Mr Lumpkin, since you've given us a 1-star review on all our platforms, I will keep this brief as I don't think there's an outcome you would consider satisfactory. Our team made a good-faith effort to determine whether we could help you and ultimately, the price expectations you shared were not compatible with current market realities. We are not able to move forward when those realities cannot be aligned. We truly hope you find a solution that works for you.

Deceptive business practices
Deceptive business practices. check out Better Business Bureau complaints. I normally don't write reviews. I only make a comment once every a few years the most. This is too bad for me to write a review. It is just a huge waste of time & energy on top of a financial loss. Also, they have removed a lot of bad reviews and complaints through under the table activities. The positive reviews were not many back in Sept. 2024. Instead, I saw a lot of bad ones. I noticed that they also added many fake good reviews after Sept. 2024.
Read the real complaints and see the deceptions in their business practices. The positive reviews are possibly results of manipulations of their customers & fake reviews. Mike White and the team behind him (Seth Castillo & Stephanie Brand) put on shows and lied without blinking their eyes. They make money by taking advantage of people's situations and making empty promises. Their contract starts with standard information and hides their "exclusive rights" at the costs of clients' responsibilities/financial burden/time/energy in the Addendum. If you understand what they talk about in words as normal business practices, they meant something else.
For instance, both parties agree on a closing date. They promote their "fast no hassle closing" to get you to sign a contract. They have the agreed closing date typed in the contract as a date both sides agreed. They have a hidden clause at the end that the closing date automatically extends when they are still making an "effort" to close - which they pretended to make an effort, while they actually intentionally drag the process by reviewing solutions/alternatives & requesting documents at different times for numerous reviews from their "legal" because they have too many liabilities (when they already knew these liabilities from the very beginning buying as is). A solution that took me 2 munities to think of for them is: we have exhausted all of our solutions; the only option is to wait.
When you want to terminate the contract because it is taking too long (way passed agreed closing date), they tell you that it is not allowed, because the closing date extends automatically when they are still making an "effort", so you are in contract until they want to close, or they want to end the deal. Or they give you an option to terminate the contract by paying them $5,000 when you sell the house to someone else to cover their interests. My God, what is the point a buyer pays earnest money? My God, what's the point of agreeing on a closing date by both parties, when it can keep extending when buyer is still making an "effort" - "at the Buyer's sole discretion [additional closing period]". And "Seller shall make every effort to cooperative with title curative work and due diligence work if required".
All of these are at your responsibilities to minimize their cost and maximize their gain on top of an already low contract price they get due to their "fast closing" or other promoted benefits. For a about month time from the contract signed, they could not even confirm any date for any kind of next step. Once they start to give you a date, the date will probably be kept moving out due to all kinds of created situations like the complaints in the above link.
Tons of hidden clauses in the Addendum A, which basically overwrites anything in the regular contract that you believe you sign. delays that they intentionally created by using perceived client situations as their excuses. "As soon as possible" is only one of their empty words and one of their ways to delay without giving out any date. It meant a few days at least. One excuse after another to delay the process. Full of lies, manipulations, & gaslighting. Just like the complaints of their clients in the link above.
The above link also mentioned that the already low contract price kept being cut down for various excuses when you are patient enough to get to closing time. Definitely need a lawyer in reviewing your legal document with them. It can be very costly for most families who sell "as-is". After their tricks in the Addendum (a ton of them hidden there) are pointed out, they would probably figure out other ways to deceive. The best option is to stay away from them.

We appreciate the opportunity to address your concerns and are genuinely sorry your experience with our company left you feeling this way. We want to clarify several points to ensure there’s a clear understanding of how we operate and the standards we hold ourselves to.
Yes, there have been instances where negative reviews were later removed, but never through underhanded means. When a seller has a concern, whether raised in a review or directly with staff, we work with them to find a resolution they are satisfied with. In some cases, after we’ve addressed issues fully and made things right, sellers have chosen to remove their reviews. This reflects our commitment to personalized service and care, not deception or concealment.
We do everything possible to achieve “fast and hassle-free closings,” but the process is always a partnership. We can only control our side of the equation. If required documentation is disputed or withheld, delays are inevitable. These delays are not intentional or based on false promises, but the reality of closing securely and legally without passing unfair liability to the next owner.
Our Addendum A is never hidden from sellers. Every seller has time to read, review, ask questions, and request changes before signing, and we make accommodations when fair.
• The automatic closing date extension protects both parties by ensuring that if we’ve invested resources to cure title or resolve issues, the transaction isn’t lost due to a missed date outside our control.
• Sellers generally do not retain a contractual right to terminate a real estate contract unilaterally in standard single-family sales. In your case, the $5,000 termination option was offered as a courtesy at your request, simply to cover our costs when you no longer wished to proceed — not as a profit mechanism.
• The cooperation requirement exists because certain documentation and knowledge can only come from the property owner to meet title company requirements for a safe, insurable closing.
We never intentionally delay files. If inefficiencies occurred on our end, we sincerely apologize, as improving processes is a constant priority. Most delays stem from factors outside our control, such as third-party title requirements or incomplete documentation.
Our offers, like other cash-buying companies, follow a formula that accounts for repairs and the challenges of selling off-market.
• Sellers are never required to accept our offer; negotiations occur before contracts are signed, including in your case.
• Once a contract is signed, both parties are bound, barring mutually agreed amendments.
• We do not profit from delays — in fact, extended files cost us money, as our team works continuously throughout the process without additional compensation.
We maintain extensive documentation showing ongoing communication between our staff and yours, outlining each step and requirement. Disagreement with steps or frustration with pace does not equate to bad faith or lack of transparency on our part.
Our company serves an underserved market, often helping sellers in difficult situations. Few businesses in this space operate with empathy and integrity at scale. We are proud to be one of the most ethical and sizable companies working directly with sellers, and we put tremendous effort into treating each person with respect, care, and honesty. It saddens us to ever hear that was not someone’s experience, regardless of the circumstances or the merit behind the frustration.

