Steve
Unfortunately, the plans are not exactly what I expected. I’ve built a lot of homes. I put a lot of commercial buildings and there’s just no way you can build all of these plans. They do give you the CAD however that I can get a design professional to fix everything that needs fixing absolutely the worst set of plans ever purchased, however cads I guess we’re the most important part of it. I guess I’m back to the architect for him to take those throw everything in the trash and at least keep the floor plan anyway $2000 $3000 don’t waste your money it cost you the same to get them reviewed.

Hello Steve, Thank you for taking the time to share your feedback. We’re sorry to hear that the plan set did not meet your expectations. We would like to clarify that the Lady Rose House Plan (CAD + PDF Single Build) was delivered as described at the time of purchase. This design has also previously been built and permitted. As with standard stock house plans, site-specific review and modifications may be required to meet local codes and property conditions. Our product information explains that the foundation may require review and adjustment by a local structural engineer based on factors such as soil, slope, wind, and seismic requirements. It also notes that HVAC and plumbing layouts are not included and are typically completed by the builder’s local subcontractors. On July 10, 2026, we contacted you and offered to review any specific concerns or defects with the plans. However, we did not receive details identifying a particular drawing error or technical issue. We respect your experience and feedback and regret that the plans did not meet your expectations. We remain available to review any specific technical concerns you may have and assist where possible. Best regards, The Archival Designs Team

Full disclosure could have been given upfront. Instead it took my wife going back and forth and then myself before the particulars were fully explained. In addition it would seem that if one set of the same plans have been ordered on a walkout basement, they would have been saved where they could be used again instead of having to wait so long. Some construction lenders need the plans and costs associated with those plans to finalize the approval process. Meaning we could be spending $2,500, waiting 3 to 4 more weeks, then finally get an answer on approval. Just doesn’t seem to be the easiest way to do business.

Hi Mark, Thank you for taking the time to share your feedback. We’re sorry to hear about your experience and understand your concerns regarding communication and timelines. Providing clear and timely information is very important to us, and we regret that this was not reflected in your experience. The estimated timeframe of 3–4 weeks was provided when the modification quote and contract were sent and agreed upon. As with most design modifications, this timeline reflects the time needed to review and incorporate the requested changes carefully. Regarding the walkout basement, while we have completed similar requests in the past, there was no pre-designed option available for this specific plan. Because of this, the request is being handled as a custom modification, which requires its own design review and drafting process. If a ready-made option had been available, we would have gladly shared it immediately. Each modification is tailored to the specific plan and client requirements to ensure accuracy and quality, which can impact turnaround times. We truly appreciate your patience and your feedback, as it helps us improve both our communication and overall process. Please rest assured that our team is actively working to complete your project as quickly as possible. If there’s anything further you’d like us to assist with, please don’t hesitate to reach out—we’re here to help. Best regards, The Archival Designs Team

We kept coming back to the Haystack 2. It just felt right for our family. The layout works well, especially the flow between the kitchen and living room. Can’t wait to build it.
