My wife and I were struggling with an insurance settlement due to a fire in a house that was rented, The house was solid and salvageable, but in need of more work than we were willing to take on. Payment was deposited in our checking account within days of the closing. Fire damaged property is condemnable, uninsurable, and a huge liability if it someone sustains an  injury there. My wife and I were relieved when the sale was completed and happy with the cash we received.