I wish I never signed a contract with…
I wish I never signed a contract with this company.
I KEEP TELLING ALL OF OF THEM THAT LUCAS MISREPRESENTED HIMSELF AND THE PAPERWORK I SIGNED. HE TOLD ME IF HE COULDN'T GET THE AMOUNT I WANT THEN THE CONTRACT WOULD BE NULL AND VOID. I WOULD BE LETTING THEM STEAL MY HOUSE FOR THAT AMOUNT THAT THEY WANT TO PAY.
I WILL NOT BE SIGNING ANYMORE DOCUMENTS FOR THEM. I WAS TRICKED THE FIRST TIME AND I WILL NOT MAKE THAT MISTAKE AGAIN. LUCAS ALREADY TRIED TO BRIBE ME BY OFFING TO GIVE ME A FEW THOUSAND DOLLARS UPFRONT. I KEEP TELLING THEM i AM NOT SELLING MY HOUSE SO STOP HASSLING AND HARASSING ME.
There company is trying to take advantage of people like me. He did not go over any part of the contract with me at all. He did not explain anything to me. He said if I did not agree with the amount the contract would be null and void. I do not even have a copy of what I signed. All you did is say sign and initial. I had no clue that I was signing a binding contract to just give my home away. Shame on them, all they want to do is rip people off. Tell everyone that your company is just trying to rip-off unsuspecting people like me.
Now they are going to try and strong arm me or scare me into letting you steal my house with something else he didn't tell me about in this supposed contract WOW:
You impede access which is in breach of the contract you signed. We allocate those thousands of dollars to our lawyer. It states in the contact, that again you signed, that you are responsible for our legal costs.
He never went over any part of that contact, not even one paragraph. Your website says NO RISK OR HASSLE...WELL THAT IS A BIG LIE....BECAUSE YOU ARE PUTTING ME AT RISK AND ALSO HASSLING/HARASSING ME.
I definitely learned a valuable lesson from you and that is you can't trust anyone. YOU TRICKED ME JUST TO MAKE MONEY ON MY HOUSE.

We are appreciative to have the opportunity to address the concerns you’ve brought up in your review. If there are any themes resounding from our online reviews, it's that our customers love us for our fair and transparent pricing, our smooth and easy process, and our professionalism in how we communicate with our customers. It is clear that your review intends to undermine our business and brand reputation as it suggests that we are a company that is built on deceptive representation and a lack of transparency, coercive and unethical sales tactics, and legal threats and intimidation; this couldn’t be further from the truth. We have made many failed attempts to reach you in order to come to a peaceful and reasonable resolution, and you have interpreted this as harrassment. Instead of talking through these matters over the phone with you, we feel the need to not only point out the fallacies in the specific statements and claims in your review but also request that you and/or TrustPilot remove this baseless and intentionally harmful review. While we are truly sorry for your frustration, and believe you’re genuinely upset, we do have to require some accountability on your part though, as the reasons you’re upset are based on elements of your story that you have fabricated as an attempt to smear our company.
First, we want to address your claims that we were deceptive and intentionally lacked transparency in our process; this is not true. When you met with Lucas, you filled out and executed a full purchase contract, based on the terms you negotiated and agreed to. This document is not only very clearly a contract, but you were happy with the terms at the time you signed it. You do in fact have a copy of the contract you signed, and the reason you’re upset is that you wanted to change your mind and sell to someone else after signing the contract, or require that we increase our already agreed upon price upward in the amount of $40,000. You’ve stated both of these things in writing to us in an effort to force a result that you have no right to demand. Even if you truly intended to stay in the house and not sell at all (which we know is not the case from the contradicting stories and demands you’ve tried to corner us into), you have a legal obligation to proceed with the sale and we expect you to follow through on that, just as you would expect us to.
Second, we want to address your claims that we use coercive and unethical sales tactics. We do not force any of our customers to sign our contracts. Your agreement to sell to us was 100% voluntary and the contract spelled everything out very clearly. You were able to take all the time you needed to read through it and ask questions.
Lastly, we want to address your claims that we are employing legal threats and intimidation. Simply stated, this is how you are perceiving us simply executing on the contract that you signed when we met with you.
We consider this review as nothing more than a further attempt to leverage an increased purchase price/allow you to sell to someone else and breach your contract without any consequences, which is not a proper or fair use of this platform. While we are truly saddened to have to be discussing things in this manner, we simply cannot allow you to publicly slander not only our business, but our agent’s integrity, without refuting what are frankly untrue and unmerited claims. We remain committed to seeing the transaction through and we are ready to speak with you if and when you’re willing to.
Sincerely,
Big State Home Buyers

