Brookfield Properties: Premium Rents, Broken Promises
I have been living in a Brookfield-owned residential property at Potsdamer Platz in Berlin since 2021. Unfortunately, my experience has been a continuous disappointment and raises serious questions about Brookfield Properties’ oversight of its residential assets and property management providers. Despite the premium location and rental costs, residents have been dealing with persistent problems for years. Repeated elevator failures: Since 2024, the building’s only elevator has repeatedly broken down, sometimes remaining out of service for several days. In a multi-storey residential building, this is not a minor inconvenience. It seriously affects families with small children, elderly residents and anyone with mobility limitations. Problems recur despite repeated repairs, while communication about outages and expected restoration times remains inadequate. Long-standing maintenance issues: Problems involving bathroom maintenance, kitchen ventilation, unpleasant odours and excessive mechanical noise have remained unresolved for extended periods, despite repeated notifications. At one point, the suggested response to kitchen ventilation problems was effectively to ask neighbours not to cook. More recently, continuous ventilation equipment noise has also been treated as normal rather than properly addressed. Ineffective property management: Brookfield’s appointed property management company, MVGM, has repeatedly changed responsible contacts. Residents are left navigating an inconsistent management structure, poor follow-up, inadequate communication and a lack of accountability. Requests are frequently acknowledged without producing lasting solutions. Failure of ownership oversight: These issues have not simply been raised through ordinary maintenance channels. Complaints have been escalated to management, Brookfield representatives and relevant public authorities. Nevertheless, the recurring nature of the problems demonstrates a troubling lack of sustainable resolution. What makes this experience particularly frustrating is the contrast between the premium image of the property and the actual experience of living there. Residents are expected to meet their financial obligations promptly, yet obtaining timely responses, effective maintenance and basic operational reliability remains an ongoing struggle. After years of repeated complaints and escalation, I can no longer regard these as isolated technical incidents. In my experience, they reflect a broader failure of property management and owner-level accountability. Brookfield Properties should take meaningful responsibility for the standards maintained in its residential buildings instead of leaving residents trapped in an endless cycle of complaints, temporary fixes and recurring failures.
