Our offices and some of our vendors were impacted by weather related issues recently and that may have contributed to some holdups with closings. In addition, there is a national shortage of real estate appraisers and we have found that often it is taking longer for appraisals to be completed and unfortunately that is out of our control. Regarding the rehab credit line, we do ensure that a document explaining the process is provided to our customers at or before closing. We always encourage our customers to contact their Account Executive (AE) to clarify any questions that they may have about their transaction. Please reach out to your AE with your specific suggestions or concerns. We would like to contribute to your success as a Real Estate Investor and we strive to continuously improve our processes. We are evolving to meet our Customers' needs and this is extremely important to us. In fact, we are designing new loan products so that Investors can come to close with as little as 15% of the Total Cost to Close (TCC: Purchase Price+Rehab+Closing Costs), a re-vamped Rehab Credit Line (RCL) to include weekly Rehab draws, increased LTV's and also some investment properties with pre-approved financing.