This company is full of liars
This company is a joke. I called them in July with a house my Wife inherited and we wanted to just sell because it's a 3 1/2 hour trip one way to reach it. I told Chad Alan up front that we had a non-paying tenant in the house, he PROMISED me that THEY would get him out and not to worry about it. The house was rough and the tenant was supposed to be working in it. We were offered a modest 35k for it, which we accepted and a contract was signed that evening with a closing date of September 15. During this time we were constantly grilled by the title company to provide proof and more proof that we owned the house, despite providing them with a Affidavit of Heirship signed by a Judge and filed with the county, not good enough, the title company ( Fidelity) required the Affidavit be in their "format" requiring it to be re-done and notarized again, but we HAD to use their mobile notaries at $150 each X 3. While this was going on they made zero effort to remove the tenant I was promised would be removed, they also advertise that if you have a tenant they will buy it with them still living in it, that's just another lie. We finally finished ALL of the title work and the only thing holding us up is the tenant, he won't answer the phone and Big State won't send anyone out there to talk to him or look at the property, they want ME to go take pictures, I feel as sellers we have done quite enough. Sept 15 came and went and they extended the date to November 30 (yesterday). They did finally send him a feebly worded letter to vacate after I insisted at the end of September giving him until the 2nd week of November to vacate and much to everyone's surprise he moved out on or about Nov 6, we know because we went out there to replace the door knobs and locks that the tenant took with him, (I know he can't remove what was supposed to go with the house even if he did replace them, but whatever right?) Well, well well, after 4 FULL months of knowing he was leaving, he DESTROYED the house!, filled it with trash, tore down walls, turned all of the utilities off, you name it. The NEXT day, the now ex-tenant, called code enforcement and they condemned the property. My 35k offer went to 3k and when I asked about who was paying for the mobile notaries and when I would get paid, they stopped answering the phone. THEY gave the tenant the time and reason (if you're a vindictive drug addict felon, like he is) to DESTROY the property, you PROMISED you would get him out!!! You lied Chad! You said you would get us a fair offer, you lied Chad! Now you back out and don't even have the guts to answer my calls or texts? Do yourself a favor, if your property is not perfect and you aren't willing to take pennies on the dollar for it's value, don't waste your time with these clowns, they lie and waste your time, and lost us 35k, they don't give the tiniest crap either, they just ignore you.

I wish I never sold my home with this company.
They took advantage of me because I had less than two weeks to close on my new home after the buyer for old home didnt get approved.
Big state came made an offer that I accepted three days to closing on my new home they came back with a lesser offer for my old home.
I needed to close on my new home so I accepted I felt they took advantage of my situation i will never forgive myself for losing all my equity on my old home.

Dab,
I am pained to hear that you regret this decision to sell to Big State. When we came out to work with you and your Realtor we understood that buying that next home was of supreme importance to you. I know we tried to make the sale happen at the price you wanted, but ultimately that price was too high. After three days we came back with the price that worked, which was a few thousand dollars less than the original offer, and you accepted. If we had known you felt like this wasn't the right move for you, we would never have suggested you proceed with the sale. We really pushed to pay you every dollar we could for the home. If the price were even a dollar higher higher, we wouldn’t have been able to help you sell this house and get you into your new home.
I am going to reach out to you personally this weekend to see what we can do to be sure this doesn’t happen to anyone else that we work with. Our aim is to help clients get to a better spot. We may have offered you everything we could possibly pay for your home, but if you walked away feeling like you didn’t make the right choice then we didn’t achieve our goals as a Company. I really do wish you and your family the very best and if there is something I can do to help resolve things when we talk this weekend, I will certainly try to make that happen.
