I left a review for B&T brick & timber upon my horrible move experience into 675 Ofarrell St in SF and if you haven’t seen the review, stop and read that one first. My exit review is just as bad — if not worse! The office was difficult to reach to alert B&T if the impending occasion. They were quiet for the most part because middle of my tenantcy at 675 Ofarrell st I found another apartment I liked and it happened to be managed by B&T. let’s make this long story short, essentially moved me into an apartment that has no working elevator which is a deal with breaker for me. They said the elevator was back in elevator operational . Well it turns out, they were not truthful and the lobby elevator is broke down and had been since year 2022! There was no way I was going to dio this now. They gave me a hard time and they didnt want to refund the deposits I paid to move into the new apartment. Upon my request of my deposits due to their error in misinformation I guess they figured regardless of what I want they will only transfer it to my original apartment account that now I’m forced to stay and I said you have no right to do that , my acct is already paid to date so what’s the withholding if my deposits on a completely different set of circumstances. These people really haven’t a clue! In addition to that their inspection conducted on my apartment upon my final departure was absolutely bleeding price gouging to replace this item or that item , triple charges $250 for the alleged small portion of floor , an extremely cheap material floor that looks like a wood somewhere. When I say the level of over charging and falsifying excessive hospital like charges to tenants who paid every month in time but are illegally now trying to get back as many funds from me in retaliation by recovering as much of the credit they had to credit me at the beginning of the y actual costs of me when I had a month and no heat. And they were still mad that I spoke up and told the truth about their horribly ran company. And solidified that fact here with they say their taking my 1k deposit and on top of that I owe them 800 and some change.. yes someone is going to be in court soon, these people need a lesson.

I am writing to provide an account of my experience with Brick & Timber, a property management company that oversees several rental complexes in San Francisco, California. I moved into one of their efficiency studio apartments on March 25, 2024. On the first day, I discovered that the single heating source was broken. Further inspection revealed two fire alarms, one painted over and outdated, which only worked when exposed to significant smoke. The other alarm had no batteries and was also outdated, appearing yellowed and caked with residue, indicative of long-term smoke exposure. Despite reporting these issues immediately, the heater remained non-operational for several days. The response from the staff was consistently, “Rest assured, we are sorry for the inconvenience, but we are waiting to hear back from the company review process and will let you know as soon as we have an update.” This persisted for 2.5 weeks, during which two individuals inspected the heater, but no progress was made. During this period, the cold weather exacerbated the discomfort. Additionally, the hot water stopped working for over six days, compounding the inconvenience. Despite these severe lapses in basic services, the management showed no sense of urgency or genuine apology. Under San Francisco and California tenant laws, the conditions I experienced qualify as uninhabitable, justifying a potential withdrawal from the lease agreement and withholding of rental payments. However, neither the staff nor management seemed concerned about their legal obligations to provide essential living necessities such as heat and hot water. When the heater was finally “repaired,” the technician installed an inappropriate heating coil device, creating a makeshift push dial through the vent. During installation, the technician accidentally bled on the walls and floor. Despite this, the heater malfunctioned again shortly after and required another work order. The service staff, often rude, indifferent, and incompetent, repeatedly failed to address the issues professionally. After enduring 31 days without heat and six days without hot water, Brick & Timber offered a rent credit of only $588, despite my right to withhold a full month’s rent of $1,445 and potentially withdraw from the lease. Additionally, they charged me two late fees during this period, waiving only one. At present, Brick & Timber continues to refuse a fair rent credit and minimizes their responsibility. They have ten days to amend the rent credit, failing which I will file a case against them. Current issues include a leaking kitchen faucet and a broken elevator, both unattended for extended periods, and the presence of a potential rodent. Brick & Timber’s management requires significant improvement, mirroring the properties they claim to manage. This review reflects my honest experience, omitting many other negative details due to their sheer volume. My advice: stay away from this company. Two words – Stay away. Update: Alex the senior admin has resorted to accusing me indirectly of pronoun abuse against her as she is “Alex“ a name that can be used for boys and girls, never clarified it for me like any normal professional would as she conducts her business, instead “Alex“ lets me call her sir a week back doesn't correct me and instead trys today 6/12/2024 to say and i quote” Please note that I am a woman and kindly request to be addressed as such moving forward“ i cannot make this stuff up!
