Had our first coaching session with Rob Keller. He was great, he answered all of our questions, he's very knowledgeable and provided firsthand experience to help us stay on track.

So far, joining 10XBNB has truly made open up my eyes to how lucrative Airbnb can be when you join a team of experienced hosts that can guide you step-by-step on how to achieve a great portfolio of properties by using all the tools 10XBNB provides us with. One month in and I'll be listing my first of two properties and looking forward to share my experience as we end the year and off to great start for 2023!

Overall amazing experience since I've started with 10XBNB. They have cultivated a community of professionals where everyone is supportive and eager to help one another. The course really breaks down the process step-by-step with proven systems that are ready to be implemented and even the mindset of building a successful business in general. I am saving 100s of hours by learning from 10XBNB. There's an abundance of resources such as weekly training calls, coaches, templates etc. and they are always innovating new ways to accelerate our growth. Hello from the 10XBNB family! I wanted to share my experience now that I have gotten my 1st listing posted as well as my 1st booking. This was a tough year! In July I hit a wall as I was a Respiratory Supervisor through COVID, then my mother getting sick with ovarian cancer. I was ready to walk away completly. I was burnt out. I came across a video on YouTube of Shaun Ghavami and Ari Rahmanian. I was already doing my research on Airbnb. So, no surprise they popped up. I could immediately tell the course had the tools I needed. I skipped ahead to learning how to turn one side of my duplex that I own into an Airbnb. This is now July, I just went to part-time, and quickly to not working at all in August. I only had the capacity for real estate. I took what I had and invested into this program, knowing it would work if I do the work. My tenant's lease was up October 31st. I had my management put in the 60-day notice. Now I HAD to make this work. I took every step from brainstorming a design theme, to analyzing my market, learning Price Lab basics, to following the shopping list. I found the Albany Park sofa from a wholesaler on the FB marketplace. I needed an elegant, but luxurious sofa. I designed everything around this. I then followed the shopping list. I got EVERYTHING else off of Amazon. I very proud of how I was able to get everything at functionable sizes by ordering online. I am in north Dallas which is 3 hours from my duplex. I had all Amazon boxes delivered to me and loaded in my garage. I drove everything down in a U-Haul and coordinated all utilities and installations. I changed the closet under the stairs to a locked closet where inventory is kept and the cleaning lady has access to. Hiccups: I had to buy a new refrigerator. A bed came without hardware and directions. So, I ordered another. Water was cut on late. I sat on loads of boxes until I learned the city's waste management would pick them up for free! I ran out of money. Most of all I was tired. All of this was done in under a 2-week span once I received all packages, and before the photographer came. I spent no more than $14,000. I could not get wall art, the wooden blinds, accent walls, or complete the back yard setting. However, I had to get this posted before I got back to work on the 28th. I posted on the 27th of November. I got a one-week booking confirmed by December 30th. As a long-term rental unit, I was under charging at $995 a month. For the one-week booking, I'm making $1049 for one week. When I can upgrade things, I'm excited for how much better it can do. The course is well equipped to get you where you want to go and KNOW how. Utilize you resources, repeat the videos until it makes sense, and map out your moves. Map out your shopping list, budget, and money spent. Map out start up and operating expenses. Map out all steps you will take, down to who will assist in setting things up and in what order. This is how I was essentially able to get this going in 2 weeks total (but over 3 weeks as I travelled there when I could fromout of town). Now I will focus on the management side and acquiring more multifamily property for long- and short-term rental purposes. If I can do it, you can. Thank you for this group Shaun and Ari!🙏

This program is awesome! There is no way to fail if you follow the steps. I have received more help than when I was in college. They hold your hand and feed you all the information you need to run a successful business. They are upfront. professional and available when you need them. If the training videos don't guide you like bread crumbs through a hike in the forest, then the live classes 3 x a week will allow you to ask as many questions as you need to all while being taught in real time a new aspect of the BNB business.. There is no better help out there for an entrepreneur trying to start a business of your own!!!
