Finding a flexible lender with creative option in mind is very difficult. I'm lucky to find Martha and her lender through the local REI meeting. The documents requirement were not overly excessively picky nor restricted. Although processing was quick and smooth, it is not very friendly to beginner investor like myself. The real estate investing jargons the lender's side used were completely new to beginner investor. I had a lot of times where I missed understood of what they expected me to do, but Martha was on it and clarified quickly. Hope, they would clarify things specifically in details would be better. However, I would definitely recommend this lender to anyone that wanted to do creative loan option.

Matthew Specht, Account Executive, is the best in the business. He is one of the rare AEs who has thorough knowledge of his product and can aggressively move a loan application through the process.

My experience was primarily with Kevin Victoria, and he was fantastic. The deal got a bit hairy, and Kevin was constantly on top of it. I don't believe it would have closed, if we worked with almost anyone else. Overall good experience.
