14 after the initial revision request they told us the appraiser is on the field he will get but to us at 4pm , we call them at 8am. terribly horrible company,

I only give them a 1 because there is not a lower score -I am on hold with 27 callers ahead of me. They cannot place your orders for 10 days -deliver later -do not answer the phone -and quite frankly they do not care. I just had an appraiser accept a job and listed delivery date for a week after the closing date. Now I will sit on hold for an hour to have them tell me they cannot find anyone. So frustrating.
