Low ball Offer 40k below market value. Do you think people are fools and don't know how to conduct professional research? Go with a local Real Estate company and definitely do not request a cash offer. Wall Street trying to get its hands in your pockets.

This is the worst experience I’ve ever…
This is the worst experience I’ve ever had Selling a home.
1). There was no one physically there to talk to you face-to-face so they will offer the lowest price for your home thinking that it’s a junk home.
2). They offer me 189k for my house as an investment property but still charge me 6% fees.
3). Went from $189,000 offer to $148,000 after inspection.
I (paid my own home inspection) and compared it to their inspection and they have (inside) people working for them to overcharge…
They wasted a lot of my time, and they will waste yours.
Don’t trust offerpad.

They WILL lower their offer by…
They WILL lower their offer by 25,000!!! They make good sounding promises in the beginning and when you are close to closing they will start finding many reasons to cut the price by more then half !! Terrible terrible terrible service

SELLER BEWARE!!
This company is bogus in their practices. Don't use them as they are quite dishonest and simply lie. If it sounds too good to be true, it usually is. They are simply pushy and even if there are no repairs to be made, they will create some. I wish I had read their reviews first before attempting to utilize their services. I will list my home myself for sale. Can't do worse than they did. At least, I'll be honest and not try to rip anyone off!! Just disgusting!! House for sale in Corona.

IMPORTANT WARNING IF YOU ARE THINKING…
IMPORTANT WARNING IF YOU ARE THINKING ABOUT USING OfferPAD to sell your home!! DON'T!!!
As a licensed Real Estate Broker in the State of Ohio.. I am issuing this WARNING not only to my Licensed Real Estate comrades but especially to anyone that is not knowledge about how to sell their home to begin with.. BE CAREFUL!
OfferPad just canceled their contract to buy my home with less than 30 days to closing without any warning (My understanding is that they have recently been pulling This Crap all across the country, including up to the closing table).
Just like everyone else, I thought, I would try this method just to see what OfferPad would be able to do. Initially they did come across professional and knowledgeable and believe it or not, we did receive a fair offer, along with them offering even to pay for moving..
However, Today, a new side of OfferPAD came out... AFTER being in contract with them for the last 6 months (due to us building a new build) communicating monthly, thinking everything was fine and OfferPAD making us promises, OfferPad cancelled their contract with us!! When I asked for a reason, they stated that they did not have to give a reason at all and we could call their legal team if needed to. Not only will I be doing that but am planning on posting all over my social media, as to my experience with them.
Lastly, because of their SCAM (That is what i am calling it), its now forcing me to Call the builder, Call My lender and call the Title company to get a new timeline (Praying that everything still works out with our rate lock and new build closing date) and because of their SCAM, I am also forced to list my home in todays current market VS, 6 months ago when the market was much stronger and interest rates were much less.. Hopefully, this gets shared multiple times, so that OfferPad does not Scam others, who do not have the (bounce-back) opportunity like I am blessed to have.
SO BEWARE!! if you know of anyone using OfferPad, call them immediately and tell them to watch out!! Also if you are considering using them, DON'T!! let my experience help you prepare for what will happen...

Complete waste of time
Complete waste of time. Went through the entire process including sending pictures, talking to agent, etc. only to find out that offer pad doesn’t buy houses on more than 3 acres. Would have been simple for them to include that during the initial screening process. I hate having my time wasted.

The "offer" is not what you are likely to get.
After receiving a offer and doing a virtual tour of my home, I was made a offer. While doing the tour on my 3 year old house, I pointed out the one small (around 1 square foot) area of sheetrock damage so they would know about it upfront.
After a few weeks of back and fourth they sent a inspector (who commented on how nice our home was). Then I received a addendum to drop there offer by $10,000.
This means there pitch to save you time and hassle on selling your house is false. I have wasted the past month, when I could have sold it on the market and now I have to pay a mortgage and rent for another mouth while I have to sell it on the open market.
Be aware there initial offer does not hold any weight, and they can stiff you when you have made plans to move and are in a hard position to say no. They do not tell you this up front, but be aware you can be lured in with a good enough offer, but be ready for them to change it, since the "offer" does not mean anything real.
